4:31 pm
>> i understand you're working on a study on remote working. what are you learning so far? >> we know a lot of people are working from home as a result of covid- covid-19. things have changed. i think many people are finding it to an acceptable way to work from now. we're hearing from our major companies in many sectors and from the folks in commercial reality that there's probably going to be a movement back to working together once we find a solution to kcovid-19 and once county governments allow folks to com back to work. we really really see that happen yet. we think down the line, i call it the three cs, culturculture, collaboration and connectivity will probably override people's enjoyment. >> would you say it's a good thing that you have the ability to work from home on the short term but maybe for the long run not so fantastic for a lot of
4:32 pm
companies? >> i think we're looking at a future of hybrid system. we think about urban infrastructure, transportation and we have been pushing for our members to allow some flexibility for their workers to work different shifts or work from home a day a week. i think this proves that it could be done. that's very different from saying for the long term we're not going to come together in an office anymore. i think once folks are allowed back and i think the trend will be toward getting people back in one place that strategically and competitively that will be an advantage to the companies that are able to do that. >> we have seen some tech companies. twitter stands out because i think they told their employee, you want to stay home, stay home as long as you want. it's going to be pandemic
4:33 pm
driven. >> i think for the employees of those companies in other words to retain them, i think it's a real benefit to say to them we're not going to pull you back in yet. i have a feeling in future the competitive interest of companies like that and others will be to get people back together. that doesn't mean there won't be more remote work in future. there probably be will. i'm more concerned about the come pet tef issues related to taxes and regulations in places like san francisco and california where there's a real come ppetitive threat as we hav fiscal problems r t the downturn in the economy that is response from a lot of areas of government has been to push for higher taxes to do that at a time where hundred ps of thousands of people are unemploy and businesses aring loog at their opportunities. we would really caution against
4:34 pm
raising taxes, fees and adding regulations at this time. really should be quite the opposite. we should be insecent companies to say and invest in this place, which is a great place to work but it's an expensive place to work. we don't want to make it more so. >> what do you think the long term impact welcome be on the bay area real estate market. if you want to talk about san francisco because if people are going to out lying areas and say you have these large companies that are looking around going we don't need ten floors of an office building. we could do it with three. do you think that will drive prices down? >> i think temporarily it will. there's millions of jsquare fee of commercial space available on the market. it wasn't there before this happened. look, i'm veteran of this now from the dot com bust where i was really worried we wouldn't recover our economy after we lost about 400,000 jobs in the bay area which is the net of
4:35 pm
what we have lost now. we recovered big time. then we had the morning meltdown of 2008, 2009. i just really concerned that others were, would we recover from that and then it's just been a ten-year, 11-year run. we built a lot of buildings and we invested a lot and now we're in this situation and people have way of kind of focusing on the present. i think toward the future there's tremendous advantages to being in this region where wii really -- we're really in the center of the world where it comes to the economy. this is where folks need to be and i think will be in the future. you have to be a little gutty to be in real estate and ride out these tough times. history has deictated those who city stick around for this and you'll see a recovery here. it may take a while so you got to be a bit patient.
4:36 pm
we have got to speak out of the benefits of why we should be in the bay area. we may have to do a little more selling than we're used to doing. i don't know how hard we'll have to sell because we have -- we really have a lot of assets here when it comes to the work force, the education institutions, et cetera that driver the economy here. it makes us pretty unique. >> jim, thanks so much for spending part of your holiday with us. appreciate it. >> always a pleasure. thanks for having me. coming up at 6:00, see how tulsa is offering incentury tifrs to lure bay area employees working remotely. you can see our schedule for the rest of the week and find these stories on our website after they air by going to abc7news.com. just ahead, people are slowly starting to travel oncen again. again. some but as californians we'll get through this together.
