the cruise lines. we will offer those products, we will assist the cruise lines by developing a marketing campaign. we will analyze the mar /k*et in the northern /kra c california area. with will issue questionnaires and have a realistic approach. so /aeu it will be a combination effort. we cannot do everything ourselves without involving everybody. and more than anything we have to involve the cruise lines. as one of our members mentioned, we have to be realistic. there will be a time when we will not be able

to attract business for different reasons. we have seen the growth in the west coast market, the california coast [inaudible] are coming more attractive with the opportunities there. they are doable and more than anything they are in compliance with the passenger services so having a good understanding of how that works, we can reach success. we cannot say we will reach 120 calls in such a such time, but we will definitely work together with the cruise line. [inaudible] what is done on the west coast -- sorry, on the east coast. we will engage the key players, the destinations and we will showcase these product. we want to offer a product, not only san francisco, but this will be the

head, but maybe peter -- he's the construction manager here. he would know that. but i don't... >> that's part of the item on the bond measure. >> correct. >> the entire project cost is 114 million, that includes the two parkings and building phases one and two. but there's more detail on the item coming up as to how those break out that we'll be presenting. i believe that's item 11a. >> phase two construction we're anticipating once we get the property back in november, would be completely constructed by early fall. i don't think there's a particular month or day yet, but september and october. there needs to be approvals by the coast guard and tsa to make sure it's operational, so we're look /-r

for some time in mid fall, if that makes sense. >> 2014? >> 2014. but it's crucial to make a decision, get the management agreement done before phase two begins so we have a partner as we're going through phase two construction to help on the implementation for a seemless cruise terminal operation at pier 37. like /waoeutz for the special events we want to have -- it usually is 12 to 18 months ahead of time for bookings for special events. we want the management team in place so they can start doing bookings this fall for fall of 2014. >> i got it. >> thank you. >> [inaudible] i just want to say just on behalf of the commission and the port, this is a very important venture for us going forward and i think

that we have not had the opportunity to maximize the pier 27 in a way that we have now because we have an existing terminal, but we know its limitation and it's not been used to its fullest extent. this is a new revenue opportunity, we can remind everybody that's involved that the port has many needs -- capitol needs -- so it's important that this be financially viable. not just for the port, but for the buyers are. we have to have customer satisfy and there are many customers we're dealing with here. this is a very important decision that we have to make in terms of who we choose. we have two very qualified bidders and i think [inaudible] and how they want

>> updated architectural design for the golden state warriors arena. >> [inaudible] director for the port and i want to take the opportunity toe introduce this item. want to talk about what we're going to cover this as part of this /prepbl /taugs and also what we're not going to cover. we're really pleased to be at this point of giving the warrior design team an opportunity to give you and the public an update on where they are with the concept plan on pier's 30 and 32 arena and development. this presentation will focus on design, not the

financial aspects. there will be other hearings where we will be before you to talk about that. port staff [inaudible] work force development staff are really excited to be at this point in the process. a lot of work has gone into this particular development and this design and we're real eager for you and others to see it. it's very unique proposal and very unique location along the water front and we're very excited about the opportunities presented here. as you know the water front land use plan includes opportunities, mixed use opportunity areas for the entire 7.5 miles of water front and those opportunity areas anticipate that there's going to be the plan decides about

where maritime uses will be. those mixed use development opportunities are decided by neighborhood as well so this particular development is in the south beach neighborhood, but it presents -- it's an example of the kind of mixed use opportunities that will be presented along the entire water front. we think that this site and the proposed development that the warriors have in mind and will present to you is consistent with the kinds of development that is adjacent to it in the south beach area. we think this approach is consistent with the kinds of development in mission rock with the giants that ou've seen for forest city and

70 area as well. in november of last year, the reasonable concept was presented to you and i want to talk a bit about what the /kwrar /kwrors have been doing and the design team has been doing since that hearing in november. they have met with port staff, with plan department staff, mta,other city departments. they have met with agencies like stand land and [inaudible] conservation and development commission. they've held a number of community meetings with key stake holders and interested citizens as well as your citizen's advisory committee and its number of subcommittees. and what you're going to see today is a result of the input that they received since the original de/saoeupbl. i want to touch on one thing

about the site and its come at compatible with the south beach area. this development includes the arena, but also residential and hotel development. and we think this arena and the hotel will be an important element to add to the convention and activity that happens along the water front and it's happening throughout san francisco so i did want to mention that as well. but then come back to the fact that what you're going to see is an update of what you saw in november. that there are a lot of new and important elements that have been added to this that address some of the concerns that the groups i mentioned have made. and i wanted
