is trying to clear up confusion for potential home buyers after misleading information for mortgage rates went viral on social media the fhsa changed the pricing model in january and under the new rules some buyers with higher credit scores would see up front fees increase while buyers are lower credit scores would see up front fees slashed by nearly half the devil is in the details as "the new york times" put it. under the new rules on a $300,000 house a borrower with a 740 credit score and a down payment of 20% would see up front fees go up to .875% of the loan from .5% last year. now, follow me here, for a borrower with a credit score of 630 and a down payment of just under 5% the fee drops to 1.75% from the 3.5%. so that may sound bad but if you actually look at the numbers the buyer with the higher credit score would still be paying a lot less in up front fees. here is the example.
