this is--under contract with public works and we provide consulting service management consulting ser to sfmta, and this is approval of their existing contract, which would make the amount thousand dollars and we'll extend the commercial and technical advisorservice through 2026, which is june 30, 2026. this is-qul think that my introduction of and request for with that, i am turning it over to [indiscernible] >> commission.

my name is chris, project director for potrero yard. just ground, this is the public private partnership that is part of a larger multi-billion dollar program that we are referring to as the buand this is the first of what we hope several projects to modernize cilities, improving our transit access to across the city, as well as allowing better meet our mandate to electify our fleet by 2040. talk about what that means. this improves efficiency.back up. potrero is a 109 year is our electric trolle it was originally built over a hundred years ago ilt for street cars, so it is highly are in a different age of vehicles and vehicles.

this project envisions not only to consolidelectric trolley bus fleet into this one fafor our operations and maintenancstandard for doing these types improvements at presidio yard and other yards in the future. of course, sustainability is also a key component, as i mentione achieving fully electric fleet our mandate, and so this helps us kind of dominos into achieving that. additionally, by improving facility, replacing it with a new state the art facility, we are able to increase the number of buses that operate this fuisility 80 percent. this says 54 but we e looking to increase that further and looking at joint deveway of also serving the commun just improving transit operations. here you can see a rendering of the ap there is

not just a bus facility here, but we include up to 465 units of affordablee housing on site. in fact, a portion housing that is slated we are looking to also have some preference for mta staff, incl maintenance staff that work at potrero which again increases efficiency, having to commute from long distances at hours and other partner transit agencies are you will see in the is along bryant street, there is the first phase of affordable is planned there. roughly a hundred units give or of affordable housing planned family housing at that take up the we are on the edge of districts 9 there are transit routes that operate out of potrero yard and i covered most of this

already, but again, this year old facility. it is alnot been seismically retrofited, so this is also a way building is also safe, well as community. the slide, briefly again about 246 electric trolley buses are slated for storage and site. that means we'll have ro believe over 800 staff that will be working on different shifts y not all necessarily be in the building at the time, but providing ample facilities for them and also this will house our futur so, again, as i alluded to, climate actioof this project. not just et and this does also meet by improving transit to those that need it the community.

this serves comm city, including the potrero and then affordable housing will actually be not will be two additional phases on top of bus yard, including both af workforce housing. we are looking at 465 total bedroom count of 776. fluctuations in the unit count throughout the process of the environmental review, and part of the reason for that bryant street housing was a senior housing development, which ded more units, but with the decision to to a the number of units did accommodate larger units, but to be consistent. a couple other things that one of the amenities planned for the new yard facility is

much requested public the adjacent franklin square well as several commercial spaces locally serving retail. and then improve ment to surrounding this block. in of the scale of our outreach, i think it is important to note that part of why we this project in late 2017 and in 2018, throughout the process, insured that public engagement and this project throughout the process.ue in fact, we have a neighborhood working group monthly brought up to speed on everything going on with the project and their input is again, incorporated throughout.developer that is present. the developer team both for the housing are also had over 150 for the public to be engaged in the project and ovide their feedback.

so, just showing where we are. again, we the public feedback process back in we first did an rfq for actual public private partner s in the project and ultimately did bring on potrero neighborhood collective which is spearheaded by [indiscernible] thbased in la, but part of the development team several local partners, including those eve enin the missisi supporting this effort, both in terms of housing as well as public outreach. ouand environmental review were approved by the board of supervisors and mta bord earlier this yoor, so we are release the rfp for design build contractor mately actually build the bus yard and so ng on schedule to bring that again to the board for the project fallowed by approval the design

is requesting commission consideration and approval increase to the contract cost and duration co authorize public works to approve future modification for this contract. revised contract amount is at 94 thousand, 958 dollars and 9 cents which change orders to date. public works is requesting increase the construction cost contingency by million 923 thousand 76 dolla the duration by 572 consecutive days. public works requesting approval to incract contingency to allow the completion of the bidding and buy out orders to complete all project included is in located on the campus at 1001

