i'm happy to be here today, i was one of the planners involved in the community and one thought that 34u79 agencies that created the violation for this hub i can testify to how much work and perseverance it took and how much everyone had to work together and overcome many be obstacles. this neighborhood center includes new favorable housing and new community open space and without further ado i'd like to invite this person up to talk about this mayor ed lee (clapping)

>> thank you. >> and thank you for your good job. i know you're going to find out with all the different speakers and you study this particularly site where it's located and what was involved to get this site going you'll find a lot of different interests had to come together and if there was any site that needs the consensus of so many interests this one is reflected and we have city college by the way, we're going to make sure their accreditation stays. that's a wonderful institution and part of this development and this whole corridor >> i've got a lot of friends here. and dan weather and i used to go pole to pole and take off the stickers and we knew years ago this was going to be a great

plays for public and private investment that's why you see a great mix whether it's douglas leadership and working with the neighborhood center or the westwood park association or the cb d along this corridor looking with the fire department, the sfmta which tom northern california land and ed are here today and our fire department represented by italy chief and our housing advertisement olsen their development group again working in concert, supervisor yee knows this he ngsz all the indict entities that had to come together even the people's vs.

telethon church and i and the b of a has found a nice investment for them and their resources to come and blend in with everybody's interest. this is a transit rich corridor because of the bus loop and because of the way we've been viewing ocean avenue you'll see it's a great investment. now having kind of mentioned all the different elements i hope i didn't leave anybody out the great rich corridor that this has let's talk about this project. you're talking about 71 units all affordable units here and that affordability is necessary for this city 45 of those units

are directed at families and affordability for them. and the other units 25 of those units are dedicated to transitional age youth people who are coming up u coming out of foster kids and into our system. we need to provide a great save haven for them. it's a great combination reflective of our cities values. we are and will continue to be the city for the one hundred percent. those are the populations we want to have here. i think that is lisp of ail those different neighborhoods centered in this corridor is a fantastic reflection of the spirit of this city. so that's why we thank mta to

real estate to everybody working together because you're not going to find us always being promoting market rate and donates why ocean avenue is a great story to tell. i want you to see the bigger picture. last week, we did the same thing in chinatown north beach with the same contractors also had the ground breaking for 75 units own broadway, samson street and hitting at the affordability to us i want you to pay attention right now there are over 5 hundred 6 thousand - 11 thousand

67 hundred and 25 percent of those are for permanent affordable housing in this city (clapping) >> that's the kind of commitment we're making. you know, some of the stories that come out hey our building all this housing for people who might be, you know, always being a lot more resources then we think san francisco is all about. well, i think 25 percent of the housing is a great story and it reflects our values. we as a city family continue macro it's a great investment for all of our values. we're building consensus for the people and entities that are right here and i must say we've found a way to improve our fire department sfags because they're

getting some improvements though the station their appreciative of and again, all the agencies that serve our community. i'm very proud of this project and the consensus building and proud of the construction contractors who will again reflect their values of making sure theirs local hiring going on and this is why supervisor yee and avalos continue to have a conversation with us in the mayor's office to say let's continue. there's a lot of interest involved but if i can lead the effort with everybody else to build consensus so make sure we forge the right level of conversation at the city hall we'll get more and more of those

projects and get everybody involved and we'll see the links between why we do market why we do affordability and projects throughout the city. this is not downtown, this is in the ocean corridor but it's a transit corridor for the city like all the others and we want everybody to live all over the city. thank you everyone for working together and being a part of this. our transit agency are proud they want this loop and it offers that opportunity. thank you supervisor yee for your leadership and supervisor avalos and the center and we'll get more housing. thank you, everybody for being here

