refinements made to the retain areas, and we will show s those in just a moment and some more green space being provided in and around the facility. and this is the previous version that you had seen some months ago. around may of this past year the retail on the left is sizeable and put the two together here is the sort of red line showing me the version of 2.0 and the newest iteration below and we have reduced the girth of the arena significantly and that is by removing about 33,000 square feet out facility itself and i want to point out that this is more by the efficient designs and not to somehow make it shrink and it is more intelligent in the engineering and in the planning and making sure that we are not wasting any space but it has

very much the same performance value as it had previously and the retail space is more intimate and it is smaller scale modules and so there is room in this retail design for different types of facilities including smaller restaurants and shops and we have cutaway at the pier edges on the southern edge which is the side facing the sun where most of the activity. you will notice it that there has been refinements to size and heights of things and we have certainly reduced the sort of gross square footage of the venue itself. and 33,000 square feet as i mentioned earlier and we have increased the amount of open space and we have added about an acre of open space and there is a figure that is not on the

list which is in addition we have added about one acre of more, veg taited or planted space and so there is more ground cover than there was in previous. and so over all, there is two acres of pervious planted landscape on the site now and about 60 percent of the area of the pier is dedicated to open space and that is up to 53 percent and we have about 7 acres of open space on the site and that is the equivalent of about three union squares in space. and spread across the two pier sites itself and we have removed, 15,000 square foot of pire., and we had removed none and so there is more water exposed to the sky in this new iteration. and we still have a deep water birth and they are accessed along the perimeter areas and we have also created and you will see in a moment, lower platforms that rise up towards

the entries so it is more accessible in general. and the first thing that we would like to point out is that we have improved pedestrian cyclist safety around the site and the previous scheme had a support of the vehicular entry at the northwest corner which is signified with the blue arrow, and right adjacent to bryant street and so originally we felt that this would be the only possible place for the support that the vehicle entrance and it has turned out to be some what problematic in terms of interactions with the pedestrian flow along this side. and so in the newest, we are looking at moving the support entrance towards the center of the site so that it is more in keeping with the traditional buildings along the shore line here where generally you have a building with a central vehicular entrance and wings on either side. and this then, allows the people to move freely around

the northwest corner which as you may recall, that we have been pointing out that the large number of people will be coming from the northwest, towards this location towards the south towards at&t park as well and towards this venue and so the northwest corner there has a lot of need for public and pedestrian safety and including vale t parking and the little rectangle in the middle and they are available to the public. and the other thing that we have done is making sure that the cycle traffic along the embarcadero can move freely and not find itself in intersections with people and cars are having to interact in a severe way, and so this has been a part of our thinking and the second point, that we would like to make, is that the northwest corner, not only is improved in terms of safety,

but one that we hope to show you a more graceful design and because we have moved this support vehicular entrance towards the center you can see that the previous design which suffered from the challenge of this vehicular conflict made it so that the only one available to use to the event above is only about 10 feet wide which is preconstrained and so we all recognize that as an issue and the new design that you will see, that we are able to get about 170 feet, of space around which you can access the core of the site without having to interfere with traffic flow of any kind. and this plaza, of sorts, is surrounded by retail space, that has outdoor ter aces for outdoor seating so it can be restaurant or activity here facing towards the financial district and the city to the north. and this is a view from the north looking towards the south

and we have provided now a new sort of passage which leads through the retail paces, as opposed to just one large stair. we have a ramp that leads one through, these smaller retail modules and these restaurant and coffee shops and etc., along the way and point you directly to the south with views over the bay. as you move through these pass js up towards the event center and viewing tar aces above. the fire station remains in a similar location and it has been previously there and you can see it with the san francisco fire department. located just adjacent to the northwest corner here. and the next thing that we would like to point out is that we have a reduced significant amount of height in some of the ter aces that lead to the entrance of the venue itself and so this is the new design, and we have created sort avenue plaza area. it can be used as a specific

space during the time that the event center is not in use, but here is an indication of how much we have removed, and the old design the previous design had about a 37 foot height event center, and we dropped it down to about 28 feet. so that is nearly 10 foot of drop. on to the middle portion of the public areas at the corner of the site and here is the previous design on the left that is the area that was at 37 feet prior to this revision and that is the area of 37 feet now and so you still have to rise up to get into the entry of the venue itself but for the most part the public areas are slightly lower. and if there are any questions, i would be happy to answer anything or we will keep going, but feel free if there is anything that is a little hard to understand here. one of the important issues is that this plaza be accessible by all types of people, those that are in real movement as well as others. and so we have made a series of

