recall that building 12 is this beautiful old weathered steel building is at the heart of the site is a market hall with the types of small-scale manufacturers having the space. the scale comparison her is that area in front of the of the ferry building. which we actually have on 3 side of building 12 it's 40 is 50 photo where the faeshth and the food trucks is another place having those industrial artifacts. this is what it will look like on 22nd street this metal structure is a building that sort of comes off the side of

building 12 is it possible to retain that and run the 22nd street underneath it and out to the water so you'll be entering building 12 on the left it maintains the wloefrd feel. here's looking at down into market skraik square it has large doors between the inside and outside access easy. here's the rendering of what it might look like on the day you've got the faeshth such as the event back in august inside of building 12. here's a view looking from the other side like from the ferry building where we've got trucks. lastly an area we're calling the richest playground note this is

not actually entirely our waterfront site. one of the things that's anticipated in the term sheet is that we will help with the planning for the area just west of our site to integrated the planted site. so we think there's a great opportunity her to provide a plagued for the neighborhood. the neighborhood doesn't have a plagued and it's something that can't be done on the other areas of the park because of the restrictions. so here the scale comparison is the delores park playgrounds that's a beautiful playground. and so you this imagine that with a grove of trees and terrace he seating which you can sort of see going up the side

there and the green that you see on top is a concept we've always had in the plan to have active recreation softball or soccer. you see the seating and a grove of trees. one late of those i congress frame structures you couldn't find today but gets you above the historic building we've got a beautiful view of san francisco. that was a lot in not a whole a lot of time as i was requested

(laughter) and so we're you know we're obviously excited about that. i totally forgot to talk about the field operations one of the things we did in summary we sort of 5ug9d our design team we were very interested in findings a landscape firm that had experience successful experience s with industrial waterfronts and they are emerged as an imminent firm we're looking seattle center waterfront and in chicago and ray pier in philadelphia to get the character of those postindustrial places have them

buildings 16 and 32 for paved land for the site. this proposed action is the approved action from the administrative code chapter 31 >> good afternoon. i'm with the development and planning. i'm foiling in for brady any struggle electro the presentation. her before you to get authorization to enter into a licensed agreement for the building 70 that jake just showed us in his previous presentation. the license will allow the arts installations and many of which will be open to the public. other necessary permits that will allow for the city and their partners to have event

will be secured by the event promoter themselves. basically for cities idea is to invite people to the waterfront and generate excitement and allow people to access the site. this is what four city calls their project zero. as you may recall from the various presentations they have a particular approach to the projects their working using some of the experienced they've gained from the 5 m projects they're to activate the ground floor and invite other types of users to the ground floor spaces activate the area as earlier to build the projects and this is

the 5 m project where a lot of the art events and the food making event and the makers fairs and the tech folks have developed a in what capacity to the neighborhood and building that yahoo has signed a new 70 thousand square feet lease we're hoping that type of you excitement in utilizing building 12 can bring that enthusiasm to the pier 70 project. i may recall they had their first project they had over 5 thousand attendees with local makers in the event overall was a huge success a lot of enthusiasm about the opportunities that exist within powering 70. and then again in october of

2014 four city with their event sponsor put on go ship during the day for children and families in the neighborhood and during the evening was for daughters. for those events four city used the opportunity to get the input on their project and for the go ship a lot of the staff went down to see how it was operating ken from our homeland security team went down and wanted to see the site safety and was impressed by the plan. some of the key license terms with four cities expecting between 70 and one hundred events and they may have

facilities on the premiums and they'll pay a $2,400 a month fee for the staff to support of event. the revenues a lot of the expenses will help in the predevelopment costs and the revenues will help to pay back the trees development that will help. and effort city has worked to retain a partner which is peter and george there's the ones that put on the go ship on halloween and run similar events that are highly recommended to the board. lastly effort city will have a permit for entertainment that allows them to take advantage have special events and as part of that securing the place of

entertainment permit they need to do significant outreach to the community including working with our regulatory partners including the police department and fire department but working with the neighborhood groups to make sure that the event are managed properly and sensitivity to the community. some other key license terms include their subject to the waterfront boufgs and benefits policy. they've agreed to host 5 free community events every year and additionally their event managers have indicated they're willingness to utilize local businesses and four city will provide security all the times to the facility and be responsible for the premises

during the use of the event a they've agreed to share access where the tenant like american storage will be operating off 22nd street but roche when there are large event 22nd street may need to close and make sure access is provided. and then brad working with other port staff has established a tentative extremely process based on the america's cup permitting process and where it minimize the staff times required to approve the event and one of the benefits of using a single event manager you retain the contingent of the event sponsor and they become familiar with the folks.

one of the other key license terms is the good neighbor policy that addresses how to work with the naind neighborhood and manage litter and debris and crowds and initial side and the appropriate soupd and sufficient restrooms and provided contact information for the staff so if someone has an issue or complaint they can be in touch. and moving to the condition of the building 12 it's a world war ii building that's a metal clad with a constitute framing the seismic analysis indicates it meets the smeveng standard and the mold lost that's red-taggedful in the second level will be restricted. the ports been working with the

chief harbor engineer and other engineers to conform the safety of the building. african lastly a the planning department issued a can goal event that's a 4 fee categorical prosecution and the next steps we're going to execute the licensed and work with the four city to get the permits. both modifying and others on the project team are available and brad want to thank several folks (calling names) for their assistance. thank you >> so moved. >> second >> public comment?
