9:16 am
go to thunk news.com/ultimate. >> thank you so much. you worked hard, saved responsibly and you want to retire early. now what? here with insider tips, ashton strobelt, retirement brothers and they join us every week on the blend to help educate us on the matters of finance and retirement, retiring early. i love the sound of this. how are you? >> we're here. we're glad we got to hear she is so much better looking than you are. >> did i mary up. >> you sure did. since you're son the child will get her brains and her beauty so you're responsible for nothing. >> if he gets her hair we're totally at a hundred%. >> you set the barlow if all she gets is her hair. retiring early sounds great. a lot of folks need to consider what gets you to that point.
9:17 am
i heard some people retire before, you know, age 40. >> it's all a president aer of how much you spend on your living expenses. if your living expenses are extremely small you don't need that much to cover the living expenses. you have to consider people living longer than they ever have before, if you make it to age 65 you will likely live to 84 as a man or 86 as a woman. as the average. and so you have to plan on your money lasting you all those years, so if you want to retire at 50 you have to 30 plus years to have your money last you. and that's possible, but you have to be aware of some of the penalties that are there if you take money out of retirement accounts early the wrong way, you could be hit with a 10% penalty on those early withdrawals. >> you have ira, irb, irc, so that was my plan. >> a whole new generation, we're talking about how people are downsizing. people have micro careers where
9:18 am
years, sock away most of what you earn, completely maximize contributions, reverse of what normally people do, which is they don't contribute until later on in hive. they contribute everything right up front in the first ten years, and then retire pretty quickly but keep their cash flow, pay off their house, whether it's a micro house or not, only work for ten or 15 years and have a plan like keeping that monthly income need so low that they can retire really early. >> that ten or 15 years are they rice and beaning it for the first 15 yea >> probably. but there are many more out there right now who figure they don't need a whole lot. they don't need the newest car, they don't need the -- we're getting rid of the big hat, no cattle generation, which is where you got to have everything now, and we're seeing a lot of these people coming into our office that are 50, 60-years-old, that haven't saved a whole lot. their kids watched that, and they're making different choices than their parents did. >> which is incredible, because we have not necessarily been the smartest country financially.
9:19 am
but it seems as though the younger generation heeded that call and they've actually been paying attention. >> it's like the children of the depression, right? that was the great generation that saw their parents lose everything, and they real used they needed savings. this happened as well with the children and the kids who saw the tech bubble burst in 2000, 2001, retirement savings wiped out. 2008, 2009, the mortgage mess, people aren't interested in just financing the maximum amount on their house they w their house. so it is creating an interesting environment he where we expect to see people even more financially found in the next 20 years than we do now. >> i like that. >> it's a good thing, which means you don't have to leave your kid for an inheritance because he'll make better decisions than you do. >> the last check should bounce, perfect plan. >> you mentioned the early -- taking money early out of these plans. so you get hit with a fee essentially for every dollar you
9:20 am
that it? >> if you take money out, you are hit with a 10% penalty for early withdrawal. >> how are they getting away with it? >> there is a few ways to get away with it. there is the 72 t rule which you can take money out over five years, you can create, it a yous you to an individual the 10% penalty but it's tricky, so you have to do it correctly with your cpa. there is other ways to get around it, as well. you can take an ira and roll a piece of it to a roth ira. years you can take that early, as well. there is ways around it. you have to be wise on how you approach it. >> complicated game. >> that's why you are important. >> that's why we're -- that's the only reason we're important, one of the reasons we're important. we like to see people retire early, if they can. we just want to make sure they don't retire too early. >> what's the best advice you would give to someone who saved
9:21 am
trigger? >> first and most important thing is to keep your options open. one tip is contribute to a roth ira. i don't care if it's a dollar, but it's important to contribute something to a roth ira because it starts the clock. they have a five year seasoning period that you have to have had a roth ira for five years before you can pull out money. doesn't matter if you're 59 1/2, but if you started that clock even with $1, we start the five years. so if you're 20-years-old, 25 years old, throw a buck or $10 or a hundred ira, it's important to stop that. >> so that dollar day when it's 500,000 maybe a tomorrow, that dollar starts the clock. >> starts the clock. that's fantastic. i'm going to do that. i'm taking that away today. >> after a year he learned something. perfect. work here is done. >> you want more tips and tricks for achieving a happy and secure retirement call number on your screen, because abe and nick

