market they say? >> it would be bad initially for market you probably see some slow and let's face it a selloff at any point now would not be a total shock. however,let remember one thing, the markets themselves no matter who has been in office and has been going on have average 8% gain 150 years i don't expect that had to change we have, obviously, ebbs and flow and there there those in 08 and 09 and if you stay in the market as investor and you're investing in good solid company you're going to be a winner over time and key is be able to stay in without overleveraging yourself in markets and then no matter what happens and who is in office markets will tend to drift higher and run higher by eight and a half percent for 150 years. i can't change that formula. >> i like your strategy but i have to ask you you not agree request great name of goldman sachs and two strategy when they say united we fall and united we rise specifically talking about what happens in november the 020

xrker as well do you want to live in boomer home that are usually further away from the big city don't have amenity of a town for instance is that where you want to live? >> yeah. well i think that i've kind of preach this for a few years real estate used to always be about hoax. and i think that the last few years we've seen really it shift to after affordability so they o be many bigger home which means might be on outskirts in place hads that, you know, are parent are living in because right now i think there's 10,000 baby boomers retiring each day which means there's probably 5,000 putting their house on market so it will be an interesting shift. but i think it all points to have a stable market with baby boomers trying to sell their properties. >> where do millennials want to live? >> right now they want to live outside of their parent house because a lot of them are living there because they didn't save their money to go buy. but yeah we've seen a recent push over past six to eight

months with millennials to purchase really not in urban core but right on second or third hayer outside of it just because that's most affable. so urban core for redgeses but outside urban core when it comes to purchasing their first property. >> are there enough starter home or whatever you would like to call them for millennials on market in terms of supply? >> yeah. i mean, i thinking what we define in the real estate world whether in dallas or anywhere across the country is starter home is probably under 220,000 at this point so -- we've seen it happen and builders have started period offing land again which is great but it is not in neighborhood thatly we would have seen it develop for a millennial even a gen-xer so probably 30 minutes outside of a downtown urban court, et cetera but dallas is very stable market. place like atlanta, charlotte, oklahoma city, we're all okay but places where it is always been kind of roller coaster vegas, miami, chicago, you seen a mixup as to where builders are
