probably have no windows. at the point where there are starting to be setbacks, it appears there are a number of windows. she has mentioned a number of different floors. primarily on the second and third floor. i would concur with the zoning administrator's assessment of direct sunlight patterns going into that. it is not likely the addition will cast any further shadow. however, the addition does come closer to her building. therefore, in terms of ambient light, it affects it a little bit. in terms of the overall impact,

we are talking about the permit holder having made an accommodation by keeping his building off the property line. i think that is significant in this overall discussion. the issue of how much accommodation one makes with respect to the property line situation is usually very limited in our city and in the various types of projects we hear. i think this is significant accommodation. i do not see that the issues of light and air are significant enough for me to impact this particular permit. president goh: i agree with that. other comments? or is there a motion? vice president garcia: i agree

that the quicker it gets done the better off the appellant is going to be. you need to come up here if you are going to address the board. commissioner fung: if mr. murphy offered the weekdays, i think that makes sense. we are seeing a boom of construction in the higher-end neighborhoods. i have firsthand experience with the pounding on the weekend, which is the only time i get off, you know? i think we days, if you can do it, is reasonable. 7:30 to 6:00 is a reasonable time. >> is there any way i can get an inspector to come and look at the property line?

valencia st. nct and mission alcoholic beverage special use of the strip. it would also include a bar. the space previously housed at the bombay bazaar and as creamery for more than a decade. the proposal includes minor facade improvements and interior alterations. the rear-yard storage structures. the restaurant and bar will be an independent locally-own neighborhood-serving use. the owner also owns and operates two locations of the warehouse fish company. the proposed operation consists of approximately 30 employees, and the hours of operation would be from 5:00 p.m. to 12:00 a.m. sunday through thursday and 5:00 p.m. to 1:00 a.m. on friday and saturday. the proposal does not include any outdoor seating.

regarding public comment, the department did receive letters of support from the mission dolores neighborhood association and a nearby business owner, and one phone call of support from a neighbor on albion street behind. we received no letters of opposition, but we received two or three phone calls just requesting information about the project. in order for the project to proceed, the commission must grant conditional use authorization to allow a bar that serves wine within the valencia st. nct and grant conditional use authorization for a use greater than 3,000 feet. the department recommends approval of this project because -- the small business that will occupy a currently vacant building with a locally- own neighborhood-serving your spirit it will not displace the current tenant. it will not result in an overpopulation of restaurants in the valencia st. nct district.

it will create 30 or more jobs for neighborhood residents and is consistent with the neighborhood plan and general plan. i am available for any comments you may have. commissioner olague: great. project sponsor? >> i am the owner of the woodhouse fish company, and i am joined here by my father and my two brothers. my brothers and i -- we live on 17th and the lower st., so we are familiar with the neighborhood. we've been there for four years. we own the business just down the street. we grew up in the restaurant

business in the bay area. my father owns the restaurant, and it is just about to celebrate its 20th year. when -- we live in the mission dolores neighborhood, and when we saw the construction on valencia st., first, we were confused as to why they were ripping up the sidewalk. then, when we saw that a few blocks had been completely revitalized, we got really excited because this was our neighborhood. it got a lot prettier. we see a huge opportunity there. we see more people. there is more excitement in the air. we said that this was the place where we want to open our next restaurant. so we have been looking for

about a year, and six months ago, we happened upon the bombay spot. the previous tenant had left, and we decided that -- we got a conditional lease based on getting approval for a restaurant. we decided this would be a perfect place to start our next concept. we spent a long time researching what the neighborhood traditions were, people who live in the neighborhood very in tune with everything. at one of the hearings for a recent restaurant, i went to get an idea of what to expect. i watched the archives on line. we reached out to the neighborhood association, and it turns out a lot of them our existing customers and neighbors. we were met with strong support there. we saw the other restaurant on valencia st. being approved with

no opposition. tacolicious, which is going in two blocks away. the preservation hall, which is not really a restaurant. it is a jazz club. we saw that there were a few more great restaurants coming in, so we see this sort of amazing dining met the -- dining mecca. these amazing restaurants have already come in. when we took on this project, the roof was actually caving in, so we receive the preliminaries estimate that the building needs just to come up to current codes. it is about $440,000, and we feel that the present use may not quite support the revenue -- the cost for these upgrades. so that brings us to my next --

so the next thing is what is our concept? we thought long and hard about what we were going to do, being, you know, residents of the nearby area. we knew that valencia street is a very eclectic and unique and a little bit strange and wonderful place, so we wanted to do something that would really benefit the neighborhood in that way. my father is going to sort of explain what our concept is. >> thank you. i am jamus mcniven. our restaurant is called mohave. mojave is the name of the people who live in california and then name means "by the waterside." we are literally by the water side. we celebrate southwestern cooking. has its roots in spanish, american, native american cooking. we are celebrating the great foods of the west, including the

squashes. we use a great many seeds in our preparation. we use roasted corn, and our central focus is the large wood fire of and, where we are going to roast things that would be indicative of the campfire, things that look like this -- excuse me -- things that look like this. that is indicative of our food. we have a heavy roasted marinated feel as opposed to a heavier sauce, but actually, we are taking a page from french sensibilities, too, with our presentation. our idea is to do something that has not been done in san francisco since a 20-year ago restaurant, and we use this book as our cooking bible with southwestern cooking. we wanted to do something that was indicative of american food but that was differentiated from all other food in the area. even in san francisco, we would be the first bar in southwestern
