when you raise the homeowner association dues or the maintenance so to speak on the condominiums the prices and up falling because the buyers between insurance going up, between hoa fees going up, there's so much elasticity in the price. stuart: is it a serious decline, 10%. >> i would say probably five or 10%, i think this is an ongoing challenge. a lot of the boards of the condominiums, this is across the country, they don't build up big reserves and they live hand to mouth. now there is a statutory requirement that they have sufficient reserves for the rainy day. you see these laws in other parts of the country, this is not florida alone but that is the hazard of buying condominiums, you don't know how financially healthy the building is should something like an elevator break or need a new roof or in this case need a new seawall. stuart: gavin opinion on this. >> i agree i was look at supply

and demand we talked about inventory starting to pile up, demand weighing a little bit florida is boom and bust cycle so you want to even out the booms in the bust and with mortgage rates still elevated people are still very much adjusting to the new normal, now that mortgage rates are starting to come down, does that help support prices bringing the floor, buyers have to come off the sidelines to meet the rising inventory. stuart: a big picture we have a norm is boom in florida real estate, simply incredible but the bloom is off the rose. >> condominiums are different story for single-family and i think this condominium repricing is shifting more interest to single-family homes away from the economy and interestingly enough new construction may have a robust balance sheet, they are new so there ten years before the problem they are not seen as much of a hit as a 10-year-old or 30-year-old or 40-year-old
