7:56 am
mela meyer of denver home navigators joins us today. thanks for being here. thank you for having me. so let's talk about this market, it's still pretty crazy, isn't it? it is still pretty crazy. you know, it's just that anything really below the 450 marker is -- 450,000 is what i mean by that, it is, you know if it's habitable, and in a decent neighborhood and move in -- it's -- multiple showings really fast pace. le are scrambling cause there isn't enough inventory. just to give you an idea, if you look at inventory where we were in the denver metro area in 2010, we had about 36,000 homes on the market. today we have about 3,600-- wow. homes on the market. it's hard. yeah, pretty competitive if you're a buyer. it's pretty competitive. and a great position to be in if you're a seller.
7:57 am
epends on what the seller wants to accomplish. you know are they moving out of state, are they wanting to upsize, rightsize, what's their next move, because i find a lot of people are hanging on to what they have, because they're afraid they'll be homeless. and we don't want that, so-- right. no, it is a tricky time because you have to time it right. mmhmm. and working with an agent is very important, but a lot of people think, you know it's a seller's market, why work with an agent? why should someone work with an agent? i'm sorry, it just doesn't take much to stick a sign in the yard and get it under contract. right. the name of the game is getting it to a closing. sure, sure. nobody gets to go anywhere until we get to a closing, and so that's where a professional comes in truly. in today's market with multiple offers, scouting through those. you know, the highest price isn't always the best thing, and
7:58 am
lenders, quite frankly, it's working with the other agents in the industry. and you make a great point, it has to get to closing. so yeah, it 's easy to get the calls, it's easy to get the offers, but if you don't qualify the person, you may never get there, and then you're just wasting time. it is, because then you've been off the market for three weeks, and then it falls apart. let's talk about issues then that buyers are facing, other than the fact that there's so few inventory houses out right, buyers have to be patient. it does take longer in general. most of my recent clients have had to write, i'd say two or three offers before we manage to get one accepted. but part of it is, pay attention to the professional advice your agent is giving you. i'm in there every day, i'm in the market every moment.
7:59 am
me at my word. right, yeah. what about any changes, see anything coming down the road here? you know, it has to change. this is unsustainable, i think the builders are catching up slowly, but part of it is, you know, stuff happens. interest rates will change, more homes will come on the market, it has to change. do i think we're going to go into some big decline? no. do i think we're going to flatten out? yes. might it take another year? potentially. if you're looking to make a move, pamela meyer can answer n time. so call her at 303-506-0106 or visit denverhomenavigators.com. mention haystack to receive a 12-month home warrantee, but there are certain conditions that apply. that number again is 303-506-0106. this segment is sponsored by pamela meyer of denver home navigators.
