have lived on utah street a block from the proposed project for 28 years and i want to speak about the green space requirement and have the developer to the defined neighborhood documentations and asking for an exception. the eastern neighborhood defined the open space as in many areas the amount of open space required is part of a new development would be increased additionally these open spaces will be required to be greener and more usable. >> the developer has decided to sacrifice the green space in order to create more density in the name of more apartments. and it is dead space and now that there is no purpose on trying to say that the requirements were met. and as you can see from the

developer's plan. the requirements in the form of the roof decks and the balconies on the east side and an open space above the garage that is 3200 square feet which is less than the 3750 square feet and as was said. the developer still need to put up fencing in that roof area to protect the people from falling and will see the 58 foot plan roof height and instead they will get an additional four for free. so while the developer is not previeding an area as defined in the en that should provide a space, consist of the natural setting and i believe that just it fits in the general plan to provide a living environment and the question is what does it look like, it is hard and how do you begin to quantify it and how do you provide for that and not imposing that on the current neighbors who chose to live here for the sun and some

this is the new verti club when they built it? 1935, and if you notice this building is not very tall over it. i guess that they tore that one down in, and this was a photo in 1951. and that was probably the building that they just tore down and it is not that much higher than the verdi club. now the club, has a mandatory funding of significance and leading agency and have a significant effect on the environment and therefore requires an eir which i believe is not done and also in the historic preservation commission, the final measure, kl, and the procedures for promoting the view and the plan that the area requires that project involving new construction and moral

alterations built before 63, obviously the club was built in 1935 should be forwarded to the commitsing and i believe that was not done. and what else it says here. and so it applies to the proposed project and they are in the process of being adopted. and it also says over here that they are art deco style and motes with crafted plaster and this club has been around for a long time and my great grandfather was one of the founding members and my grandfather was a resident when they built this building. we have had a lot of great history there. and i don't know if anybody can recognize who that is in the picture. but that is just some of the people who have come through

garden and there were a series of meetings where the folks were here to come and see the presentations from the project sponsor and they had an opportunity to ask questions and you know, many of you know that mission housing has build affordable housing in the mission district for over 40 years. and you know there are some projects that come along that we support and some that we don't support and we do support this one. this particular developer was very sensitive to the community. and asked for ourself, in fact, in doing out reach and also in or once the project is under development to help to identify the folks that might be interested in the below market units. and so, i can say that even years ago in the 40 years ago, actually when we developed the

mariposa garden across the street there were many folks that came forward as they did today to oppose mariposa gardens which is a 63 unit affordable housing development. and so i don't know, i hear comments back there and i can't make them out. but i just like to say that in our experience in the san francisco mission district we have seen seen the folks that have come out and the folks who have not. and these folks did extensive out reach and want to commend them with that and we are anxious to work with them and for the neighborhood to be developed the way that it is and to remove the bliet that

francisco city build and her first question to me is, do i want to be a pile driver? i told her no. i said, you want to be a carpenter, you live in the city and you can learn so much more being a carpenter than playing in the mud like i do. and it is no a no brainer if it is a parking lot and you are missing residentials, units, why not put them in, maybe i could call and get sheraton in the union and help her get hooked up and maybe four years from now she can buy an apartment there, that is cool because ne girls just want a chance to get started with life and get their own place and start their own families and that is where it stands. they are waiting to go to work. and waiting for these buildings to get started. i support this project. any further public comment? >> seeing none, public comment is closed. >>
