candidacy. mike pompeo is campaigning for the office. mike pence will be stepping up. there are a lot of strong republicans. tim scott is another one and glenn youngkin is the dark horse in the race, he's a great candidate. we will see who prevails in the primaries. i'm not sure it will be donald trump. i think ron desantis has the edge. adam: he certainly does. one thing we learned in the midterms, all about messaging, democrats are better at it. what lessons did republicans learn they can change for the 2024 election? >> they have to speak to the real concerns of americans, the abortion issue sidelined what were genuine concerns about inflation and the fact that

>> we got a lot of mixed messages, there's 3 primary opinions of what is taking place, the stock market, the bond market, and it had the bottom last november, it is pricing in a pivot, and some of the stronger sentiment with jobs are given consumers a boost, the second part is what the bond market does. there has not been a bigger spread between this, this inverted yield curve, wise that important? because what the fed has done the last 11 months has not been priced into the system as it typically takes 9 months to 12

months, the way we feel the weight of those things. all pro sessions over the last 50 years is a big deal. third opinion is probably what reality looks like today. in my opinion we are in the early innings of a cycle right now. in 2022, we saw a reset, the cycle shifting in credit. a lot of negative warning signs going a and and earnings recession this summer as a result of the cost of capital, we see that trend continue. ashley: so many undercurrents. how does the investor play it.

it is very confusing environment. >> this whole idea, fear of missing out can get you in a lot of trouble depending where you are. if you are at retirement this is the time to be cautious, the time to have extra cash on the sideline, to be able to re-deploy, we will see new lows in the midst of the summer but we will be more rifled in our approach, not as interested in full indexes as i am in kicking individual stocks, better pricing power, more cash available today. there are a number of teams that will be playing out over the next market cycle but we need to be defensive and bonds could be disappointing to those depending on a softer landing scenario. ashley: thank you, lots of info

>> the view is not known for praising women's success, whoopi goldberg was upset about nikki haley announcing that she's running for president. a lot of people on the left got upset about her announcement and seemed to be frustrated that as a female, as a woman of indian dissent, child of immigrants, that she would run for the republican party. it is also true nikki haley has made a big deal about her campaign announcement. it is good for her to focus on policies and went over american personnel that way. ashley: the dnc put out a statement that all this is going to be fun, grab your popcorn, it will be a battle among the maga base. what do you make of this. >> primaries are very healthy for political parties, they enable people to debate where they want the country to be going but i'm not sure nikki

haley is competing for the maga portion of the party, which is the vast majority of the party that wants a new approach to republican policies, how they are implanted, how people fight for things and most dramatically on foreign policy which many republican voters want to keep focused on the national interest and not that thing that happened during the george w. bush era of nationbuilding, democracy spreading, that is where she indicated, a new poll came out showing support for prolonged war with no questions asked in ukraine, that is strongly losing support among the american people so she should be mindful of that. ashley: we talk about it all the time but the republicans have a strong lineup of potential candidates. other than donald trump, nikki haley and all the others, ron desantis in the wings, maybe

ashley: now this. real estate agents are bolting from areas that were once red-hot markets. how many realtors, >> we know why people move to florida, where see realtors leave here in south florida, down 30% just last month. the market cooling across the nation, the association of realtors, and to 1.5 million a month.

and just four months, why do we see these real estate agents leave the industry? >> less transaction. december of last year to december of this year, the stimulus money, interest rates went from 3% to 7%. that is made less transactions out there. >> a lot of these are new agents that couldn't make head winds or real income, you're one of those new agents just four months on the job so why are you still doing this and how do you make a profit in this market? >> it has really been vital to my success. >> thank you so much. they install the largest population growth, 1.9% year-over-year, that was the most of any of our 50 united states. for realtors it is pretty good because houses are quite extensive. the most expensive neighborhoods in america right here in florida.

one is named star island, the other is off of nichols, beautiful place to live. still some stuff happening in the real estate market when you see that slow down. ashley: a beautiful backdrop. interesting report. i want to go back to the housing market index, building confidence went up 7 points in february to 42 coming in december it is down to 31. that's the largest monthly gain since june 2013. jerry howard joins me now. it seems a lot more positive. what is your reaction? >> we are cautiously optimistic, is the best way to put it. two months in a row it has been up, this time it has been up a single monthly jump in ten years. we just got back from the annual tradeshow and convention, 100,000 builders, the move was more upbeat than i anticipated.

we are cautiously optimistic, waiting to see what happens in the spring building season. ashley: why the improvement? mortgage rates have been backing down? they hit the peak of 7. 3% down to the low sixes. is affordable that he improving? that is the question. >> whenever mortgage rates go down, portability does improve. that is a large portion of why builders are more optimistic, we are anticipating and more hopeful of a soft landing despite the numbers that have come out this week. there is that. but affordability is still an issue. if we want to have a strong housing market, policymakers have to look at the home buyers segment which is the most difficult to make work right now and is one that still needs a lot of attention paid to it. ashley: there are stories of

homebuilders offering nice incentives to get the customers in. are they able to save a little by not having to do that? >> you will see homebuilders offer incentives when the market solidifies. it is still below the 50 number we like to see? the builders will still probably be doing some of that. the closer it gets to 50 the better the market gets, the less we will see. ashley: you have been on this show many times and talks about how hard it is to build homes especially in different states, lack of land available, all the regulations that can make it pretty prohibitive. is that still an issue especially in states like california? >> yes. california, new york, new jersey, massachusetts,

illinois, all are very very difficult for builders to build any housing little-known housing for the first-time homebuyer market. there' s still some real problems. it is not an accident your previous segment said there's 1.9% growth in florida, florida is encouraging growth against all sectors as of the carolinas and that is where people are moving and where you can still build. ashley: exactly right. not a coincidence. thank you so much, great stuff. a piece of optimism in the housing market today. now this story, the stars of hdtv's hit show fixer-upper, chip and joanna gains are exploring a possible sale of their stake in the magnolia grand. the covid lifestyle brand which started in 2003, gained interest from strategic partners and financial institutions and in the early stages of evaluating its options.
