joining me now, dfw housing and macroeconomic analyst amy nixon., you just heard from jeff flock there. he said 15% of homes are considered affordable right now based on current incomes. the case-shiller report shows 4.9% annual increase for houses in october, that is the largest increase by the way for 2022. it is awful hard to get in the housing market, is it not? >> it is hard and you know, affordability actually wasn't what was keeping the housing market up in 2023. what was propping the housing market up was liquidity. there was a lot of cash buying and a strong economic backdrop. we had people who had jobs. so people were not afraid to buy houses. i think a lot of people expected that higher mortgage rates were going to bring home prices down and one of the most surprising elements of 2023 was that really didn't happen. i think the key piece was liquidity and going into 2024, the key thing to keep an eye on is not actually mortgage rates dropping. it is what is going on in the backdrop of the economy. if we see people starting to lose their j
