tourist ready so that would dove tell with the mayors office effort to invest in neighborhoods. i thought that was pretty enlightening. she went on probably for about 10 minutes just on some very detailed data they collected on surveys they have done by cultural tourist that visited san francisco and i thought that was good. one of the points of that was if we can measure economic impact, we can get more attention to the efforts that are necessary. one event sheep pointed out is nob nab valley in san francisco and the mission is one of the only carna val ease in the country or the world that celebrate multiple carna val ease throughout the world and it is around for 35 years, so something i didn't know. there

[inaudible] remove 3 opening at the front and existing curb and retaining walls thmpt proposed garage is contemnerary in design [inaudible] article 10 of the planning code. the item is remuchbed from the consent calendar due to the error in the approval i would like it correct. the first condition of-the project sponsor shall use a stucco finish at the base when per the plan a cast stone finish will be apply today the base of the property to accurately match the existing stone finish. the seconds condition provides the sponsor shall provide recommendation of how it cast stone is re-created. alteration jz new 2 to 3 story roof deck. jan 21, 2015 [inaudible] reviewed the project and request td additional review and comment before the architectural review committee. there is concern over the gable window [inaudible] size scale and design of new addition and court yard or light cort in the rear yard. to address the condition concern the project smaunser made the modification including removal of the rear subgrade light cort, addition of a small window on front facade [inaudible] regrading and terrace to the rear yard to from the new addition. alignment of the second story rear addition with the rear ajaistant neighbors house. reduction of hited of the third story nof rear addition. revision to the rear facade with less facade and more wall

surface. incorporation of a one [inaudible] hyphen connection to separate existing residence and new addition on west and east facade and revision to the gable window on the front facade from 2 panel to single panel window matching the window on the sebld floor. april 1, the arc reviewed the projeblth and found the revisions compatible with the district. overall the department is [inaudible] dethdepartment request they reexamine the side and scale of the window on the front facade. the department received [inaudible] since publication of the staff report the department received 4 additional correspondence. over all recommends approval with condition. staff are [inaudible] following condition, one, prior to apruchbl of the building permit provide material samples including proposed wood siding. these material sample demonstrate the range of color, textture and finish. generally the material should feature a mat or painted finish and be consist wrnt the buildings character. 2, prior to approval the project sponsor will provide a window schedule. the window schedule will detail the [inaudible] outline the repair methodology and replacement [inaudible] proposed material, glazing [inaudible] the project sponsor shall salvage and reuse the retainic wall brick. since portion will be removed use the historic bricks within the exterior wall to the extent feasible determined by the

exposure requirement. at the year the light is removed nob nub the addition is shortened. the addition is lowered. less over excavation due to shorter ceiling height and less glass at the rear and [inaudible] perspeblthive views we'll look at first from down the hill on 20th street the exist ing previously proposed and currently proposed from the top. changes include a reduced gable window, rear addition lower 1 foot 2 inches and a new straight facing window. from up 20th street existing previously proposed currently proposed and a list of the changes i just described. here is a zoomed in view oof the new window we are interdo you saying. this window is 1 foot 8 which is the minium required.

is a site plan oo thf block. we are one if not insmallest structure on the block. our building here is the yellow one in the airline photograph. i'll talk first about the immediate neighbors. the neighbor to the west 375520t street has a floor plate of 1300 square feet. the rear yard about 34 percent. our existing project 772-or the existing structure 772 [inaudible] 56 percent yard. proposed 300 square foot floor plate, 38 percent rear yard. our neighbor to the east if we were to combine these structures their combined floor plate is 1449 square feet with

a rear yard. if we move to the had cottage of 22 percent. 3743, 20th street, [inaudible] 3737, 20th 1800 square feet floor plate and 18 percent yard. this is the proposed project and this is a a red outline of our section superimprosed on the west neighbor. you can see that our project is substantially the same and slightly smaller. this is our section superimposed on 111 liberty street. as you can see also similar project, less excavation and slightly smaller addition. 151 liberty street, again a similar project, ours is smaller. i
