corey smith on behalf of housing action coalition. the right idea at the right time and innovative and all of the things that is the previous two speakers said. particularly mr. marte. we got strategy for low income affordal and market rate and the middle is non existent and this is a tool that makes sense. playing on the right financial incentives. i will also say talking to many of the market rate builders in addition to eric who are half members, this is a absolutely project that will get delivered if those financial incentive exists. i think you will see market rate developers will take advantage that. in los angeles there is a program called executive director 1, which basically say builder cz go up to 120 percent of ami and then after they pull off all the rules as relates to zoning and some incentives with state density bonus and there were 19 thousand privately housing. it is optimistic all the units will get built. i think it is a smaller percentage that, but it is aal to in the tool belt taxpayers that makes a lot of sense s
