i live in texas, i am from texas and i have to assume this is going to be another armed push of californians to the lone star state. >> i think you are right. the other thing i would point out this is a big problem and i think state farm, i read the release on their own website. i don't fully buy it, the reasons that they give are all reasons that are cost related reasons, inflation cost, catastrophic, reinsurance going up, all these things can be passed on to the consumer by the insurance carrier. whatever technology companies is insurance tech business and were still licensed in california where we also do business in iran a business in they're down california san francisco before we moved to texas. i think the pretext of these are the reasons, there are real reasons but i think there's

i suspect the real reason california is a difficult place to do from a typical standpoint. i'm a businessman a very tough place to do business, they make it difficult. what i would also say this is a red flag to every other state in texas and florida, all the other states in the nation as a whole. we have to make sure that we keep insurance competitive. these costs are going to drive up costs for working families everywhere because insurance is a baseline cost for business you cannot do business without insurance and you can't own a home or properties without insurance, we have billions of dollars under management and assets in florida and texas where we tend to want to own because they don't like owning in california because of these reasons of the regulatory environment. we have other insurance problems of the cost going up. if you have a competitive environment because you taken on big players, that's going to drive up pricing. that pricing is going to affect ownership whether homeowners, landlords, whatever is good to be as good a baked into rent and