there are so many reasons why our faces age with time. but did you know one of the major culprits for sagging skin is bone loss. >> really incredible. here to explain what we can do about bone loss, bernie blanks. bernie. >> thanks for having me today. listen, so the holy trinity if you will that creates a firm,
9:25 am
muscle, fat, yes fat, and bone, as you just mentioned. bone is the structure, the very foundation of our face. if you think of a giant skyscraper, the that's what the bone is to our faces, right? and as we age, the bone loses density and volume. so if you think of the steel girders decaying, getting smaller, what's going to happen? that building is going to fall in. and with our faces when that bone starts to decay and cave in, it takes the fat, and dragging the skin right down with it. >> we're looking at the first graphic here. explain what we're looking at. >> the girl on the left of your screen, young girl, 35, bone structure, still perfectly intact, and you see because of that she has a nice, bright open eye, beautiful plump cheek, the jaw line very sharp, and the lips still nice and firm. over on the next -- on the right side of the screen, you see the ravages of bone loss. and look at that bone on the
9:26 am
causing the eye to really sink back into the head. look at the cheekbone. a lot narrower, even shorter in length. the jawbone going down the side of the face really, really diminished and even shorter. causing the whole entire face to shrink and in-depth in width and length. >> this is so interesting. we always aer from much things talking about collagen. now we're talking about bone. >> absolutely. >> so what can be done abo this? >> at advanced aesthetics las vegas we love to use an injectable product. it's different from the acids that we talked about here on your show, juvederm, totally different from those products. it's a substance called appetite, which is the exact same substance as our teeth and our bones. so we like to use this product whenever we see that someone has
9:27 am
across the bone, mimmick the bone and restore that lost volume in the face. >> we're looking at a picture sha shows this off. >> i love this graphic. i wanted to show the ladies in the audience what happens in profile to the face due to bone loss. of course, the woman on the left, the young face, has all the bone structure intact. as you go right, look at the far right. look how the jaw recedes. look at the jowling at the bottom o the skin has nowhere to go, us inel and fat hang at the bottom of the face. i have patients that go my nose has gotten so big. what's going on? that picture illustrates how the mandible in the female really recedes due to that bone loss. >> wow. >> that's interesting. where is your man today bill? >> this area in the jaw. >> as this drops down it makes your nose look more prominent.
9:28 am
so -- >> we're going to show a video. and i can't wait for you to explain. just heads up if you're a little hess hesitant about needles you may want to look away. >> so this is our lovely patient cheri, she is 87-years-old. she said i've never done anything. it's time, i need to do something. i do not want a facelift. so i looked at her and i was like i saw the bone loss, i saw the sagging skin, so i thought radius. you see through the video, we're putting it all into her cheeks, all around her mouth, the jowl line. she got amazing results. >> this product bonds to the bone. >> we lay it right on top of the bone. if you took an x-ray, you would see the product in an x-ray. >> that's awesome. >> the excite thing is we have cheri in studio. >> here is the before and here
9:29 am
boom. >> look at that. gorgeous. how are you? >> i'm just great. and never imagined ever doing anything to my face. and -- but i was thinking about it. and one day a coworker approached me and said why don't you go to advanced aesthetics and speak to bernie, and i did, and i told him i wanted to look natural, and he listened to what i said, and he really came up with some great ideas. and i felt completely relaxed talking to him. >> i can't believe you're 87-years-old. honest to goodness you look fantastic, like the -- like the brooklyn girl you're meant to be. >> always got to say brooklyn. you know what, thanks to bernie
9:30 am
compliments and i can't thank him enough for being so great and i appreciate everything. >> bernie is ready to cry. really quickly, i want to make sure people are taking advantage of the special offer. >> so i'm sorry, i'm -- >> i can't believe it. >> i love cheri. i'm so happy for her. we are offering at advanced aesthetics one syringe for $425, and if you get two it's $800. this is a steal. anywhere in the country for that price. >> it is emotional when you really feel better about yourself, it's emotional. >> i lovemaking people happy. >> this is like oprah. this is great. one syringe is only $425. two are $800. >> located on rainbow between so hair a. to schedule your appointment call the number listed or head

9:34 am
straight black cup of coffee but this is flying off the shelves. i can't believe how many people -- one out of every three is a flavored coffee. >> you don't need the flavor, you're sweet enough. >> oh, there you go. >> let's talk about this program. >> we got it going this year. this is the fourth year we teamed up with nevada chide hood cancer foundation. it is to help -- we provide christmas forel so of the families. those children never did anything to themselves, and they go through their tough time in their life, so we try to make it so our guests can come in and help. and being the fourth year what's interesting to see guests coming in and ask before our stuff was even -- >> that's great. >> so that's neat. i had two college kids come back say are you doing it again this year? i want the participate.