simple sloping surfaces that take you to this point and we will talk to you more about that in a moment. here is a view of that event and the center plaza plus 28 feet and you have risen up to a point, where you can see out over to the bridge, itself, and there is a possibility for the restaurants and shops, to feed out on to the plaza on both sides and so you feel that you are surrounded by activity, which is very important. the other thing that is important to people is at the north east corner where the practice is situated it is too high to many and felt that it was an impediment to appreciating the water front, we have managed to lower the height of the practice courts from 55 feet to 37 feet which

is a substantial difference and there you see the difference in the height between the new design and the sold. this allow for the people to still get up high enough to have views of treasure island and the water front and also by the way back to the financial district, but also, low enough that it does not feel overwhelming as you walk along the edge itself. altogether if you take both the reduction of the event center mras sa and this to 55 to 37 we, have removed, 1.3 million feet of mass from the desxien that is a huge number and it is hard to describe, but it is about one full floor of the ferry building that we are in now. we hope that a positive, movement and in terms of creating more efficient and accessible design with having a

less impact on the surroundings. and we have created the accommodating park and plaza and made the portions of the stairs up to the event center more accommodating and this is version, 2.0 on the left and as i mentioned those stairs were rising up to about 37, 38 feet in the previous design and now they are only going to less of 28 feet or so, and there is a lot less rise and that is meant that we can have a very efficient and enjoyable ramping system and that does not consider the rails and so it is not really a ramp it is a sloping surface that you see on the right there that brings the people with the wheeled access to this new plaza level. and it is significantly more vegetation in this rising, sort of grand land scheme and so there are different plateu,s and all of these face south and

all of these surfaces are getting more daylight sun hours because they are sloping towards the sun and some of these green areas also come down to the water's edge so that you are aible to similar to the park and be able to stand on the edge of the pier itself and be surrounded by the vegetation as you experience the shore line of the san francisco bay and the reds remain as you can see there and the locations that we have described previously towards the south west corner of the site. all of this is occurring in such a way that we are evaluating the vegetation in the southern facing portion of the building and some of it as you can see is a lower vegetation and some are grass and here is a detail of that and the standard is more organic and so that you don't have kind of a wide, monumental stair there and on the side of the planted areas are seats where people can also relax on the regular benches as well as laying out on the grass and so

there is a sensibility of a broad park that leads one towards the south of the site. this is looking from a mid level of that lawn, leading down towards the south, towards the adjacent pier structures and a hard scape that you can walk along the edge alongside of these planted zones of the great lawn are. there are trees and additional shade, and at the south east corner we have shaved away the pier edge itself we have moved 15,000 square feet of pier itself. and this is some what along the coast of northern california and of the bay area so that you can enjoy this view of the surrounding bay edges and of course the treasure island and

the bay bridge itself and this is a view on the lower south east corner as we are developing it today. and a place for family to come and enjoy, and i should say, families who might want to experience the bay in a place that is kind of out at the water's edge. >> it is designed to be more intimate and less big block retail of the previous design and so, one of the cues that we took were some of the buildings that we see along it today, pier 3 and 5 and are sort of narrow and slightly tall in the geometry and they have ways in which you can pass through them and on the middle and on the edges and around the sides and so we are looking at the same scale and geometry and the shops that can enhabit the spaces and as you look here there is a v shape that cuts through and that is a ramping passage and you move, very

gently up to various ter aces and that take you up to the event, plaza itself and along the way of both sides of your walk are smaller shops and restaurant leading you up to the venue itself. and you can also cut across it in different ways, and first i will show you where the plazas are and these are the flat areas that you can access and some of them terraceand more like the event center plaza and even higher up still and the last one that i showed that one there is on top of one of the restaurant on the upper level and you can go over the top of that and get a commanding view of your surroundings and again the view looking from the north towards the south, with the various steps of retail, some of these you will see, they moved gradually up from

