home sales dropped 2% in september marking the slowest monthly pace of sales since october 2010 during the foreclosure crisis. now, a key reason for this slowdown is those mortgage rates at a 23-year high. that's making it a lot more expensive to buy a new home. with the average 30-year fixed mortgage at 8%, a $400,000 home loan cost you $1,000 more every month today than it did two years ago when rates were at 3%. all this means homeowners who locked in low rates don't want to move so there are not enough homes on the market for all the buyers. that is keeping prices high. plus for now at least, the federal reserve is signaling it could be a while before interest rates come down. typically if you are trying to buy a home, you want to try to set aside 20% of the home's value for a down payment. but a sign of just how tricky this housing market is, especially for first time buyer, 30% of homes that sold in september were all cash offers. juju. >> fascinating. thanks, elizabeth.
