is 142 yards in the yard between the applicant and nadine's property. the city does need jobs and revenue. this job will create 10 full time jobs for 4-6 months and the building will be remodeled and she says she's willing the purchase these materials. this has been a long and expensive process and neighborhood process for all of us. nadine, i feel like has followed every time to a t. i have seen variance considerations of the drawings and all the concessions have been made. i

or this building here are all uphill literally and i don't see them being affected by our addition in terms of light and access to open space. with respect to noise, i would like to say that the addition is setback and the loss of sound or noise is inversely proportional to the distance. adding the distance to our neighbors on east would further lessen the noise if any originate ing from this process. we have lived here for # 13 years and since that time has not had any complaints about noise. we are both working professionals and i assure you, we will not be

they were met with negativity and rejection. there is no light, noise or property impacting the neighbors. you can see those pictures. the buildings are within the height requirements and there is other buildings that surround us 12 stories in height. regarding the deck design on the first floor, you can see looking up if this is actually the entrance to my house right here. if one thing to point out the rear staircase is a second access way. there is no internal staircase in the house. most of the other building on roosevelt ways are balconies. these buildings that are at 4-8 levels. the balconies will fit right in and

block nadine's views and my views. the neighborhood is nice and there have been quite a few up grades to modern style. our building is ugly. we would like to improve this building. the buildings are beautiful and practical and blend in to what it is today including the construction surrounding us. when i think about this, i'm concerned about some of the other projects in the city that are not green and one of the things about mary rose is that they are sustainable and attractable to the design. the city needs the revenue an we need jobs had been that will be full time as well as part-time

nadine first started talking about this project she showed great character in that she approached me and my partner to talk about what our feelings were relative to the overall improvements. what she showed us and shared with us we were both in full agreement with. the design changes that she would like to make we certainly understand that she wants to improve her quality of lifestyle and we understand the reasons for that and we understand, there is going to be some republican variations goen on and this it will impact us and that we'll have to move and we are fine with that because we understand that her lifestyle is changing, her family needs are changing and things are growing and it's needed in the neighborhood. she has done a phenomenal job working with not only with us but try the to work with the other neighbors both for and against this project to try to come to a compromise. this will

that in mind, we are a green building company. we do plan on purchasing all our material for this project through san francisco with most of our projects we've worked most of our projects with hayes street, the bungalow event center. we have a good track record working with all the neighbors during the project to ensure that things are run smoothly and nobody is inconvenienced during the project. obviously if you look at the building itself, you can see that it's a big ugly box. a lot of it was

constructed incorrectly. if you look at the way that the building is now, it's the same foot print than what you are seeing on the top. it did you tell us -- it does follow with the style in the area. it does add a lot of style to it as opposed to the big box. going back, once again to address just a little bit of issue on the balconies, if you look at this, this is the view from the dr's backyard. it's full of trees and you cannot really see the other home, but i think they were all planted to have privacy that they have right there. and i don't think that those trees are going to be cut down so the balconies with the trees in between and privacy on

mentioned there are at least 12 buildings within two blocks that range from 3-12 stories high. if you visit the neighborhood or if you look at one of the photos again, there is a building that is 12 stories high above her house in comparison her house is small. in terms of skyline and the hill, it's less than her neighbors. even with the remodel she is still not over her neighbors. in terms of the balconies that the opponents are worried about. but the proposed balconies which have been revised for the

neighborhood have been pulled back increasing everyone's privacy. plus there is a 42 foot yard with very high trees with dense foaliage to their homes. both of them live in the house and they also actively involves as volunteers, caring individuals and responsible citizens in their neighborhood and in other parts of the community and from what i know,

about the other thing. she has kept her property up. she has a fence outside her property. it on the corner. it gets tagged and as soon as it gets tagged she gets out and get it pained. there are trees on the street that drops all kinds of stuff. her sidewalk gets swept off. down the street, houses that are lot 55 and 27 abut 15 street because of the angle. their fence is in poor condition. they don't ever sweep any of those things off the street. there is little red things that you can slide off it. i hope that you understand that people who have spoken here some live in a building apartment building on park hill that extends up 8 stories across the street from them is