9:35 am
tree. >> i think everybody should have a donut tree. >> you come in. >> : pick one of these, and it will tell you there is a needs and wish list. all you have to do is go out, do a little shopping this friday, you know, wonderful day to start. when you bring it back, we just give you a cup of wonderful coffee. >> that's awesome. and tell us what items you're looking for. >> the needs list is what we really ask for everybody to do. and there is some pretty humble lists. might be on their wish list, but we ask our donors to come in and at least do all they can with the needs list. and then to take a look. and the wish list i'll tell you we've had some companies ended up buying a family a car because they had no transportation. you know, we're going to be adopting out close to 60 families this year that would otherwise not have christmas, and this is why we love -- would

9:37 am
national level. you stood your ground and you're like we got to do something on a local level. >> these are families that are just neighbors. these are people who usually don't go out looking, they don't know what to do. when your child is sick it's a whole different avenue for a lot of people. and the other thing we do and jeff allows us to do is i load up my truck from each store, and some of the crew members go with and deliver. we'll set up a christmas tree. there is like some of the stores, the guests and some of the dinner. they'll -- there is one store already asking about a thanksgiving dinner. it's just -- >> it's awesome. >> really awesome. and to give an hourly employee that opportunity, because we all sit here and say we have it rough, but you walk into some of these houses and you know the difference. >> thank you so much. >> great having you. today only, visit any southern

does your home need major repair? do you need to sell quickly for cash? lathe lavada, investor and real estate broker for first prime realty group is here to show us how he can buy your home for cash in a snap. here with more, lathe himself. great having you back, my friend. >> thank you. >> let's talk about this. what types of homes are you buying from sellers? how does this whole thing work? >> i usually buy unwanted homes, sellers need to sell quickly. generally the homes need massive
9:41 am
many a hardship. a good example is a divorce, relocation, a job loss. they inherited a home due to a family member passing on or something like that. >> and it's not something they can sustain, just want to cut losses. >> that's right. they need to get out quickly. >> why would a seller choose this route as opposed to playing the realtor game? >> again, the homes that i buy generally need thousands of dollars of repairs and the seller can't complete them. >> it's the type of stuff that might not pass inspection. so an investor like myself is the only one who can come in afford the buy those homes, fix them up, put them back on the market, for sale. getting a loan for these types of properties is challenging if not impossible. and most home buyers don't -- they didn't want to buy these homes, and they can't. so that's where a real estate investor like myself is beneficial to come in and buy the home for cash. >> you untilly do go in there and fix it up. you don't have to worry about
9:42 am
order for the money to be there. you're just paying for it in cash. >> that's right. >> does the seller have to pay real estate commission or no? >> there is actually noel estate commissions on the homes that i buy, and i pay all the seller closing costs, as well. >> just a two party purchase at that point. >> that's right. >> there we go. simple. how fast can you purchase a property? there is a lot of people they need it like yesterday. >> right. i actually purchased homes in three days before. >> no kidding. might not always be but what's the average, for example? >> well, really depends on every situation. every seller, every home is unique, but if the seller does need to close quickly, i do have the ability to do so. so it's based on the seller's situation, and their time frame, not mine. so we make sure that we're answering the needs of the sellers. >> of course. if a homeowner is watching right now and wondering whether or not they should sell, perhaps sell the home for cash, what's the process? how do they get the ball
9:43 am
office for a no obligation cash offer. i have a three step process. the first step is just give me a call at my office, and we'll do an evaluation, make you a cash offer. the second step is go ahead and agree upon a purchase price, sign a purchase agreement, and the third step is then go ahead and close the sale at a third party title and escrow company so you can get your cash profits. that's important because a lot of homeowners might be afraid that they're not going to get the cash, so everything is done company. and they're unsured to get cash profits that way. >> without signing the mortgage and stuff, at least for you. >> that's right. >> i can assume that the homeowners that are using the program are pretty thankful this exists because if you need it yesterday, trying to sell it the old-fashioned method and having to get things repaired, that can take a long time. >> it can. you know, and one situation we had was a gentleman who had cancer, and he needed to move
9:44 am
order to go through his treatment. and the home was in disrepair, he had a lot of belongings in the property, and you know, i told him i said we can make this very easy for you. we'll buy your home. we don't care about the condition. you don't have to make any fix ups, no repairs, and we'll give you the cash. we actually did close that one in three days. >> wow. >> yeah. and he was able to move on, get his treatment. he left all the belongings that he didn't want. i told him leave all the belongings you do not want in the property. and then that way i will go ahead and take care of you, and he was able to take what he wanted, leave the rest, and we closed, and he's very happy. we just closed on that property yesterday. >> wow. >> yeah. >> no kidding. you already have the dumpster. leave it alone. >> we closed on the elsa. we fixed it up, put it back. it's already closed. >> oh, wow. you're fast. didn't having you, my friend. if you want to sell your home for cash, lathe lavada is your guy. the number is right there on