(clapping) >> our next speaker is supervisor yee the supervisor for this district. >> thank you. i want to acknowledge mayor lee's leadership and doesn't get enough credit in regards to affordable housing other leaders have you talked about it but i'm seeing the result of his leadership and his consensus building. this is one examples of what we could do in this industry to build housing for a diversity of people to live in. it's really important for me. i can't take much from 1928 i live a few blocks from here i follow any association and was

supporting it. i want to give credit to my predecessor who was the leader in putting people together. certainly one of the things i want to talk about is not only is this about affordable housing my lifetime experience is in education and focusing on young children and families. one of the that things that be bothered me was what happens to those kids who get into the system and at age 18 get thrown out into the street. for years and years i meet with people throughout the united states who are leaders in their own community but very little is

being define for this set of our residents here. so it's real important for me to acknowledge this development because to set aside 25 units. image this for you who are middle income when your kids turn 8 it's not like you don't support them anymore. they go to college and a car but whatever but those kids doesn't have this support so i'm happy that district 78 could be part of that solution and join the partners here to welcome them >> (clapping) >> our next speaker is supervisor jonah loss. >> thank you ken. mr. mayor thank you four being

here and our super supervisor norm lee. i'm proud of the advocacies and the work. back in 2006 i was not on the board of supervisors i was a legislative aid and there was a supplemental that came in the mid of the year and it was on housing you are worked with the community resident to make sure there was money for trianglesal youth and actually those original dollars helped to keep this project going. and i want to congratulate many of the housing advocates and all the year that followed to help keep this project going and keep it on the map to mercy housing for your advocacy work and

reaching out touts community. of course, i want to thank the mayor's office of housing and your work to actually keep this project and many other projects going in the pipeline so we can see we're meeting our commitments for you fulfilling the needs of people who don't have adequate housing. and it's exciting about the transformation. we have lots of housing utilities and this is transforming this transformation we owe it to the residents we're making sure we billed the transit infrastructure and actually are supporting this vitality her. it's a historic day for this

ocean we are working with mercy housing and the many neighbors in this neighborhood. and this is in the 11 district. as rents are increasingly it hard for 34 families to stay here but this building is among the first building that will provide 25 k units and 45 of our units to help families stay and a strive in the city. so many thanks to you help us celebrate october 3rd and help us celebrate this new development >> my job is to start with the partner at the neighborhood center. i know for many, many years

they've carried the torch. i want to take a minute to thank ken and lisa you know the planners get very little credit and this is would think of those examples where the marshes and city staff sent e spent many years. there were a lot of things that had to happen with the mta and other partners that's an example of a planning led vision and they both deserve a lot of credit for moving this forward (clapping) >> i want to thank our phenomenal general contractor and other folks. we don't have the big board up but this project is like the it's got a list of thirty

funders we have it thank you suzy. but i am going to introduce b of a next but introduce the previous role of san francisco this is one of the last guests of that work so to speak and he's done a phenomenal job and the mayor's office housing and other folks who spent a lot of time and try to create a vision. houser who are known in the country and don't know exactly what to do. h cd i'm not sure is here but they've provided a lot of funding and i think that covers most of our funders.

and the entrepreneur community participates. but i want to take the opportunity b of a they're a huge supporter and in fact the b of a had this site maybe a decade ago to determine what would happen on this site and this lady was a student and i want to introduce b of a and merrill lynch who have provided the funding and entity on this site >> i'm going to - okay. that's better. well, good afternoon b of a provided the 4 direct taxpayer investment for this operation of 11 ocean avenue apartments >> yeah. thank you. so, you know, oftentimes it

takes months and years or longer to build one of those projects. and as doug said this project was conceived back in that 2003 a group of folks from blesh were to compete in the bank challenge and, in fact, we've got some students here (calling names) and they helped on this proposal which is pretty cool to have it right here. now unfortunately, the berkley team lost to stanford so doug shu maker was the judge so put your complaints to him. doug went to cal that was a tough decision. but to get to this decision plan took over the decade of hard work and perseverance by some

organized. this group started in the neighborhood we started 15 years ago even before the students of blefrn found their way here (laughter) >> what we believe the consensus was at that time was that we wanted open space. we're standing in the future open space, we wanted housing and retail because we needed to have people watching the open space later on the community was involved in the better neighborhoods and the meetings that helped to design this building. one of the things that come out of that meeting was not to have the entrance on lee or ocean street but the pedestrian entrance onto the plaza. so those are works of how the communities been involved for at
