the elements of our neighborhood. we're happy for that. we're grateful that they will keep the mrir and it was designed by a 19 golden gate museum. however, we feel the need to express our concerns about the residential project. as it's present the proposed 4 story building would sit at the entrance of the park. on the opposite park entrance corner as you can see from the photos there's a laundromat.

but there are several real concerns about this project. i think it's awesome to have this on the corn. we talked about height. when we say we have families and most of the buildings around the proposed site have people who live at home all day long and maybe their elderly or live mostly at home. the building is going to block the light and that's a real certain for us are i don't know what can be done to mitigate that but that's a real issue for us. secondarily it's a very vulnerable population.

there would be like for assurance so mitigate the toxins that are likely to be raised on that site per overall we want have the - it will effect the community and while i live it that way we want more assurances. that commercial space proposed we want to make sure it will not take up the whole block. but a shop of this size is going to be hired by large chain operations that are counter to the character and the benefit of the community. we really need the small shops

today. we know each other and will continue to shop. ocean avenue has had a struggle all the time. it's been one of the issues it's faced over the years not only today. i've worked on those projects. and the project further supports transit which the balboa plan is, in fact, and the balancing - cal listen stops directly in front of project. so they can come downtown and it opens up the whole region of transit to the resident of this project. number 54 is another transit line within two blocks. it's a location that's surround

by education institutions. i live out there and i encourage my kids to go to school driver's license but they decided dad we're going to some other place and dad you're going to pay for the tuition. i understand a bag is supporting a design in which people can walk. and in my professional career i walked a lot. there was no senior services there important all the services people need are within walking distances of this facility. and someone mentioned housing. well, the avalon project was

much bigger. i remember when we built a facility down there was commercial on the ground floor. and with the commercial on the ground floor it makes it possible for people to stay within the neighborhood. this project has 3 bedroom units. people in san francisco when they have more than 2 children they have to leave. this project will support those people who want to remain in san francisco that have families >> afternoon. i'm frank. i lived in westward park over 35 years and i own 2 buildings.

one of them is as at all as the one proposed. it takes up a quarter of a block and it's been through over 70 years. i see no hesitancy that's going to benefit the block. we have a whole foods that is 4 stories and a new this that's going to be over 4 stories. that's my building there. it's a very large building. we have the juxtaposition of those buildings so it doesn't create a problem not for the tenants or the owners. an example of what we need - i was going to speak to the jean

sense the thing that's most neat the ocean avenue corridors is the homes. this is a transit district. nobody goes there at night time but if we have people using the businesses. but aside from that she owners a gas station and there are two other gas stations on ocean avenue so the remove of one gas station won't impact the neighborhood one bit. bus the impact of this building is the well-being of the neighborhood it's a incentive to the businesses to the very vitality of the city particle when the city t is crying for

you can leave it there. any other speakers who have not spoken yet? >> i'll try this again. good afternoon, commissioners. i've spent thirty years operating service stations in san francisco wrenching on cars and pumping gas. i purchased it in 1989. i had an opportunity to buy the land. i went down to the commission to make sure that i could build my building. and i went off and purchased the land and pit my life saves and continued to operate it and

repaired cars. is building would not be feasible to build if i build a floor. i would appreciate it if you consider the amount of work we went through to accumulate the community the wood tracks i've gone through every step. i was told everything was fine i get a letter that you have a copy of they say it's not fine they want to remove a floor. there's not much more i can do but not remove a floor. please consider the building as it sits and i appreciate you give me the time today

>> thank you. any additional comment. seeing none, public comment is closed and opening it up to commissioners >> i really like this project and particularly like the design. as one speaker said we've seen so many cookie cutter designs. it's wonderful to see the bungalow -- strike that style and they have actually eliminated some of the features by putting in the relieve allowing it to be the kinds of things that make this looks like it fits into the rest of the neighborhood. the flower boxes the pitched roofs the tiles all the things you come to sober with the

westward park. you need the one to one parking for sure and if you can put a single car space in there that's good. and saving the pillar is really important because miramar is the elaborate street. it should remind people of the twin peaks tunnel. i live in one of them but i really appreciate the kind of architect that was done in those days giving each house an adequate amount of space and

backyard. so i'm fine with the 4 stories. but the project sponsor said it doesn't work but we have to look at it in the context of ocean avenue. many of the four floors they're not nearly as well, pointed as this one is. i agree within westward park then the two-story limits in the parts of the cc n rs are totally appropriate. and i know that you've codified part of that. by ocean avenue is the commercial district and having that additional height on the corner is fine. the other thing that makes it possibly is miramar is an ocean

- it was built in the 20s probably that's as big bus it's on the narrow street of granada. and this will fit in better >> i'm very much encouraged by some of the things that will make ocean avenue and the retail strip that will have new businesses go in and they'll draw in other parts of city maybe some restaurants and that can revitalize the neighborhood quickly. i like the fact that you used the services of robert buckner who goes by the nickname of man of color he's very good at what
