one thing, debt is like probably one of worst 4 letter words, that says a lot. but not a bad thing. look in the world, a lot of countries are in a lot of debt, a lot of count consumers have been in debt, i have been in debt all my life, if you can service the debt, pay interest off, a lot of debt gets invested and reinvested and you become more wealthy by having a chance to kind of leverage our income or leverage your assets, sometime when debt is used as a weapon by government or by folks getting upset, i don't see it this way it more about having debt responsibly. kennedy: what about consumer debt, not mortgage or second home, you know what about credit card debt that is, you can't service it? you know interests are going up, the fed will continue to raise interest rates, what does that do to spending if
