the warriors here and the architect and designer. i know this will also be present to the neighborhood at large on pier 32 citizens at the 6 o'clock. this is a good way to get the feedback and tonight will be the pier project. we're embarking on the impact review and the approvals have not taken place yet we're working with the warriors on those sites. one of the most important parse is the design without further

8th and it's in the very building. the first it ration of the design really kind of highlights the lot were first presented in november. and after a series of robust meetings with at spur and numerous other community neighbors there were a series of adjustments and refinements that have been made. we're going to introduce greg from snow head who is leading the design of the 3 architectural designer companies.

>> thank you very much. does this microphone. thank you very much we've been looking at a number of concerns and considerations that have been raised and we've tried to accommodate them. there are a number of designs this is just a brief representation of many of the subject we'll be covering tonight. before we start i want to point out another issue that's been driving our thinking. this little map of the waterfront areas along the peninsulas coast many of you are familiar with the orange dots from the presidio, fort madison

and motorbike - there's a kind of a little gap between the ferry building and the china basin is. if you've ever walked this part you know it's a long ways. there's sort of no place to clearly relax so placing a new fixture here at the primarily important location where the peninsula bends around the china basin is an interesting idea. it's commencement with other public facilities and can he

recall facilities along the san francisco bay water front. so to briefly remind i there's been a number of considerations to refin the projects and we've taken them into the new project. you perhaps recall the arena was in the water of the eastern end of the water site and we've pulled that back and other features of the plaza long is south side for the gathering of more space. we've widened the promenade. and there's a water taxi location on the far left side or

west side of the pier. there's a fire boat sees. and then on the northeast corner there's the possibility of providing a bay ferry assess. also to the east side of the pier there's birthing areas. we've provided slightly smaller retail to provide for space between the retailer itself. and we've lowered the - actually there were two towers measuring over a little over 1 hundred and 50 feet high and they've been dropped to 1 hundred feet high they've been lowered 50 feet and

the other component has been raised 25 feet. and that's the residential component to the south side of the seawall. there's a number of other impeaches. we've created a passage leading to the point here so it's not necessary to circumvent this part. we've left the homeland height low. a number of issues have been refined in slaip that have created a more comfortable atmosphere. what we'd like to say very

briefly this this building is about the arena itself. there's a great deal of emphasis on the landscaping and comfortable for people to move around the building. this is one of the early sketches showing you how the retail facilities frame this we have landmark that already exists here at the pier. this is an older sketch and this is the most recent sketch. we've held to the concept of framing that area. there continues to be a wonderful grand plaza that leads up to the raised platform and it's the entrance to the area.

so it's a very lively space we know talk about this more in a moment. this continues to be the development of an outdoor ramp so you can walk on the outside of the building and get a tremendous panoramic view. this ramp not only leads you from the lower levels of the pier but to the entrance plaza level that continues up near the roof of the building. here at night we've gone to develop transparent facade.

so you're able to see not only out to the pier by you can look back both the building and see the lobbies and many of the facilities where the public will gather as they enter the building. one of the aspects about the building is really does step down from the high-rises and towers. we have managed to lower the height of the arena because of the interests and the engineering team and common others have been refining the jerry so we drop the feet down to 1 hundred and 25 feet lower than it was last time when you say it. we'll be looking at as we

mentioned early the incorporation of the fire department. we were removing some things and keeping the pier intact and the fire department facilities can be incorporated on the existing framework within this particular area. you're looking at at the north side of the public promenade and alongside that is the wonderful fire boats that come out and the ferries. if you're looking at at the distance is a storm water feature it's designed to have the - this is once you've assessed the top of the plaza

the the entrance of the plaza there's an entrance under h that allows you to get the view of the by the way. you can say a great view of the sidewalk area. so we're going to be planting some landscape features there h that will create a more comfortable area. on the next slide here i can see the small park at the viewing platform and at the left of this slide there's a small feature that's the arena itself if you're up 50 feet above the level the arena it seems smaller. and once you're at that level

overlooking the by the way, the impact of the arena is significantly less. this is a wonderful visit in addition to the visits out to the pier and the water front. one of the things it is important if you turn left in this i mention i'll see a window a that's been monopolized in the exterior part of the building i can step up to the glass window and look at it into the arena itself. we're working on how much you can see we're trying to get more of the court in it by your able to see the scoreboard. so there's a we have moment there you can take a look at what's going on the inside.

now if that's not dramatic enough this is sitting inside the arena looking back towards that window you've been standing on the previous imagine. from the interior there's a part that faces the bridge pier purpose looking at. so inside the arena you can see the orange shape innovates glowing in the distance. we hope this will connect us to the sport arena itself. in the same imagine you can see on the left a light horizontal bar that's the entrance of the arena you can see inside the bowl itself.

you can actually see right in. just to the right of the keystone it an area where the ramp that outdoor ramp comes to an end you'll be able to see the city and back to the ramp. it's a wonderful view. and as we move further, i, see in this image one of the bay windows. there are a number of those features as you pass around the glass and facade. there are courts to the right. this is an i mention of the open space ramp that led up to the building it's ada be assessable. and both on the saw wall site and ramp site.

there's a little bit of wood on the ceiling so everything will not be glass and steel. so this is a spot on the ram where you can look back into the lobby areas so some places along the way you can see inside the loibdz. this is is entrance area and the evening view where your above the level of the pier itself you can once again see the bridge pier in the distance. there are a number of landscape features that help with the land areas. there is a wonderful view looking from the edge where reds is being moved to. we've worked together with the owners of red see to move their

facility as tilt from the north side of the pier to the south side. we've introduced a park with wood surfaces there. here you can see the open assess ramp leading up to the viewing areas on the side of the building and with the retailer areas of payment trees with the plazas a. this is a view looking from the stairs the off to the southern portion of the pier and on the left side you you can see the promise thank you musical group and adopt on the bottom in the lower right. i, see a few umbrellas that's indicative of a farmer's market that can take place on the bay.

so a number of activities can occur in this particular portion of the project. this is also when it's quiet in the morning this is a nice enough on the south side of the pierre with the promenade leading you for bicycles and pedestrians. this is the retailed portions of the project looking from the north to the south by before we close, see the pier 28 with the big arc opening and that's the retailer with the same weight and height of the building about 50 feet high and 1 hundred and 50 feet wide.

this has retail facilities available. this is a view back towards the north and with the reds house on the right side it has it's notice position on the plazas a. most of the retail is pulled back in various places so you can have balconies and other falls on the outside. it's not totally comblesz. the retail is xhoepdz of various retailers to come over shops etc., but it's a range of modules that are being designed. many people have discussed the height of the building. the reason we pulled the arena to the east side of the pier is

to be far null away from the area looking back toward the retail the retail is only 50 feet high here and from this area from the distance away it feels almost as the same height. to prove this point the next slide is a picture of the at&t park at the same location, same distance, same angle on the street. that is actually lower but from the sidewalk it feels higher. if you look through you'll see the arena same distance and the at&t believe
