6:34 am
people are just accepting this new reality? >> yeah, happy new year to you. i don't want to throw cold water on the excitement about pending home sales going up but i'm still pretty pessimistic about the housing market. when you look at the pending home sales index, the number itself, it is at 79. that's what the index is. in 2022 it was at 125. in other words, it is still almost 40% down from what it was just two years ago. you are right, mortgage rates are going up, not down. which kind of flies in the face of logic, right? you think gee, we heard the federal reserve is reducing interest rates so shouldn't mortgage rates be coming down? that's not the case. mortgage rates are based on the yield on treasuries, what is happening in the future what the market thinks it will be. the market thinks inflation will still be an issue going forward. banks are hearing that so home buyers themselves are facing higher mortgages than they did a few months ago. it was 6%, now 7%.
6:35 am
i think it will hold them back from purchasing homes. it is still quite expensive to do. >> bryan: a lot of head winds for the housing market. talking about wages since 1985. the home prices have grown twice as much as wages since 1985. the affordability thing, that crisis. also just finding homes. there is a shortage of homes. what do you think president-elect trump can do to help impact this market? >> the only thing that trump can do is what he is planning to do, which he is making investments in the economy. he wants to grow the economy. the only way you get out of this issue isy having economic growth, not stagnation. when you have economic growth, that provides more of a demand for workers, more of a demand for companies to grow, which will hopefully have an increased leverage on wages.
6:36 am
wages are barely keeping ahead right now of inflation. we know that. like you said, home prices themselves have just skyrocketed to much, much higher levels. so the economy can grow, the markets stay strong and inflation stays under control and he is making promises to do a lot of these things. hopefully interest rates can come down and more importantly the markets. the markets themselves get more confidence that inflation will be kept under control. that would drive mortgage rates down and more motivation for people to go out and buy homes. >> bryan: you are a small business expert. a survey came out that shows that optimism among small business owners is at a 3 1/2 year high. we are talking about that's significant. it's up eight points. why do you think that is? >> so small businesses have come across over the past couple of years a lot of head winds.
6:37 am
obviously high inflation, supply chain issues, lower demand and frankly it has been more of a worker environment than pro-business environment. if you run a small business you want to make sure the government is behind you and not regulating you. a lot of small business owners are seeing trump come into office. a lot of polls, including the national federation of independent index, they will see a more pro-business environment coming in the future and what they are looking at now is the ability to take more risks. to invest and to hire and to grow their businesses much tougher to do when you are in an environment where there is more regulation and more of a pro-worker environment. not that is bad but that has held back a lot of investment in small businesses. a lot of my clients and people are going into 2025 running nes.