embarcadero level to the event plaza itself. it has been placed on creating a space along the south edge that is vital and lively, and all times of the day even when there are no events in the facility and if you look carefully there is a word that says box office and the glass there and there is a theater entrance and so when there is not a game there is likely to be a cultural activity inside of the building. and you will be able to access that directly from the embarcadero level itself. across from the red is a plaza that is substantial and it prosides also the views out to the bay as you enter the edges of the pier in the future, and this is up at the top of the event center and looking off to the bay bridge and to the south, and we only have a couple more points i will move along, one of them in fact is a very important is insuring that the site lines are protected to the bear area and the south bay

and first of all we would like to point out to be the previous design of 2.0 and if you look closely, the little, red dot, at the high line, and on the north of the page, is where people would first see this design as they approved from the city and they were looking straight into a craoe tail and the vaek access point and in the current scheme. it stays? the same place and you procedure vieded a view along the passage and directly to the northwest access point and to the pier as you are going up the retail and you do kind of a hairpin turn and turn back to the north and then you are given a view of the bay bridge once again and there is a wide variety of views as you move through the retail and that is important to us and so this looking from the park towards the southern edge of the site. and as you move along the

embarcadero there is a lot of interesting and what the impact of the mass of the facility will be on those people that are moving along the embarcadero's edge and so we made this diagram and this is a section through the site and there are a couple of things to point out here that if you look at the pavillion itself, the hao*it has not changed but the edges of building have dropped to 110 feet and so the para pit line or the line in which most people perceive the height of the building has dropped 15 feet and that in conjunction with the 50 foot height of the retail along the edge, makes the building in effect *, almost envisible as you move along the edge of the street

itself. this is the tress, that the people move along the shore line with and you can see that in the scheme that we are working with, that it is really the retail that provides the direct understanding of the site, and you see over it to the sky, and where it is at&t park where we see the edge of the architecture itself to the street edge and so we think that this is ap important aspect of the design that we would like to show you and finally in terms of the site lines there is a lot of beauty in the south bay and it is wide and it is wider than in any other portion of the san francisco bay. and so, there is this one, and

generous horizontal feel and we have created that entrance plaza to the south such that the space between the reds and the theater, entry is wide enough that you get a straight view out to the south east and south east bay and in fact, it is possible to even to see well, if you look in one direction you can see the mount and then further down, the mission peak, and you can see a little bit here and there is mountain hamilton and this is slightly higher and you are standing on the grand lawn and as you stand lower you have the same impact of having a view of the other edges of the bay itself. and we respect many people's fear that these will be lost in the future and we have done as much as we possibly can to insure that these are really provided. inside of the arena is a window out to the bridge itself and so you are able to have the setting of the bay while you are in the venue, and enjoying

an event, and also, at the top of this, you will see a square box, just above the scoreboard there and that is where the ramp on the outside of the building terminates, and so, there is that long, pedestrian an viewing lamp that is still existing in the design that is open so that you can get to the top at plus 88 feet over the pier level and view the harbor from a very high vantage point and if you turn around you can look into the arena and so there is an immediate access to the public and both to the inside and the out public and that is important. and we have improved the path of travel around the facility and so here we can see the movements of the pedestrians and vehicular movements and this is the pedestrian flow and you will see the types of ways that there are to move around the site. and in addition, there are a number of locations where there are lifts for those who don't want to take ramps or stairs to wherever they might want to go and there is also places where

there is just the direct stair connections and so these yellow lines represent where you can take the quick short cuts and so you don't have to walk through the retail if you don't find that sblg on your normal day, for me this is a great slide and so it shows how pourous the site is and imagine that all of these lines are at different levels some are at pier level and some at 28 and some at 33 and some are at 88 and so you have a huge range of perspectives that is not available in this part of the water front, unless you are inside say, at&t and sitting in the bleachers up above and not available to the open access as we are creating here, but the last point that we would like to make is the notion of increasing the amount of open space and reducing the fill and there has been some, i am not sure why, some notice in the media that we are dumping the concrete into the water and so forth, this is exactly the opposite of what we are doing, in fact we are removing concrete, from the site.

