tell you in recent weeks eave spent time defending our worrisome and sanity to people outside of san francisco that questioned whether or not buying a titled piece of property with a size and price and building one completely fined project makes sense in the backdrop of cities across the country providing million dollars dollars and those are the projects in california doing that i couldn't say we can't be happier since we did the mission bay we've been overwhelmed by the support from the neighborhood and the larger san francisco political community as a whole as well i have to tell you we've been expressed with the level of commitment from our staff and ocii i think

david our project which you have and jessie the principle for us without further ado i'm happy to introduce our leader in the public project david. >> good afternoon david president of the earth thank you rick and david for this incredible introduction i'm humbled to be the voice of what's been a collaborative project and process for this project behind this voice is a thousand people that have been working hard day and night to bring you what you i've been pleased blessed to get to show you it's coming from 3 groups i want to highlight the feedback is on an hourly and welcome back basis there's a team of engineers that

are dedicating a lot of over time open this project those that team of architects and sdwrerz is specialists that have dedicated their lives and career to working on those projects and also a lot of local involvements has been a part of this effort and it's important i recognize the weekly feedback and the process we had with ocii i had to thank katherine for all the time she and her team gaffe to the effort the design would not be it is today without the entity i've enjoyed the dialog open a weekly basis beginning in the summer all the way up to this point on a monthly base we have a portion of talking to the neighborhood and their feedback what they hoped it will be for

the community and that feedback is also been very important and has shaped in a lot of ways so with that, i'll get started as david said this is the master plan project there are some things to be designed and approved that collaborative progress and those pro-people i mentioned will continue to help with the project david introduced the project last year 18 thousand feet in the multiple purpose venue and square feet of commercial office space i'll show you that there's approximately one hundred and 25 thousand gross square feet of the retail area that will be a contribution to mission bay one of the things

i'm month proud of what we've been able to side in spite of the development thirty percent of the site is given back to the community and to the public as open space that is actually, the formulate of my presentation i'm going to wake you outside the building that is what is happening people m people they experience those building we have 9 hundred and 50 car spaces underground those spaces have large loading docks and parking areas and all of that has been put underground so the above areas can be developed as assets to the city this is important in mission bay if you know the quality of mission bay it is an incredible commitment to making this a great place i'm excited about

that project benefits certainly it will be the first multi purpose event in san francisco a world-class landmark for sports and entertainment events there's a significant new property tax increment that will fund public infrastructure and affordable housing and trigger the construction of the adjacent 5.5 acre park and finally it creates a 4 thousand permanent jobs with commitments to the community what are the design goals for this project as i mentioned it has to be a vibrate landmark for the neighborhood and the city we have spent a lot of time thinking how to continue to enhance and bring nor life into

the mission bay he certainly we'll provide a mixed use to make sure the project fits into the fabric of the city and used all year and most importantly has a public space david mentioned it is a lead goal we're targeted and commented committed to doing lead accomodation we're targeting the no g h emissions and be immigrant with the sustainability requirements this is above and beyond local cal green and san francisco requirements and how do we do that through the demands like balanced parking and the mass transit and bike parking green roofs and zero waste procurement and energy cac and other

alternative sources like solar on site generation all right. so with those points out of the way let's talk about the design something i feel passionate about and hope to bring that to light today the fabric of mission bay if you know it is very wonderful tall buildings and that's part of the planning the design for development it yields texture let's say to the urban fabric we intentionally and with the help and support of katherine's group at ocii looked to do something nor organic i want to talk about that and you can certainly ask questions we had 3

large building elements the arena and the two office building we wanted to balance the location and the adjacency so it if create negative space around this instead of setting the site up we actually set it up over and over gangly allowing it to flow for having seenly would the arena located also let's say slightly to the billboard site that freed up the site on third street this was really key to us we looked at the site in a number of different ways we located the arena we balanced the public space around it what we did was establish a series of pathways

that are more organic and flowing and interesting to use than the lines of the overall fabric of mission bay so that leads us to the current matter of the plan quickly the ocii you see on our screen all right. very good so the 18 thousand feet arena is located generally slightly toward the south and east and rotated it does a number of things by rotating the shape in the arena we opened up a closet space on the southeast corner for entrance it yields a more comfortable and adequate area on the site for the northern northwestern podium and locating

a smaller podium on the south west corner we maintained the center of the site off third street working around the site i'll point out some heights that's a key part of the project the two office towers are will not exceed the height limit of one hundred and 60 feet that's the d requirement, of course, the podiums max out at 90 feats event center the arena is much lower than that it tops one hundred and 35 feet we've done a lot of things around the height of the building to make the massing and the scale for massing and not to create tall walls i'll walk you through the dimensions we have the hall or the market it is a food

eccentric development we look forward to programming that right now, we're thinking it is a community-based food amenity that helps with the park on saturday morning you might be able to go and get breakfast and have a picnic in the park and then spinning around the upper areas of the are corners we're calling the mission bay area isn't it so an elevated element of the project that leans out over the city and the bridge and also on a lower level down into the arena as a club for arena guests most importantly to are the spaces between the building the largest one is the main placing and on 3rd street the north west plaza and goes to the southeast

plaza i've mentioned before those pauthsd look like this just talking about the way you can circulate around the building without having to go into them let's talk about bike access for a second we're intending and targeting to exceed the minimum remit for bikes we want this to be healthy and environmental friendly place to go to and we're certainly welcoming more bike parking transit access one of the things we're digested excited about is the convenience to get to it in was other than our automobile situated near the muni stop on the corner of the site and it's well situated near the greenway downtown ferry terminal expansion and, of course, the

mission bay when we break ground on our first building and mission bay has blooumd bloomed with its great accomodation with cutting-edge research mission bay as a population of 4 thousand patients and other visitors on february one i'm sure you're aware of mission bay will be the home of san francisco's new hospital the ucsf medical in thirty years at mission bay that complex will consist of 3 status quo we think that 3 thousand employees and physicians will work in our new hospitals so the new children's hospital will serve all the pedestrian africa folks and we'll have transportation of

patients and have an energy department we anticipate that will be thirty patient visits per day and visits by plans force the firefighter we anticipate the birth to be 26 to 2 seven hundred so it's critical that our patient and staff hass have access to our pediatric access we look forward to continuing our dialog with the warriors and city around parking and access he issues the federal government i'm sure you're aware of through the state and university have made a significant investment at mission bay and we are interested in making it secure we've been working with the city and warriors on security issues and understand there are minimum overlap between the giants and warriors but we're worried about

leaving money on the table due to a number of factors one of which the commission support we are addressing and take the opportunity with the moscone project we entered into with a public-private participating now we hear from our major clients there is a tremendous need for space in san francisco one that can host political conferences and one day efforts associated with hotels this addresses it and makes it assessable for our venue users in terms of transportation accessibility that provides bikers and pedestrians with ease pathway to the building and it's proximity to a- it makes it easy for public transit we see a number of venues that don't work
