thank you katherine david with the architecture good afternoon, commissioners it's might pleasure to be here you have to forgive my voice this start last night the 20 minute time will work in my favor today i'm the lead designer of the event center but before i get started i will be presenting the disappear site i wanted to being sure be sure to recognize others i was going to joke i drew the short straw but it's my honor to talk about the project and to speak on behalf of team this is a sacrifice for a special place

so a e-3 are the architects in the two office buildings and dwight and mallory are here and replenishing or richard the world-class designer consultant couldn't be here because of an important deadline tomorrow he needed to focus on and renee we partnered and mary for the landscape and open space design i'm honored to speak on their behalf and if you have questions later on i object to answer those questions as well. >> excuse me. i'm going to briefly give you an overview of the project 18 thousand 64 seat event center 4 hundred and 8 or 6 secret the office buildings are located

approximately 11 stores and 5 hundred square feet in those buildings an employee of 29 hundred 23ur789 persons there is approximately 50 thousand reasonable square feet including 11 restaurant throughout the site this is something we're speaking about earlier the importance of beautify the fabric of mission bay real story of the site how much open space to give back to the community 312 open acres is part of the build out is happening let's talk about the site i'll not read all the bullet points but want to remind you of open tinsel diversion from the motorbike grid we feel is an important part of bringing life

and dynamic movement and access to the site this is the admission the long blocks our site address is is laid out over and over gastric with the intention of creating spaces that flow from one to another more fluidly so this is the major site plan i presented the last time i was here and the point is that the current plan is if the diverted from that that is consistent it includes further development and some of the building maps have gotten smaller but the intention of the concept is purely intact. >> now i want to highlight the flow of people in those buildings as you can see the red arrows how their true of the master plan concept in the sense

that people flow in and out of buildings and comfortably we have multiple locations for the lobby into the street level and plaza level and multiple a access for the events there the main plaza and off the corner arrest the retail is sprinklers throughout the entire street and podium levels are articulating with active rates so if it is closed and not hosting a game it is open for the people to enjoy i'm going to begin with aerial views i'll walk you through from ground level so you said what it feels like to walk around those buildings and explain the terltdz but get you oriented and explain how those buildings and

pieces are collected together the main office 24 hours north and south of the office size and the arena is generally in the middle it creates an open space in the major phase still remains intact view from the discount the main southeast plaza that is the secondary sport entrance but a entrance for non-sporting events so it hosts a number of events in the 5 to 6 thousand person especially small theatre events those are for those kind of events and the view from the water and the bay area park in the for ground and the bay front terrace getting you oriented

with the bay towers in the background i have one slide for each of the different buildings and explain 0 how they compliments each other i'll start with the arena there are larger spaces primarily the entrance creating the beacons of light for people walking into the building and concentrating the glass portions of the side where 0 people recognize this as and go through the building this is peace officer rated that allows for the soft light through the interior at night and adds a softness to the metal pane and we're picking up the g f r.c. the material that is durable and easy to wear well, certainly the metal panel can be kicked in but a robust material

that adds visibly and will guarantee look great for years to come retail elements of the project richard as i mentioned is in charge of the retail he's done a great job with the language and architecture at the retail level that is a lot of ways are the elements that people will interact with as they circulating around the areas and the design area of the areas in mission bay it is highly sophisticated and industrial stellar appellant and fine detailing and balanced with concrete and wood and rooted in the navel and shipyard of the site the office buildings, of course glass i'm sorry this is this

gatehouse building the pavilion that is on third street that creates the less is the fourth wall of the main plaza is it really is a small pavilion of glass structure of the roof of the gatehouse supported internally that allows us to create this jewel of glass box so i'll use the apple familiar apple story analogy you'll see that crystal that's the intent of the house as well now the office buildings i must have passed the office buildings. >> all right. i'll speak about the landscape the open spaces it's a fantastic job job of articulating the office space

the hard skapdz are patterned with various materials and the landscape materials the important point they've done a great job of doing envision of those the drought or wind tolerant again easily maintained over time so the office buildings are last the dallas for objective reasons we need light into the working spades balanced with the warm materials of would do so again, i'm to explain and show you how the different materials on the site while their designed by different architect they're designed with sympathy with each other and go together well. >> all right. so let's walk through introduce the site and what it feels like as you circulates through the buildings so the south the northwest

twenty-four hour is where we envision the majority off people that will be arriving because of the muni stop on the corner of south street and third street they've done a fantastic job of seeing with what the arrive will be like and articulating the towers to frame it and create a rhythm of architecture open third street this is the architecture in the sort of front porch of the project a large overhang awhile people a great meeting place for people and views the retail and lobby space of the office you twenty-four hour on the northwest corner walking along third street they did a fantastic job of supporting the original concept i've talked about the transition between third street curb and the plazas that needs to be a