and we are rehab taiting the existing structure and there will be no dumping of the concrete into the port and in fact, this tremendous amount and i do say this with all sincerety, the tremendous amount of energy being placed into the design to assure that it is sustain able and well considered. and you can see here that we have gone up from 53 percent of open space in the previous to 60 percent and as i mentioned earlier, a large amount of pervious vegetation has been planted here and about 2 acres on the site. and we also have created much of the open space at pier level itself, between 0 and 10 feet above the embarcadero line itself and most of the zone between 0 and ten is really subtle changes to the landscape and not the big jump and balconies and we are removing

15,000 square feet of pier space and a small amount is added at the northwest corner which the triangle that you see there will allow the people to move freely towards the high dive and create less conjunction for the people moving along the embarcadero by foot. and that to me, i believe that coming to an end and as a recap, we are improving the over all movement and safety of the site, and increasing the total open space by about 40,000 square feet and increasing the open space of pier level by 27,000 square feet and we have decreased the arena program by five percent and i want to point that out as being made by efficiency and planning and we have decreased the height by 24 percent and the practice court by 33 percent and removing 1.3 million feet of mass in the building and we generated 14,000 square feet of pier

removal and we increased the green areas by about an acre and all of these things that we see as valuable access to the community and to those who live in san francisco and will visit this space and ultimately we feel that there is a great measure by everyone to respect the community's needs and we do take very seriously the challenges that people place on us. and we hope that people will see that this effort has been in some ways responsible by the comments that we have received. >> thank you very much. >> public comment? >> first up, janet clyde. >> thank you, commissioners. for this opportunity to comment before i have heard your comments, this is really interesting. i was once a member of the business commission here in san francisco and i am a small business owner in north beach

the vacudio cafe and we entertain visitors from around the world 365 days a year and i am here to speak on behalf of the warriors on the water front and i am interested in this project and the economic development of the site. i am interested in the economic develop pment benefits to the city that would result but i am also interested in the recreation and open space opportunities. i am very nervous speaking and this is hard for me. and so i just want to say that whatever you can do to move this plan forward in a responsible way, i would really appreciate it as a citizen of this city and i have been here 35 years and i raised my family here and i would like to see the recreation opportunities for the young people whose families that are coming behind me, you know, after me and my family, i would like to see them developed. and i know that there is a lot of controversy about the

development on the water front but i really think that we should be focusing right now, on the benefits of this plan on the positives and elements of this plan. and as a person who walks everywhere, i have to say that i'm pretty impressed with the walkbility and the accessibility of the open space and i started to think about and i have not heard about this plan you know the levels and how you move around the space, and i think that it is very exciting as an individual and i think that it would be a great benefit and i think that our city has an opportunity to invest in the future in such a positive way. and i think that we should really pay attention to that. so, that is all that i really have to say so quickly. and i just hope that you can do what you can to move the plan forward. thank you. >> next up is bob gram and after that lilisine wave. >> good afternoon commissioners thank you for this community,

my name is bob gram and my partner ruth and i own a condo in the branden and so we are one block away from the proposal. and but, we are not mimeys we are actually imbies, that means in my backyard please, we are 100 percent for this. and i think that i have attended a number of these meetings, that responsiveness of the lawyers and the planning to you, and what has been raised i think is come mendable and i think that this just keeps getting more exciting all of the time and i see that this is a landmark. and it is going to be a world famous landmark. and the aesthetics are just stunning. and i predict, that when this is built, that this will be one of the ten most photographed places in the united states. the connection are powerful.

and the tourists money that is going to come, is fantastic. and the revenues that are currently going down into the south bay for entertainment sites, and are going to be here. and i think that this small business is the speaker, talked about will be definitely beneficiaries. and i think that public transportation is really quite excellent when you think about the trainings and the part and in the moving and the buses and the east bay terminal. and you really can't put it much better. the entertainment and cultural values, are going to be fantastic. and in terms of these concerts and so on and so forth. and not to mention the fact that we get to see the warriors

something,... and every time that i said something negative about the development they lost. so i have had pretty good record. of accuracy and besides this development is concerned, i have located at the golden gateway which is a four tower center. and a lot of the people there, object to this, because they are worried about the noise that the events will bring, and the crowds being unruly. and by the way, nobody mentioned anything about a 500 car garage. i saw the garage under my park years ago. and defeated it because it was not feasible. on drum street, when back up to south of market, and embarcadero to the bay bridge and as you know it is already congestived. and if you read the papers recently, it said, n
