a vibrant performing arts program that produces two shows a year. we have worn out our current building. our girls still have to use the gymnasium in the church next door. it is not as nice as the boy is a facility. technology has changed a lot. we need to update the kids' computer labs. we need to expand to provide a permanent space for martial arts as well iras dance class as an arts and crafts. we would like to do all of these things in of a building that will be sound and compliant. children with special needs are

prohibited from using our ramps. we want to design that will allow the club to serve the next generation of kids and improve the exterior of the building. we have changed the design several times in direct response to feedback, community leaders, and we have gained advice and set back the third floor by 15 feet. we have met with neighbors, friends, and representatives from the san francisco of let it club, and the chinatown corporation. we have done our best to

it is a pleasure to be able to present this this afternoon. the site is just off columbus adjacent to buy peter and paul church complex. there is a play area, and the club building is just north of the parking structure. it does not win any architectural awards. you can see the parking structure to the right and the residential buildings to the left. the silver street elevation is set back because of the parking structure. it is a plain concrete structure with a regular pattern of

windows and doors. the site plan shows the parking structure on the corner and this 33 parking stalls and the front -- 33 levels of existing parking. the current floor has an exercise court adjacent on the right end on the south, spaces that includes lockers, showers, and toilet facilities. the mezzanine level is dedicated to storage, and the second floor of the facility contains three classrooms, a lobby, one small office, and a larger, multi purpose recreation space. the existing roof is flat. an important part of this project goes beyond expansion.

it includes four things. one, the upgrade of the building to make it accessible. second, the upgrade of all the systems in the building. thirdly, the structure needs to be upgraded to foundations to support the third floor, and in addition we would be upgrading the structural capacity of the building, and the electrical and mechanical systems would be upgraded to make some sustainable the first floor would continue to accommodate the exercise court. and elevator would be added in the southeast corner. in addition, a girl's toilet facility will be added on the

from the planned expansion. first, neither i or the neighbors are opposed to the club. i lived there, so it is a great club, great people. this is not a matter of personal animosity. the issue here is the rear yard setback, and if i may, this is just a bulletpoint of what my points would be, and the a rchitect will follow up. we are pro the club.

the questionis do they have the right to eliminate the rear setback, and do they need to. there is no objection to the use program. the question is variance for rear-yard setback. the basic position is the variance is not proper under section 305, because it does affect neighbors. this was signed by 29 immediate neighbors, and this requires the

those neighbors. this is a 17 foot wall here that shadows all this area that is the only source of light for the rear of these buildings. it is an incredibly negative impact. this shows the rear of our building as it is currently. this shows it as the new project shades the rear of that building almost completely.

we do not opose the project. the way it was done and the negative impact thenvariance would provide for us is a problem, and a condition to circumvent the planning code in a way that it not be a hindrance to the community, and these are injurious to our sun, light and properties, and we urge you to deny this, especially the rear-yard

club and the expansion club. it is very important that our kids have a place to go to, the kids allowed to get into this club when they are 8 years old. they have north beach library, fortunately for large -- a kind of change, but the neighborhood group is very much in favor of doing things for the parts and for the club and for the library and we have been working very hard for the last few years to succeed and will have the north beach playground. the theater program is currently -- they don't have a place to were hearse -- rehearse. and there are currently 45 kids signed up for the play of bye-
