commissioners at your first meeting of last year you approved the shipyard disposition development agreement. as part of that amendment you permitted the master developer lanar to develop its housing obligation. it would come from the master developer and the tax credits, any gaps financing that would be necessary. in further of that amendment this is a basic comprise and it will come back later in the year to get the transfer and development. with that i'd like to ask you anabell to present this item.

>> thank you. >> thank you. good afternoon commissioner members. i'm the assistant project manager for the shipyard. i'm asked for the commissioner to adopt finding pursuant to approval the concept and design for block 49, a 60 unit affordable housing shipyard. as part of my presentation i'll provide information about the shipyard and the design team will provide schematic design and i'll give a review of the next steps. >> block 49 is located on the shipyard. it's a residential area and in the presentation on the screen, in the yellow area you can see the shipyard developments to be built. on the left side you see the

existing neighborhood along donahue. 15 percent of all units is affordable. 30 percent or 58 units are at a 50 percent income level and the remaining 70 percent are 134 units are at 80 percent. additionally the agency will develop affordable units for a total of 410 units on phase one of the shipyard. the original version and all developer affordable units are included in the unit which means they'll be spread out to the market rate project. the 6th amendment which was an amendment that occurred in october of 2012 allows development for all units on

one dedicated block. block 49 and that change makes block 49 an affordable housing site. on this map you can see the locations of all affordable housing which are yellow and the block 49 location in red. >> the sixth amendment hasn't turned anything about the total number and to be developed but the change will result in a 50 percent mi to be developed much sooner and it's spread throughout the development of the market rate project. further as part of the 6th amendment they'll pay any gap that's to fill the project and pay a $1 million affordable housing fee. if the conditions at 4th and the 6th amendment aren't set aside for
