for 2 hundred and 40 bicycles in the basement. it's in the mist of an area that's undergoing tremendous change right now - okay - and is flanged by projects that will total will 15 hundred new units. there's a crescent heath's project to the west. there's a bay project immediately to the east and a little south of us is the approved project by martin development of 1 hundred 20 units not south. i'd like to introduce our project architect mike who's part of a local team of

architect designers and public art counsel sunsets. good afternoon commissioners, thank you. i'm mike the architect for the project. our projects is at the corner in the market neighborhood and as patrick mentioned there's a lot of pedestrian traffic here. there's many cautional institutions in this area. since guitar center vacuum indicated there's been a lot of homeless people in this area but

this project will change that. it is clad with a big system out of a foreign country. we've got samples of the colors we're going to use. similar other systems have been used phone local apartments projects. we have a couple of accent colors. everything is clad with this material including the courtyard. here's some views of the building standing at howard.

passages. given that our project is car free we don't need the parking lot area in this area. and we're under grounding our basement area. to help us make our street escapes assessable we've been been using david who is a professor of landscape architect > . we've got a 6 feet wide bulk out which will provide the alley with more width and including

new trees. this will make the alley pedestrian friendlyly and save. you can see we've got publish landscaping longer than all the sidewalks. not only for our student population but also for the neighborhood. this fronts mission and 9th streets and help to maintenance a commercial use. the rest is for the students and includes a lobby and other facilities. here you're looking into the lounge and lobby area we've got

to fireplace and it's a hub of activity for students. and our project takes on the life of a sea this allows our courtyard to be in the area where there's maximum lighting. and again, there is common shared open spaces for all. with exceptional views the landscape roof has been made to be available for everyone and it includes a barbecue area and a small stage for presentations

and a garden. we have an overhead area that can be used all year round. again, this is what the roof could look like. we are also working in the san francisco design studio who was well known for their concepts. and we'll be back again to the council to present more. we have decided to locate the public art along here and in the great traegs of san francisco

francisco. there should be no doubt that during the construction there will be union office operations meeting and so forth the union has some very specific and unique functions that it carries out in the representation of its members. those functions are offering record studios and facilities for their members. those operations are going to be impacted during the construction. the union has been working with the project sponsor with a number of months now. we've exchanged information and unfortunately as of today, we

just have not completed a arrangements and agreements that the - and so as a result we're here to request that it be made principle of law that the project sponsors take responsibility of the relocation and disruption to its functions to its operations particularly with regard to the noise and that's going to have on rehearsal and recording

as tim mentioned terrific work by planning staff has been tremors and ron if you're watching thank you. students bring a unique housing opportunity. they don't drag things along as they move instead, they arrive in san francisco with a bike they walk bike or take transit everywhere. they need to secure their bikes and be able to move around. they are unable however, to afford the most modest market

rentals and there ever they take family housing out of circulation and they keep it out of circulation for a long time. and let me say that you may be aware of cc a issues because of the bus biblical e building. we were named top 10 green building and we're only the college and the only college as green. >> thank you. any further public comment?

not a business system that goes around. there lines in the map and not really frequent. if you live in the richmond district and want to get downtown you're in fat city. but if you want to get around from the center of the student colleges then oh, well >> but who is going to yell and scream until the bus system is improved. it should start here and we have an i deal institution on the number 19 at both ends of this south market and they did the better bus service but for cc ac thank you for doing this.
