though 9 hundred square feet. as we've evolved i've been here 20 years working on buildings. where we're in the mindset of doing for slender buildings and that's primarily why this building has been redone. that's an important aspect in terms of trying to create an active skyline is to create those slimmer towers. also what's important will the ground floor plan unlike other buildings this is on the corner and we've been able to landscape around the mission street light trees and again, the enhance on the plazas a side. so it is not plugged into the

middle of a block. there's a lot of surfaces. we revitalized the arresting - also to keep in mind we have utilized the enhance spots and we're relie down. this is a picture looking east and we'll be taking off the 1980 version of the old building. and this is the scale of the contemporary museum building.

we're presenting the jessie plaza with the front door. as one sits at that front door you will see the jessie building and prostrate this type of agricultural on the plazas a it's good for the environment and attractive. keep in mind we've been working with the h pc and we have to do some work on the place. this is a place holder the massing has worked out with the wind analysis and we're going to be going back that the mexican wind team. again, this is a section at the base of the museum it taxes up

the first four floors of the project. and the retail on third and mission it's important. here you have a picture of the old arson building we're going to be rehabilitating that whole building but excess any questionsly we're going to be redoing the whole floor. so i think the building in itself will be very activated on the first floor. this is some details of the overall structure of the building. what i want to point out here i know we're short on time but we started this building several years ago with a tremendous

amount of shadowing impact. we've worked with the planning vice president to work to start to orient that building south so it will reduce the shadowing. as you can see we've reduced the height of the building but we've reduced the shadowing impacts significantly. and as you heard earlier basically, there's 4 weeks of shadow that by want 15 there be no more shadowing and two weeks at 8 fourteen. it's early morning shadow before retails open and not midday shadows.

this is the future of san francisco. we've got quite a few of the of buildings coming up. i want to reemphasis this site is important the skyline of san francisco is important. we think and we're working with the planning department of public health we feel the building is just right. we feel that when buildings become all the same heights it becomes a very stagnant skyline and that's why the buildings surrounding that area have extra height to make it look different. our building is slirnd and elegant and it will be a tremendous asset to this area.