and rebuilding. the 330 to renovate or $1.3 billion to do a that is just one issue. the others if we took it down we a 3 month ceqa process and so by keeping ita voluntary structura categorical exemption, so that is paare able to speed up the schedule. the other op that are critical to g at the same time. that is psych cafeteria that is connected to the new building but not in the new supplies food, the pharmacy and then-joe, what is the other function? so, they all support each other even though they are two structur the new building we built and finished in the older building we are renovatingism there is bridge that connects them and if you haven't been out there it is the flow of the physicians and nurses anand radiology and everything else that has to take , so the decision was to keep it, because wen't have any real estate available at this point

completed the floor scanning early, the team was able to identify with existing rebar prior to construction start developing drawing revisions needed to avoid the s a huge schedule impact where over 60 percent of the newith existing floor conditions. the maproject was also always planned to start construction much later then the other project because was design and review. the project did not receive an approval until july 2023. the early project completed october 2023. [indiscernible] also delayed because the rehab department relocae scope of work for this contract. managed by public works and awarded to bill group as the the delays to rehab project were driven by of unforeseen conditions, existing conditions that code compliant and [indiscernible] damaged by a these issued impacted project completion. public works is requesting for

increase to the cost contingency because of cost and time true up reconciliation, higher bid prices change orders. [indiscernible] cost and contract structure is based by public works during the request for proposal phase. once the cmgc is and task completed and trade packages bid out to contractors, the actual cost of the project there is inherent process to true up and n the cost estimate and bid prices. the higher bid all the projects necessitated the need fo difficult decisions reg project that were part of the contract. [indiscernible] removed fr the cmcg contract and delivered by a contractor selected in the fu because the funding limitations, the health center is proceed with demolition first. the project is in phase and targeting to award the bid build cont 2024. [indiscernible] also placed on hold until new funding source can be identified.

public works is th dph to complete design of the project and targeting construction by 2026 2027.reduction measure was reduction of the scope for the it original scope for is infrastructure including the build out new electrical low voltage infrastructure r the building and [indiscernible] for existing and new teledata rooms. the scope for the project was determined to be higher priority as the functionality of existing and new teledata rooms. dph is identifying strategy to implement the electrical in the phased manner and possibly incorporate project scopes. of the 25 million increase ncy, approximately $9 million is needed to complete th bidding for pts and it infrastructure. the reis needed for public received and n future change order ringe to project completion.r day increase to duration contingency is mpletion of seismic upgrade and pes second quarter

project to better calibrate our cost estimate to be able to more accurabudgets for the working with operational unforeseen conditions, [indiscernible] existing code issues make it challenges.!# these are factors contractors increase pricirisk to protect themselves. the project team is to minimize--for example, working exgreatest concern is whether on constraints above ceiling. ers typically use as built drawing to map possible routes for piping and duct work in overhead space which is not always acaret. changes are documents and not does show the space public works is working with cmfor field investigation to the extent possible to better map existing above ceiling conditions as well as using provide as built computer model tuesday share with trade cont reduce the

fear factor cost that trade contractors include in the to account for uncertainties. another strategy is complete demolition as a separately permitted project as a way to minimize risk. and 54 cents. today we are seeking for 559 thousand, dollars and 395 consecutive calendar days.contractor is klw construction and the reason this will allow ion of future change orders including time extensions to the project. as discussed, the client is the depae program is funded by ty bond. we are also receiving additional the sfgh foundation grant and gift doimation. the architect of record is bureau of architecture:conklp construction.rnible] 490 calendar duration to substantial completion.completion date was april 25, 2024.d a more traditional design bid build contract. the scope is the building 5, similar to all the other projects mr. chen

presented on the third floor. phase 1 and phas department was completed in the plan area shown in the lighrk of phase 3 is highlighted in yelland includes new out-patient urology clinic, ea and new accessible restroomtly the project is about 51 percent complete multiple work areas, urology area partition walls erected working on holder area is working on the partition the 3a accessible restroom is ongoing and have framing in and the 3c accessible restrooms are jthe construction with our construction barriers.a summary of the contract amount. was 3 ars. the approved change orders 1-3 totaled thousand, 417 dollars for total contract amount of--sorry, that is a error.
