when we talked about is microsoft. microsoft is trading at 28 times earnings versus nvidia at 80 times. i like microsoft because they are a solution provider, not just parts an arms deal like nvidia. it's more reliable. you can sleep well at night without worrying about the volatility. stuart: you and i have spoken often about getting into treasuries. the one month treasury is 5.7 or 5.8% on a 1-month that's irresistible 560. i will still take that. you are into this as well. >> i do. i think right now in this market you have to be a cautious speculator. putting money in treasuries make perfect sense and then you make smart speculation. another ai name was gsi technologies it is up 300%. lauren was saying we are in early innings of the ai boom.

millions of people are expected to fly this memorial day weekend, tsa testing facial recognition technology, trying to speed up security. madison -- madison alworth at newark airport. our flyers okay with giving up their privacy to get through lines faster. i'm sure they are. i would be. what have you got? >> reporter: some say other worried about privacy and the security of the gate but others say the government already has your face so what is the difference in resistance is futile. >> you have something you are using like facial recognition there's ways to abuse it which will happen. >> they have that information. if they are going to scan my face it's not that different. >> it could be misused. >> reporter: the argument is its faster and safer, the way this works is when you get to the tsa agent, the technology,

you scan your face, the picture is captured. it is compared your government id. that replaces the tsa agent getting a passport or your driver's license, looking at it and looking at you. instead it is handled by the tech. it is faster and potentially safer. there are concerns when the government gets all that data. we asked tsa about the security of the data and how it is handled it, what they said is after the photo is taken it is encrypted and on a regular basis all that data is handed to the department of homeland security. when you look at this tech it is mostly rolled out in the tsa pre-check lines and currently available in 25 airports. by the end of this year it will expand to 28 airports. right now the check is in the testing phase. it is completely optional. good news for travelers who might be concerned but tsa administrators see a future where this is so widely adopted that it will no longer be

>> it is not. stuart: how far is it down and? >> demand this year is off 40% as opposed to 2022 when we saw demand equal to the 10-year average. not surprising demand is off this year because people are worried about the economy, worried about movement of interest rates. they are on pause. that's causing the current holder. stuart: if demand is down 40% of office space in new york city presumably the leasing price has to be down. >> pricing doesn't adjust, because what we are seeing is a bifurcated market, there is a flight to quality, those new development assets that have been reinvested, which are a significant number right now are seen, in some cases under developer seeing them exceed their pro forma. and his flight to quality we are seeing a bifurcated marketplace.
