that you could dolly up and then sell. surely there is a supply shortage. >> they're not listed on the market so i go to off market properties working directly with owners. >> how did you locate them? >> calling, texting, digital marketing. marketing. >> into reputation on the tv. >> yes or. stuart: commercial real estate, you don't want to touch that with a 10-foot poll do you? >> it depends over a trillion dollars in commercial loans coming due in the next two years. those rates or loans will go from 3% rates to 7% rates. there is going to be a major problem with all the different operators, one of two things that will happen a lot of them will send the properties back to the banks or there will be capital with having investors with large amounts of cash to buy down the loan amount. stuart: could you do anything in the commercial real estate market. >> i'm in commercial real estate right now. stuart: are you flipping? >> were developing self storage, multifamily properties, biden existing properties assuming that, 376 units at 3.8% debt.
