we will cee is accomplishment today, but we can't do this without acknowledging the work and of o partners here. this includes sharmain curtis from curtis development [applause] the mayor office. swinerten construction. bank of america. [applause] techs. many others. [applause] traditionally we hold a bon cuten ceremony when the building is fully occupied. that means today we have 203 families and individuals who are living in this wonderful building rit here. and cultural institutions like ums and yerba buena gardens. that's the heart of what we are

here to celebrate. at this time, i want to invite my co ceo katie lamont and about the story how we got to this building and 921 howard. [applause] >> thank you so much roxanne. i'm so pleased to be standing here besides sharmain. nymay xoe, i worked at tndc a long time and started leading the using development department and this development has been germinating ■átime, and sharmai in navigating our way forward to get to this place today and grateful she is our codeveloper on this project. so, little about the story how we got to this place today.

as many know, soma had a lot of market rate development and are a lot of little to no moderate income dee vepmtime we were conceiving this development there was a erate income housing and 921 howard to tndc and kurting development perseverance and commitment sing as a broad ls.ome this unique we serve folks with moderate income supported by the california housing also located across the street from the development and benefits from all of those e q outdoor amenities. contributing to a balanced community. to the mayor's office of housing and community the years as we pursued upzoning through the ntra and assembled financing. we are especially grateful to

the planning department, including steve wartime now moved on and doing great ngs at had state legislature. through the central soma plan, e department helped us to substantially upzone this property. homes in a 8 story building and y are delivering 203 homes in the first phase ane second phase on the side of the street that fronts howard is heduled to be developed with another 230 homes. 921 howard is also one of the most cost effective affordable housing t s in san francisco. it has a cost effective design, thank you perry architects and 10 percent then typical affordable housing and this despite the fact it took 10 years to assemble financing. part of how we were able minimize that acquisition carrying cost is fortunate a donor wanted to support moderate income housing in

invest through us and through the san francisco housing accelerator fund. ■whelped along the way, a including the housing accelerator find and the very beginning, enterprise and @ state supported transit oriented affordable housing program. grteful to construction and perm lender to bank made the bigest loan taken and tax cut investment. grateful to h to the middle income component and grateful to the mayor office of usent. with that, i like sharmain. it has been an honor and privilege to k with tndc the pa plus. we won't say exand to partner with them on the development of isamazing project. particularly grateful to katie and to don falk who truste hard to see light at the end of the tunnel because we had a of ups and downs and setbacks, bu lord knows we persevered and as the kids like to say these ys[$ig, been through it. it was worth it to get this moment. i love we celebrate ughout the with the symbolic turning othf soil and topping off remony to write the on the steel beams the top beam and finally the grand in■]ea is opportunity to recognize the

on calls it amazing feeling of accomplishment to make something where there was nothing. i think housing and affordable housing and sufficient supply of housing is really kind of one of th fund■famental issues of our time, and so we did a miracles like 921 howard to happen. i ju want to shout outs too, i want to say names because rk i in the trenches with these folks. planning it department, without them dn't have [indiscernible] the team, sarah, austin, gabby, samantha, mike, shawn ■and lovely boss lori who will speak in a minute, jaxson and ester who manage on the tndc side.

and recovery from drug addiction sues and i'm a member--i thought i waa housing nerd and london breed was putting me through pacing where i stand what--this is somebody who really sweats the ta,s on housing and cares about it because she knows make.a big difference it in the life cycle of projects, i always love to cothese with ground breakers and different kinds of things. for those who have at ground breakering, i always complain i n't get a hard hat and shovel and vet. i'm a gay supervisor soi want the construction gear. i like the drag and whole thing. temsof the thing we are here to celebrate, i was a great point made. we are celebrating there is more then 200 lives are improved because of what we are doing. this is probably ing we can cel we have co doing it. thank you to mayor london breed

