had the latest read with the homebuilders sentiment. >> it is 37 better-than-expected increase in five months lower mortgage rates lower than seven, that is good for the homebuilder and less expensive for them to build a home in the buyer, most expensive for them to finance a home, a win-win for everybody. david: ryan payne joining me now and. when interest rates go down it's obviously better for anybody who is buying anything with credit and that includes homebuyers that might be a good year for the homebuying market. >> absolutely you have a thin supply right now so you have so many people looking for home and we've been undersupplied for a decade now the affordability went to the roof and mortgage rates at 8% a month ago, having mortgage rates come down definitely eases the affordability and also people who have been sitting in the

stronger. any red flags that you see. >> only think is optimism in the market has gotten extremely bullish to the point of an extreme and typically when it gets to the extreme we get a pullback but right now you're sitting up $5.8 trillion in cash a lot of people have been sitting in cash it's great to get the 5% of your money market but we know next year that the fed may cut six times so that's 5% money market could be. half% by the end of next year. david: why is there a reason to buy bonds. >> you can lock in bonds a longer-term rate we know short-term is coming down but it's also a great opportunity to get into stocks were starting to see interest rates like real estate, financial stocks, bank stocks have all done phenomenally well because of interest-rate sensitive and rates are starting to come down. >> before the lower rates, it is time to lock in when you say longer-term are you talking more than two-year bonds. >> 5 - 10 years you have a historical, rates are a lot

that to me given eric swearingen's involvement in every aspect of hunter biden's companies which dealing with collecting money with foreign governments for access to the iraqi government as joe biden is vice president. even if that were the case it still doesn't pass the sniff test. david: the question is, the information about these e-mails came in the form of data searches. i don't believe it includes a content of the e-mails. is there any way congressional investigators again to get the content of the e-mails. >> now that we know that the e-mails exist it's kind of like everything that's happened at every step of the way with this investigation, now that we know that these things exist the next step is obviously tracking those things down and i don't have the federal government can prevent congressional investigators from getting actual material and once we see the content of these e-mails we will know a whole lot more and again, if joe biden has

nothing to hide then he should be all in favor of letting investigators see these things. david: then we have what hunter did last week essentially to say to the investigators that wanted him to report to the committee, no way i'm not doing it i'm here in front of the capital but i'm not going in front of your committee hearing. even democrats are saying that was not a smooth deal like jen psaki said the over the beacon. >> is a clear example of obvious contempt of congress in previous congress has put people in jail for this at least they put political opponents in jail for this but to me this is the rocky part of all of it and it's so frustrating to me. this will not happen the reason it will not happen is because the justice works for the biden administration and the department of justice will not. out of the contempt charges against somebody that is politically aligned with the white house. it's a sad state for us.

diabetic most type two diabetics helping with glucose control it's a great for diabetics at a normal shortage for diabetics. in terms of your question what does it mean down the line. we have to figure out what the long-term effects of slowing food going to the stomach, that could be a problem for some people. the other issue would you stop ozempic there is a rebound you're almost committed like oprah said as a maintenance program, who exactly is prescribing this, do you need it i love it for the morbidly obese i can get weight off any other way, they are risk of hypertension, heart disease, stroke, cancer so i love this drug but for the right people, the biggest problem is telemedicine and online ordering and doctors not being in the loop. oprah did not mention her physician. david: you mentioned going off the dragon having severe consequences the people are now considering people on ozempic thinking about taking a break for the holidays where everybody wants to eat as much as they can is that a good idea or is there

dangers involved. >> first of all if you're on the drug to begin with there is a reason and if you stop it's a glp-1 agonist if you stop it you can get nausea and g.i. side effects and when you show up at christmas dinner. by the way can you imagine the flipside pumpkin pie at the door there's a bunch of ozempic sitting there, take a shot on your way out for the next three days you won't eat anything, ridiculous this is self-medicating and it's a very bad trend. as you say is exploding in the shortage is only getting worse. david: we have another one british medical experts say adults that are 65 or older shouldn't worry about carrying around a few extra pounds. they say losing the weight might not improve your health. again were not talking about obese people but people who are heavier that they them wannabe might not be such a bad thing. >> that fits together with the first story that was out of the

what is behind the surge? >> we are looking at a number of reasons, one potentially being the lack of affordable housing in the country as well as pandemic aid expiring and also more migrants in cities like new york city, chicago and areas of massachusetts taking up some of the space and shelters, let's take a look at the numbers the department of housing and urban development homelessness has increased in it shows over 653,000 people experience homelessness at the point in time make it at the highest number recorded since the survey began in 2007. take a closer look at the demographics of the population. veteran homelessness increased slightly by 7% unaccompanied youth expressing homelessness rose 15% and homeless adults over the age of 54 account for more than a quarter of all homeless adults.

partly to blame for this, do you think that could be true. >> i think we seen rent has increased over the past several years especially as opposed pandemic government support followed away from rent but is also a function of supply and demand and when you don't have quite enough housing in the marketplace to meet demand you can receive rent increase like we have the last several years. david: i have heard that people like you are expecting rent to go down a bit and months to come, is that true. >> i think that's true were starting to see e-zine and grant and shelter inflation particular that's one of the more stubborn pieces of inflation that the fed has been watching. they have signaled over the last couple meetings that they're starting to see shelter inflation start to unwind so i do expect rent to fall in the short term. >> homebuilder confidences up a rose 3.2 december 237, that is good news. >> really good news. attending a four-month slide in

conservatives who think the crime is too high, 50% of democrats, 78 of independence think that crime is rising and they don't feel safe in their communities. most feel this way not because of being trained work addition to the media but they've experienced that crime or they know someone close to them that has, people are moving out of cities like san francisco, chicago, new york for places like ford, tennessee and texas due to high taxes but really because of high crime if you look at the approval numbers of democratic neighbors, san francisco, london, 36%, brandon johnson, chicago, 28%, these are democratic cities overwhelmingly elected these people and even they've had enough and crime is always listed as the number one reason why, when you want to buy spam or twitter paper at your local cvs and that's locked up because of the crime problem is so bad you cannot spend that. and i love my spam. david: is it extraordinary.

the card to the shelf, they wait patiently, this time of year everybody's buying customers, a customer purchases the gift card, the criminal see it's been activated and then steals the funds on it, watch. >> and handed it off as a gift, she did not use it right away but unbeknownst to me, the gift card had a ready been scammed. i gave it to her, she went to target to try to use it and she was at the cash register checking out and she was told a 0 balance on the card. >> that's really embarrassing if my mom gives me a gift card and i address it with my mother but if you're getting it from somebody or not that comfortable with what you do this is target, apple, amazon gift cards you name it. david: it's an insult on the theft on two sides not just one on the gift card giver, the person whose trying to use it, it's horrible. thank you. still ahead tomi lahren on
