elements with respect to what that plaza could be. we want some designed seating opportunities, landscape opportunities, combining the two. structure, that can be art as well as seating opportunities. and then whether there's lighting in the floor, lighting in the ceiling, something that's drawing you in so that's not such a static enveerm. environment. the rooftop terraces, will not only be used, but viewed as well so we want them to have a certain amount of green space and paving so they're usable. we think this image represents the kind of feeling these terraces would invoke. with respect to parcels m 3 and 1, we have focussed on m 1 and understanding that it's really a very clean space. it could be taken over at another time so we're not looking at permanent types of

installations, but we do want to create as much green space in this area as well so this large lawn you see in the center flanked by a series of trees, the lawn would have a series of steps, but the ability to create a seating environment in that space would create some soft scape so that's very usable. that's where we are with the landscape and project. thank you very much. >> very good. >> thank you. i want to conclude that we're taking all these comments and working on putting them in the schematic design and will come back to you in march for the approval along with the disposition and development agreement and before then we'll be amending the redevelopment plan to do some clean up to apply more commercial bulk requirement

recognized payment schedule and for the first time probably in two-and-a-half years we had no comments, we don't have any meet and confer with the state department of finance and that really reflects the great work of the staff. we have one staff member here but it really was the work at the direction of commission and the staff partnering with the controllers office and back and forth with the state department of finance. they were mutually agreed upon changes all consistent with our budget. the letter is very fresh , it just came in and we'll provide that in a informational memorandum but that's great news that we don't have to propose any modifications from the staff. great work by the staff and leadership from the commission. and thirdly there was a lenar sponsored press event yesterday and there's recent

news regardsing a proposed partnership with a publicly traded nationally recognized urban retailer with candle stick park undergoing deconstruction that transferred all the candle stick land to them with certain terms and conditions. they're well underway and that was reported in ed raymond lee's reported to you. the candlestick park department you approved the phase that provides not only a half a million square feet of regional serving retail and that's what the partnership would be. if the chair and commissioner would like we could have this developer make a presentation before the commission to update the commission on its overall plans.

as we understand the development team with the new retail partner, they intend to build this mixed use, mixed income center that may have movie theaters, restaurantses, for sale residential rental opportunities, plus we have community facility space. all of that would be in place by 2018 and really represents a billion dollars of investment. there's a hotel as well, 220 room as well so we have been working closely with citywide permanent work force team as well to make sure really we have to start now to make sure people are t'd up for those retail and hotel opportunities and the ongoing work in construction so we propose to bring them back before you for an information presentation, probably just at the beginning of the year. if we can make it before the end of the year, certainly we'll bring them in december,

today. >> this is a 6 lateral project and a multiple project so like the union square and macy's is one department store on six or eight levels we have 6 levels with tenants on each level and we're comboiftd about the interest and everybody asked me we're talking about going to disclose the tenants nobody to signed but the interest is a regional and local and national tenants it be a speciality of fashion for the food and across the board you guys are excited to see the mix we've put together we have are fortunate to have the right mix and we can't wait to tell you guys we'll get a flagship retailer and the first quarter of next

year we'll make the announced we want to make it right retail is tricky i've been doing this year inform thirty years we've bought and owned across the country the key to get the mtsdz right in a process like this we can open the retail project and until it's full leased and create a vibrancy here phenomenon the book of market that will help to direct market street we've we're excited to be here and proud our architects the disdain team has done a fantastic job so and so projects are not easy and the hard part is just beginning we're looking forward to working with the city and the people here to build this is a unique i congresswoman project in the city of san francisco we appreciate you'll see help and

we get regard with more confidence everyday in the city this site right here in autopsying all of mid-market used reflected that as supervisor kim's belief very strongly with a good and great process south of market and the tenderloin i see members of both community here i want to congratulate planning, dbi, all the different agencies that have come together to help with this site but also want to thank my office of the office of economic workforce development because they've been on the ground visiting every site and they've literally begun through the machination strategy where the second round to fresher us to get it going to make sure we're

dealing with the challenges across the street but at the same time bringing the kinds of things that led to like the hall up the street we've celebrated that you should have seen that hall during the world series and recently, i even had lunch with jessie jackson he was looking at around and said this is not the mid-market i remember and all of that with creating great partnerships with the offices very, very willing to do 0 chris you're not announcing the great tenants you have here that's many tenants we know that we're confidence in starting the process now is the right timing this is such an attraction for retail there will be a lot of jobs and we have a designer like

the person that did the irreverent i'm excited to see this design and you can't ask for another great construction venue to keep the site safe but hundreds and hundreds of great jobs in the next year's i'm excited it is such an incredible compliment to the confidence that supervisor kim and i and supervisor david chiu began almost three years ago with two blocks up and block by block and block get that kind of investor confidence this is what we're doing it's right and recently the controller's office come out with a report the kinds of policies we put together literally added even more than $7 million above what has begun on in the rest of the city right here along market street that's the kind of confidence we

continue to have so chris congratulations for taking this on we're to be supportive and get on to building this plays and making sure we do it in a way that helps both sides of the street and continues the incredible revitalization at mid-market to help the tinder and south of market the story about mid-market well, i know for forever in our hi supervisor kim because we came to get work done on the street sea identified market street it has not been restored it was time to revitalize it and i get to look at the pictures of all those mayors before me especially the ones that were here a in the overwhelmingly smile when i

neighborhoods the tenderloin and mid-market neighborhood have bun talking about for years and years the tenderloin looking forward to the markets coming to this side of the neighborhood to bring you jobs and also a place where people can shop because we have retail in the tenderloin neighborhood and i know the many years the negotiations and many of you were involved in that and finally being able to get the time and have the project come to fruition but i came into the office in 2011 and the mayor remarked market street had a 50 percent vacancy rate it's amazing what has within accomplished over the last years and is a press with the marketplace all you way to van ness where we have many of our
