family home has that those costs gone up kathy they absolutely have and across the board of the biggest problem really today is a lack of construction workers and when you have a lack of supply then prices go up so we're seeing wages go up for construction workers which is great for them but not so great for the end price of the new home and add to that new regulations that cost more with the holding cost to to get permits to get to the point where you can actually build that home and then regulations permit fees have gone up so it costs more than thirty percent now than it used to to build a new home and that's coming just at a time when there's such a desperate need for housing when prices have already gone up and now with interest rates going up it's getting more and more expensive to own a home let me ask you two things that you said there that interest me one on the permit costs those are really those aren't federal regulations all those are

usually state or localities right. that's right local planning commissioners and. basically local cities don't necessarily do exactly the right thing when that thing is needed right now what we need is affordable housing and so when you when you do what it takes so long to be able to get permits to build and when there's more fees and more regulations that is exactly what's not needed and some of those regulations involve. costs that make it cost prohibitive to a to provide affordable housing when that's exactly what they're asking for so it's cities would be more understanding that developers are trying to bring on the new housing they need support now l.a. los angeles did something that is unusual will california in general and that is allowing accessory dwelling units these eighty use this is new regulation that will actually allow people to convert their garages or put in
