elements with respect to what that plaza could be. we want some designed seating opportunities, landscape opportunities, combining the two. structure, that can be art as well as seating opportunities. and then whether there's lighting in the floor, lighting in the ceiling, something that's drawing you in so that's not such a static enveerm. environment. the rooftop terraces, will not only be used, but viewed as well so we want them to have a certain amount of green space and paving so they're usable. we think this image represents the kind of feeling these terraces would invoke. with respect to parcels m 3 and 1, we have focussed on m 1 and understanding that it's really a very clean space. it could be taken over at another time so we're not looking at permanent types of

recognized payment schedule and for the first time probably in two-and-a-half years we had no comments, we don't have any meet and confer with the state department of finance and that really reflects the great work of the staff. we have one staff member here but it really was the work at the direction of commission and the staff partnering with the controllers office and back and forth with the state department of finance. they were mutually agreed upon changes all consistent with our budget. the letter is very fresh , it just came in and we'll provide that in a informational memorandum but that's great news that we don't have to propose any modifications from the staff. great work by the staff and leadership from the commission. and thirdly there was a lenar sponsored press event yesterday and there's recent

news regardsing a proposed partnership with a publicly traded nationally recognized urban retailer with candle stick park undergoing deconstruction that transferred all the candle stick land to them with certain terms and conditions. they're well underway and that was reported in ed raymond lee's reported to you. the candlestick park department you approved the phase that provides not only a half a million square feet of regional serving retail and that's what the partnership would be. if the chair and commissioner would like we could have this developer make a presentation before the commission to update the commission on its overall plans.

as we understand the development team with the new retail partner, they intend to build this mixed use, mixed income center that may have movie theaters, restaurantses, for sale residential rental opportunities, plus we have community facility space. all of that would be in place by 2018 and really represents a billion dollars of investment. there's a hotel as well, 220 room as well so we have been working closely with citywide permanent work force team as well to make sure really we have to start now to make sure people are t'd up for those retail and hotel opportunities and the ongoing work in construction so we propose to bring them back before you for an information presentation, probably just at the beginning of the year. if we can make it before the end of the year, certainly we'll bring them in december,
