feel that warm sunday we have to remind people it is the freeways under the 280 come down it will not feel liquor the homey downtown corridor in the different neighborhood the fourth street will be if we design the street have bulb outs to make it feel more entrapment and we'll look forward to having the - that's a very real concern for folks you don't have the retail now be done with the building and the wrapping in the next 12 months i hope it will them like we're creating a new heart for the retail down there. >> and definitely there's an active group in the south beach that's been feeding and doing

generally speaking are you in support of the 16th street to have the 280 come down earlier from the accessibility mobility point of view second to our last page. >> i know i'm thinking through not to get away from the question but typically i defer to the community to kind of give direction whether or not they think that is a good idea it is early in the process but needs additional study just the implementation for the traffic it will definitely provide additional route and a lot of it is the train if you get rid of the train on that route a restrands that east west connection if you left off the 280 you can punch through a lot

this notion we've talked about the you know nicer feel on fourth street but the transient on fourth street looking back retail is more viable on fourth the reason the retail is not filling up is the phasing not necessarily where it is. >> it is not filling up we didn't get the people until last year, we have one thousand units in the last months not enough people there it is tough and not enough people and krauks construction i believe that once you get rid of the construction you fill occupy up the buildings you have enough people and the environment with that said with third street it is interesting oriental it was not viable for

retail it is getting much more viable you have even in the project at 337 the dog patch mission bay started bloomed and you're getting retail coming up from the south and when you put the warriors project and the 337 you have those pockets of retail it go along these third street we're pushing the projects to encourage them to put the retail so the uber project using an exemption to put retail we wanted to continue that once we have the opportunity why not put the streets with active retail that maybe different maybe homey type of communities on third street and larger but may not be it is not too far away the excitement we're going to have two successful streets. >> can buildings it is allowed in the platoon you can do retail

exception but for example people putting more money on the design for the building they know they can get the money with formula retail if you bring in some of those they've got more funding to be able to write ousted it's incredible on third street until you get the people you need fund back before you get a market the mom and pop don't have this bach but you could have done it the formula retail had a backing we're seeking to cycle out we're getting more and more folks and now it is considered formula retail but they were a one or two we're lucky we have brokers that adapted the area we can't give directions as staff but they definitely have embraced and i'm watching them we're not

avoiding all formula retail we do work with our affordable housing projects because we have you funding we definitely have strongly encourage them to have more san francisco bay area so where we can and have control we try to encourage that the community has that and watching it is easier to be successful you have people that can afford to be there. >> so maybe can the agency or occ ocii is that doable. >> i think probably politics that is a politic action i'm sure it is dooshld i can't say off the top of my head there are third party to bless it we have to get a bunch of folks on board more of a politic versus ability to do it.

>> ucsf how much additional space did they take on from what was originally planned for . >> - so if you look at - okay we're there this one okay. great they started out with the 43 acres in the middle so then they came in and purchased the 368 through 39 and came in and got x-4 so the next purchase was the hospital site and last year they came in and purchased about three or four acres block 33 and 34 this is the additional office research clinical space they've taken leases for clinical officers.

>> katherine reilly i'm going to do a sxhooefk design for the warriors and i'm going to turn it over to my clearing first an overview the design process all the background procedural stuff and get into the design so in the southern portion it is the blocks 29 through 32 cross the parking structure the golden state worries are in contract with the salesforce to purchase it and so we talked about we were here with you went to - commission on january 6th we were in december i believe and talked about the major phase the mapping today we'll talk about the schematics what it looks like and as well as the

open space area the design you'll see is not consistent with the development we're amending it we're going to design it that meets the intents and contribute to the community and figure out what we need to amend and we'll do the amended we're not studying the height the hundred accomplice height cap will not steady that most of the changes are related to the arena and looking at the mapping this this corridors is a mixed use the office is really consistent with the design development we have a robust community outreach process we've been working through the official mission bay citizens advisory committee we'll have 9 meetings with them as well as saturday john updyke and meeting a lot of the comments through the

schematics related to the terrace on the far side of the design that overlooks the height and scale open the pedestrian marshall making sure we take into consideration the wind factors and a good quality of open space and successful retail how we design this retail is successful that contributions to the community and then understanding there is a desire to continue to provide office and other space in the ear we've been working with the cac and the giants and community all the others neighbors and a lot of the comments another person the design is traffic congestion and parking today because the pressure verify of the planning commission we're going to focus on the design i'll focus on the transportation and the office and economic & workforce development if you have

questions about the management and clarification and so for the event management working with with the mta as well additional light rail vehicles and playroom and rail improvements and providing shuttle to transportation and management strategy and parking control officers and signage apps as well how to get people out of their cars and transit and walker and bikes and public safety so making sure we have additional police officers and the police headquarters is well located and making sure the area is well maintenance and spill over trash is cleaned up while this is allowed by the plan it was in the envisioned in

the original plan under ceqa we have planning staff basically hired a planning department to help to take the lead with the expertise and working closely with the planning and staff and david winning slow and john have been involved that the design review it is a citywide project we want to make sure it is designed by the city and not just ocii the different approvals can't happy until we have the eir we appreciate our comments as though this is the day you'll be asked to approve is it we'll go forward and starting the next phase of design so we appreciate any button input you have been of it as it is approved what you want
