historical society, however, has determined they no longer need this particular space that was set aside for them, although that developer obligation remains. so through negotiations between the historical society, ocii, the city and the developer, we now have this agreement that sets aside this space through nonprofit use through a leasing and subleasing agreement with the city as the master lessor. so before you today for this space is an 87-year lease at $1 a year. so the fiscal impact is $87. it's never that simple, however, so let me first show you where the space is located, if you are familiar with where the paramount is, third and mission area, we're on the third and fourth floors.

this is not your typical space. i want to make that clear. this is a very rough space. i wouldn't even call it cold shell, it is simply concrete and studs. move that up so you can get a sense of the other portion of the space. however, it is potentially great space in that it's 4,000 square feet, it's in a terrific location so we certainly like the opportunities the space presents but i want to be realistic with you that significant capital will be required before someone could take the space. with that in mind, we have structured this agreement so that there is no fiscal obligation of the city until a sub-tenant is found that can pay the nominal carrying costs of the space and collaboratively with nonprofit organization we find a way to secure the capital. there are

some grant sources that we're looking at, investigating with the mayor's office of housing community development and other departments that we think will yield some of the funds necessary for the basic tenant improvements needed to bring this space up probably around a half million dollars is necessary. and then once a nonprofit is selected for a subtenancy, then there are some costs that will accrue but those will all be passed through to the nonprofit. the idea here is that that will be the only cost that will be passed through to the new nonprofit, so we believe this space will be significantly under market and attractive in that respect. we're probably looking at something on the order of about $65,000 a year total occupancy costs. we have had a mayor's office of disability review of the space, we are confident the space will pass muster relative to ada requirements and you have the general
