go up over that period of time. even though the federal reserve just lowered interest rates banks are looking at a different metric. the metric is treasury notes. a 10 year treasury note. they are looking at the yields that come from the treasury note. why? people put money in treasury notes it. they want to stay ahead of inflation they want to earn more interest they w what future inflation is going to be. and unfortunately the markets right now they think inflation is not only when you say were it is, but could go up in the future. right now inflation is still 50% higher than w what the fed has targeted. there's not a lot of confidence in the markets the fed is going to reach that market. in fact there's a lot of pressure to push prices up. so banks are sort of taken that into consideration. they are looking at the treasury notes for their not looking interest rate cuts from the fed i hope that makes sense. >> it does i was kinda surprised when you said inflation more

than likely go up i thought that was the whole idea of getting rid of the old bring in the new administration so we can get control over inflation you are tell me that's on the case? >> of politicians that are promising in saying one thing. there's the reality of the financial market. right now inflation is still about 2.9%. the fed's target was 2%. they can only lower interest rates so much but there are other inflation things going on right now that are concerning the markets. there still supply chain and cost issues for their tariff issues as well. the markets are saying inflation is at this level now but we think inflation could not only remain at this level but could be going up in the future and that is why the yield on treasury notes are what they are. arthel: it could have more tariff issues but we will see but let's go back to this. if mortgage rates are rising, what is your advice for those looking to buy a home and those who had hoped to shop f for lowr

mortgage rates? >> first of all if you are looking to buy a home that is hopefully a long term decision pbut you will be living there i would not stop buying a home because mortgage rates are going up. i don't think the increase in mortgage rates over the next few years are going to be very significant and i do not think it should be putting you off buying your dream home or doing what you need to do. also keep in mind that when interest rates hopefully do come down, you can always refinance those rates as well. i know a lot of people are holding off on buying homes right now they know inventory is short. i just want to say the real estate market in this country represents 20% of gross domestic product so home homebuyers havg impact on the u.s. economy you and i were looking to buy a new house you find your good a place you might pay a little bit more and mortgage interest now. hopefully over the long term you'll still get enjoyment out of your house and again you will be able to refinance at some point and get the cost down.

but do not let it put you off from buying that dream home. arthel: in the meantime let's look at mortgage rates under 6%. so apparently there's a record high in 2022 which you know 92.8% so currently 85-point of mortgages are under 6% currently 57.4 home mortgages are in the u.s. here they are under 4%. i have a question for you that i think a lot of people debate this question. i will love it over to you which is, do you consider renting a home a waste of money? >> not at all. right now when you look at the cost of rental of a home compared to the cost of home ownership short-term makes the most sense. but there is a tipping point but usually the rule of thumb is if you're going to own a home for about 10 years which is a

longer-term decision that flips of a cost perspective. the cost of renting if you're owning on a short-term basis is usually a better deal and a better option if you're just looking to rent a home of her a few ears also mortgage rates you bring up a good point you should be shopping, talking to a lot of mortgage brokers and a lot of banks and remember guys, why the interest if you don't need to? the more money you can save them save themore money you can put n your home will reduce the amount of debt you need and the mortgage interest you will be paying. the more cash you can provide for the purchase of a home the better for the purchase of a home. i've been telling my kids as well because they are looking to buy their first help given that the year it saves them and give the ability to put more cash down on that house that will reduce your mortgage over the longer term you can pay the rent over this period of time it still makes sense short-term for me it's a smart financial move right now. >> a cathe cash is still king ay

send china to the black market for these advanced chips. where would this leave the u.s. and u.s. chipmakers? >> where would it lead us? and a very challenging situation. again i want to be careful commenting on this because we just don't know exactly what trump is going to do with all this. there is what biden may do and then what trump could come in and reverse. for example we have a new york right now a pending deal online for an investment over the next two decades over $100 billion for advanced manufacturing that's tied to the chips act here. it is unclear the future of that. you have all of these ideals, no matter what you're saying you're bringing up one. but there are so many at play. in order to remain competitive in some of those details are not really out there yet. arthel: we will close with this one.