we heard about the facts. we heard about the philosophy. i guess i can ta about the numbers. people are excited about that.o state affordal housing lender and under leadership of tina hall and [indiscernible] cadelivering housing for low and moderate income californians state wide by working when of the organizations we work closely with is the mayor office of and community development. not only on this project, but also work in and the mayor's office to on cling program and to date delivered additional $250 exempt bonds, which otherwise would go we are really proud that

prop 5 for those wknow and hopefully learning more up to november 5 will lowering the voter threshold for local bonds for things like affordable housing and infrastructure like schools, parks, open space, public health brand public transit. the state has been doing its part to make it much sier for localities to raise funds to support affordable housing so please do your part and vote foprop 5 on november 5. this along with previous stng ■z legislation that allowed for the creation of regional financing authorities li area housing finance agency, which serves th county bay area, really set the stage for another important measure you will see on the ballot in november known as regional measure 4 and

known by people in our field as the the bay area housing finance agency. this bond will raise $20 billion, billion ars, .4 for the city and county of san francisco. the whole region to vote for this measure, and we need all you to please do your part to speak about this to your friends, family and and are to participate in which ever wayu support the passage of the measure. our ability and city of san francisco as a whole to has and see and develop new affordable housing that's what i got. ■ [laughter] [applause] thank you. we are grateful you ■l here. we hope the mayor has her opportunity to thank you all you have

not everyone is always happy thyou all the time and you have to navigate you know, those constituencies. and í%■ei am now public speakin more then i have in the past and learning how to wi i will say one other thing an then i appria the biggest fund razors of had year. we have two big events. it is held september 26. it is an iconic san francisco event. it is real ea fun. it is at the phoenix hotel a lovely ■3 e tenderloin you should support. it has a great cocktail bar and pool to down and been a suppr when hosting this event. they are our neighbor. we developed 555 larkin.

108 homes serving families in the tenderloin and they havebeen a great neighbor and partner to us as we move through the planning and desi■ and then execution that building. we had the privilege en building earlier this year, and and you up to 5 or 6.■ and so rebecca foster who leads the housing accelerator fund and i mentioned her was involved in supporting this project is one of our tossees. yes! tickets and sponsorships are avaible [laughter] yes, there is actually a lot of f from local businesses. much that food acally doinated to us i believe and we have a fun cocktail bar, but dont get drunk on the job. you can check out our website.

a priority and project like this we are very intentional about outreach have access to a beautiful place like it is really very rewarding to walk through these doors, espeally a grsite and swinerton was there with along with other folks. supervisor, i don't think you were there yet. we were mising you though. we were there breing the ground and talking about the significance of what th mean for families and really trying to open uppeline for families who are just a bit above the low income status, but like middle income and we are making tad bit too much to qualify for affordable housing. to have this project go

120 percent ami is truly incredibl one of the biggest projects i ink we ever built from mohcd. thanks to e passing all most a billion dollars in bowe were able to use $39 million dollars and state and other resources. the her person always at me with these various opens and ground baking is liz from bank of americaism thank you so much. curtis from curtis development because that often doesn't happen with projects like is. it is so meaningful and thank katie and tndc and so the pieces of the puzzle together to truly make this project not only success, but a inspiration for the people we are it is amzing building, a beautiful neighborhood and what we are doing with downtown, bringing more people and families to downtown and making sure that th 'aramenities and support and are there is housing security. that's what this that's why i'm so happy to be here adding more housing to we need more and more and more, not only sb423, which will make everything that is following whatever the rules are as of right, so we can get more housing built, but this ati< regional bond, what is it called now? bofa.t?

four. that is even more money, so we can do more we have a number of projects that are waiting in line fothese resources and can you imagine with over 50 s thousand francisco, 50 thousand housing units in that an francisco would do fwr housing affordablet in the city! it would be a game changeer and that is what we are doing with new housing policies and getting to yes and t happen so happy and grateful to be here. thank you to l involved and congratulations to the new families who have a opportunity for a safe affordable place to call home.
