i'm shawn i'm with the developer. and i'm here to introduce you to the project and to the project design team but first i want to give you a little introduction. the gentleman did a wonderful description on this process. but the millennium partners do have a great history. we've been involved in several projects and continuously we program the project to the city jessie square and we look at again as an ongoing commitment with the redevelopment as we

transition into other promotions. the comment we received on the eir process and particularly to the two areas concerned that have been raised and highlighted continuously. the first is the mitigation to the shadow on union square of which we've been working with the planning staff to try to understand the impacts so we can work win the stretch of the overall project. we want to be able to work alongside the other planned development. in the other areas the pedestrian and automobile ingress safety we continue to

work with the opponents with the project as well and we continue to make the pledge that we will do a pedestrian survey prior to building permit and we'll continue to work with those concerns. just wanted to make that commitment today. and to echo some of the comments today we've been working with the planning staff and been working a number of years and it's collaborative work. and i'm going to turn it over to the planning architect to walk you throw the particulars of the project >> thank you. good morning

commissioners. i've been a resident born and raised in san francisco and i've been working in the area for over 20 years now. part of what i want to talk about is you're very familiar with the site. but what's important s here it the site itself one thing i want to mention is i've been involved in many projects on this area i i was the lead designer on the four

seasons hotel and the jessie foundation as well as jessie square. i understand the complex of the project. this parcel is the last remaining parcel that we came up with with 28 years ago. what's also important is the area and all the different how this project fits in. it's consistent with the area it brings residential product to the area it establishes the mexican museum in the area and looks at doing something very good with the area. it's an under utilized facility.

it's also important to see what's around it. i think our building fits into the fabric. it's a residential project it's an institutional project it conforms to all the other buildings around it and those are aspects of the building. in terms of the agricultural components the cumulation. and we spoke will earlier, you have all the information you need but i want to talk about the agriculture.

we have the tower in the eulogy we're in keeping with all the other institutions around it will bring new life and really enhance the area much more and i think that's an important aspect. it's not just about the programming but the agricultural. we're trying to work on this building skumg the top of the building and provide materials that are in other buildings around it. as you can see from the section of the building the museum plays a very important part it becomes another entrance to the other

projects the tower itself at the top of the tower and again in the spirit of trying to keep the shadows minimal on union square we are working the east side of the building and it's the side that casts the most amount of shadow so we reduced that by thirty percent. and from a ground floor plan i think it's important to understand this this building the footprint is 50 thousand square feet. the top is approximately 12 though 9 hundred square feet.

as we've evolved i've been here 20 years working on buildings. where we're in the mindset of doing for slender buildings and that's primarily why this building has been redone. that's an important aspect in terms of trying to create an active skyline is to create those slimmer towers. also what's important will the ground floor plan unlike other buildings this is on the corner and we've been able to landscape around the mission street light trees and again, the enhance on the plazas a side. so it is not plugged into the middle of a block.

there's a lot of surfaces. we revitalized the arresting - also to keep in mind we have utilized the enhance spots and we're relie down. this is a picture looking east and we'll be taking off the 1980 version of the old building. and this is the scale of the contemporary museum building. we're presenting the jessie

plaza with the front door. as one sits at that front door you will see the jessie building and prostrate this type of agricultural on the plazas a it's good for the environment and attractive. keep in mind we've been working with the h pc and we have to do some work on the place. this is a place holder the massing has worked out with the wind analysis and we're going to be going back that the mexican wind team. again, this is a section at the base of the museum it taxes up

the first four floors of the project. and the retail on third and mission it's important. here you have a picture of the old arson building we're going to be rehabilitating that whole building but excess any questionsly we're going to be redoing the whole floor. so i think the building in itself will be very activated on the first floor. this is some details of the overall structure of the building. what i want to point out here i know we're short on time but we started this building several years ago with a tremendous amount of shadowing impact.

we've worked with the planning vice president to work to start to orient that building south so it will reduce the shadowing. as you can see we've reduced the height of the building but we've reduced the shadowing impacts significantly. and as you heard earlier basically, there's 4 weeks of shadow that by want 15 there be no more shadowing and two weeks at 8 fourteen. it's early morning shadow before retails open and not midday shadows. this is the future of san

francisco. we've got quite a few of the of buildings coming up. i want to reemphasis this site is important the skyline of san francisco is important. we think and we're working with the planning department of public health we feel the building is just right. we feel that when buildings become all the same heights it becomes a very stagnant skyline and that's why the buildings surrounding that area have extra height to make it look different. our building is slirnd and elegant and it will be a tremendous asset to this area. if you have any questions i'll

very lucky to work here. i know that san francisco has something very unique adversity in the arts. you can see all the arts from mexican native american. and i think san francisco has a great collection for the museum not only of chicano art but a large collection of text told us and musical arts and furniture and folk art. we really should consider giving this to the collection. so we definitely need to have a very good sense of access to

reside in the city and we believe this is a very important stepping stone into finalizing this. we have the asian museum and the african-american it is time to have a permanent home for the mexican museum. we believe that people will be looking to have a small excuse not be to be part of the city. this is part to continue the dream that he have for latino heritage to be affiliated with the museum. this is very important that will provide residence and more opportunities to be in the area it will provide for us to showcase our heritage and our
