great. thank you. all right. so i'm here to give you an informational presentation and a brief summary the iron works and historic places. the union iron works is adjacent to cherry hill and dog patch between mariposa and 22nd between illinois. the nomination was prepared by a preparation group and was one of the pier 70 master plan and we have a representative here. the district nomination studied the shipyard property the dash

white line and evaluated it for a historic place. the northern portion of the site it the original 1880 shipyard. the union iron works contains a wide variety of strictly buildings go from world war ii. their locked east of illinois. in t in the nomination process began in the 1880. the red brick building is the building 113 and 14 viewed from the central baseline with the richest hill in the background. in 1884 did union iron works

built the first ship and this ship was a freighter for the coal company. in 1886 the union iron constructed a blacksmith shop and those buildings were designed by civil engineers and they were joined in 1914 and this is the oldest survivor on the site. in 1896 they have a renaissance to serve as the union iron works office building and later the hospital. it was designed that i

architects george and frederick hampton and they had another building in the lower left hand corner it had two wings at the rear with the glass. in 1886 they had a admit building and the union iron works built the admiral ship in the 1898 it went around the corners. it was nationally significant for the shipbuilding and one of the continuously operated

shipyards it was known for its ability to build and repair a ship and what was in the use of electricity and the fabrication process it was the best prepared on the west coast and had a scientific management to increase efficiency in ship building. in 1905 the bethlehem steel bought this and they built the first dry dock that's shown in the images was damaged in the 19067 earthquake and also damage that we know of buildings 213 and 214 from the 1906 earthquake. building 102 was built in 1912

by the iron works and this was designed by san francisco charles weeks in the republican as a revival and this is a powerhouse that provides the power to the shipyard. world war i by 1910 the union iron works what the largest shipyard on the west coast and before world war ii broke out they went through a renovation program and they became the first shipyard to build ships for the war effort. in 1916 bethlehem ship company built buildings that were used for mechanic compulsion systems.

in 1917 bethlehem ship built a state of the arc on the corner of illinois that was their administration not only for the san francisco jarred but for their entire operation it was designed by frederick in the renaissance architecture style. later placed a significant role according to a historian and jargdz the shipyard folks worked hard and this included hostility of organized lavish and changes in the shipbuilding methods and industrial reforms such as scientific management.

the union iron works bethlehem shipyard expanded because of the contact to build two destroyers those were the first to be built in world war ii and in 8938 bethlehem becomes bethlehem steel and renamed the san francisco yard. in 1940 the iron works was purchased in the southeast and it built the complex its referred to as the new yard what we was responsible for the anti aircraft. by world war ii the shipyard reached full build out and

employed 10 thousand men and women working on the bay ships and in usa let and the shipyard closed after world war ii but it's the only tunly operating shipyard in the country. because of the rich history it is significant for the period 1884 to 1905 it is significant for its roles in the shipbuilding industry it's built with a architecture for the architect during the 60 year period. the district has 44 contributing resources that reflect the period and in addition they

the nomination why didn't he nominate before >> actually, the nomination as i mentioned was finished in 2007. and we went through a review process through the state office of the national park service we got preliminary comments and it was decided we needed to bring our development partners on board first and to finish the virile assessment of the site that carol was heading up so we didn't lock ourselves into something we can't fulfill. we understand there recent specific resources rather than to mediate them to remove them from the site and understand

horrifying so that's the reason for the delay. it took us a while to get back on track with the nomination and bring our consultant back on board. in the meantime, the state office wanted to take a fresh look at this they were new and hadn't been part of the process going forward. i think we've bend from doing that because they actually got in and gave it a thorough technical review and because of that we're going to have success with the national parks approval and so the nomination norms of what was naementd in 2007 there's more substance >> yeah. and the

everybody involved i echo the rest of the commissioners you know why not before why not today and get it done. i've personally been looking at that site for 40 years and know before i ever became involved that this commission i wondered why on earth we hadn't done anything. after getting two or three up close tours of pier 1770 it's an incredible place. i got one tour with james over there and walking into those dell less is walking into a great cathedral and just in disrepair. i congratulate you guys for doing this and also congratulate the developers that are coming in and putting up money to

package we explored that. like corrin who was involved at the beginning the port staff said based on what we've learned from the embarcadero historic district which took 6 years to complete but we looked at various scenarios what about the building over 20th street and having discontinuous districts and the direction we got from the regulatory agencies state office the preservation said the ownership and history justifies it being the entire property. and so, you know, we might be surprised and get a response but baseline the guidance i don't

from embarcadero is pier 7 and i show some of the pictures for the location. this is the view of the site the site is on the right. this is looking north on front street as you're standing at the corner of front and broadway street. this next view is a quality view of the site but to the left you see pier 9 down on van lay street and this is a residential building and to the right. the current use of the site is a parking lot. it is in and near a historic

district there's no buildings on the site at the moment. and the besides being used as a parking lot it's providing the port with $600,000 a year that translates to 48 thousand a month. in addition to the funds generated to the port that's significant funds for the - one of the reasons we're doing the including parking garage to continue to generate the fund. the zoning for the site is currently c-2 which is community business and it's tagged residential with other uses. the staff anticipates this will comply with the component that

this seawall lot to be higher to the seawall lots that were added to 815. and it was a condition that the site should be made available for affordable housing for the mayor's office of housing. in 2012, the board of supervisors passed american people ordinance that helped with the prelims of those two legislation and he authorized the port to enter or to list the site to the mayor's office of housing of community development which i'm going to be talking i'll be calling the housing office to ask for are a job housing credit that could be used to offset some of the costs

generated by pier 70. most of those costs are from the development impact fee that needs to be paid. some of these challenges were indicated the state of this building the historic building on pier 17 i believe the 3 buildings are out of control they require a significant amount of money to get them restored. this is another view of the buildings building 12 is right there in the center. this is standing right on 22nd street and looking at the pier 70. those challenges include the
