housing market as you like these numbers just how serious is this and what is causing the issue? >> it is not that serious we're still moving up and looking at five now it is an improvement. we're not back to the 8 million and we should not but the real reason and buyers are the first homeowners people are now listing their home for sale it is a disincentive to sell as a big source of demand. gerri: a very good point. home prices are expected to go up compared to 11 percent of the previous year. what should individual homeowners be thinking as a look at this combination of

numbers? >> right now if you are under water what you are looking at is time to a position of equity. you can afford to sell and buy another house. the combination of the of high student debt to make it difficult for millenials to buy homes a lot of the young adults are living at home. and keeping first-time home buyers out of the market. so those homeowners who would like to move up don't have anybody to buy the house they need to sell it is and to be amended driven in slow down.

gerri: we were talking about home prices in what is going on with the go-go market. look at san diego. falling 42% but rigo did 34 percent you can see similar trends in miami, las vegas, phoenix that were plunging but now coming back but none are back all the way. when you look at those numbers what type of interpretation? to rigo back at the 2006 levels or is that too high? >> i think that is part of the bubble the more normal time period is early 2000. actually those that have risen the most reduce the a big job bin inventory from the lower market so there is a virtuous cycle between the of walkout to be underwater

and stocks today that is how they trade looking at 2015 numbers stocks are still an expensive with 12% undervalued even with 17,000 does not matter what matters is it is cheaper. should people buy into the market? i had years of the geopolitical even ince that is why people should start to pull back if they have good gains. they should not get out of the market but some nice returns. gerri: it is hard for individual investors to way that geopolitical climate's. it is hard to interpret the data. isn't it better to have the asset allocation at the level you want to be all the time? >> that is a great point because there are gains pulled back to your

benchmark level. of viable have 75 percent in equities now you are at 80% you should rebalance back to the number. as geopolitical events you cannot forecast lowe's. you need to have your portfolio ready. we're the most confident people and the world because we can tell you what might happen but we don't know. we prepared for anything. gerri: where interest rates going next? if i space had an island somewhere. >> looking at the high net worth customers that you work with every day. they are concerned and have their worries. the name is the regulatory climate with gridlock in washington d.c. and the impact of the fed stimulus' focused on things that maybe not every petty but those are real worries for the market. do you agree?

>> these are the people that i deal with every day. but the stimulus and the burkett i think history will prove out i was correct but the stimulus and printing of money has not done anything for the stock market. but it has for the short-term rates. but what is relevant is the regulatory environment that we have been you have seen that with the gdp numbers. that is the most asserting number we're not seeing growth around the world and in the united states actually we're not seeing any and growth with the gdp numbers that could be reflected with earnings. individual investors need to look at earnings and interest rates. look at the headlines all data bong but valuations are based on the earnings of the company with a 10 year treasury.