place into itself not a place you pass through but a place you stop and experience it is articulated with the soft and hard escape a place to sit and have our lunch and meet folks from an event here we go as you can see how the retail is articulated around the plaza space so the main plaza is activated with retail on the third street and the center on the east side again richard and falling lesson have done a great job to give each the buildings allowing them to work together a retail design with the podium of the office spaces floating above and articulated scale of the retail is appropriate for that scale of building

those uses and then the office building floating above. >> this looking at the gatehouse that soft fourth see of community room of the main plaza turning around and looking at the front door of the event center this is the glass and the main entrance we anticipate 70 to 80 percent of the basketball games will be entering here flanked by office buildings i want to give you a quick productive that is the interior sold-out game like last night was an intimate fantastic place to experience basketball games all right. let's move on to the office buildings there is a lot

of important things falling lesson has done a great job of creating something recognizable with the soft edges of the arena some of the ends are hard liquor 90 degrees and the softened it is the third street and 16th street and the vertical element of would do you see is the core as in the structural core that houses the supporting infrastructure and stair 24 hours and elevators so we as a design team what i was involved with the officer buildings we were playing with the core should be in the center or does the decision it was about the time that falling lesson took over there is more contiguous office space that presented a challenge from the design there's a large brick wall on the outside of the

building they did a fantastic job articulating that core especially becomes not an eye sore t by the wall with the articulated fence along the side brings that facade to life it is the postcard site of those buildings all right. walking along we walked up to the corner of 16th street and i'm going to walk along 16th street a small space the atrium between the center and the office building of the adult for the 360 access to circulate around the site and continue their walk around the arena that portion i'll mention that katherine mentioned that

building is actually berng the natural mission bay block we're closing streets down on the stuart site to get buildings to fit we're carve to present that this moment at the end of illinois this happens last time - they articulated the design of the entrance to the parking garage with the landscape. >> i'll ton to move quickly we have a bicycle valet only 16th street and the southeast corner of main plaza working our way other retails articulated along t f b a great place to have breakfast we're up on the plazas now circulating around the arena and back to the main plaza with that, i want to say thank

you very much i'm sure you have questions if i can't answer the design team will thank you very much anything else. >> i'm calling two speaker cards and open up for public comment. >> good afternoon my name is pat i'm the vice president of the south beach mission bay merchants association i live in the neighborhood and work in the neighborhood that picture is where i pend most of my days and a couple of things are important about this arena first of all we support the development thought it being done as quickly as possible a couple of things important both from the merchant prospective the significant amateur of additional retail and the attention to the neighborhood

helps how e all merchants in the area with the additional retail that didn't relate to an event non-retail will be great for the neighborhood and helps others merchant i think there is significant points 40 of the project that are worth repeating again which is there's been a significant effort to work on a transit first plan for this project which is important again the merchants and for people that live in the neighborhood the more people we get walker and taking transmitted and getting potato people out of cars is better for people that live there and for the merchants as well we're excited about the number of bike spaces that's significant up to 5 hundred total you don't see other arenas do that overall the design and some of the specific details how

business is transacted on the site is great looking at that photo with the giant development we're seeing corrective it we support is it and thank you very much. >> hi my name is a robert graham my wife and i are resident of area we this is the third anniversary by the way of when the warriors originally announced they wanted to come to san francisco we were overjoyed when that happened the i've been a long time warriors fan and we were so excited we sold our house in

parklet all i thought i would spend my old age walking the blocks to the iconic stadium that was proposed being new to san francisco politics i didn't understand acquit how the processes worked so we ended up with a two year detour i guess until this location was announced so i'm still excited because i can still walk there i have to walk a little bit further we support this hundred percent we think that is going to do so many great things for the city including making san francisco the world champion mba and the mission bay area to me which i'm

in quite a bit because of my daughters san francisco studio in dog patch is a mystery once you get to dog patch you get life but once you leave the giant stadium it is kind of weird and i think it would be weirder still if it were striking biotech which i understand there's some people some influence feel that is what the whole thing should be the biotech what's out there is sterile so this difference is indication having this wonderful arena having so many people and residents and shops and concerts and all that is going to the

real brings mission bay to life thank you. >> you know whoelgs comes up. >> we've seen presentations from world-class architect here we've done the best job this kickback has drawn support the glass matches nicely and created the religious freedom of architect expressed in public open space and look forward to seeing that come together i was wondering if there's an opportunity to enhance the public open space is it smokeless a lot of action on the west and networking on the waterside i know in the marin an athletic station we could help

enhance that waterfront and put a little bit of conceptual action the workers and students and thousands of people that will come and potentially live in the neighborhood additionally i look forward to seeing this put together and thank you, mr. reilly you've contributed it is clear you have volumes of knowledge and the conveyance of the knowledge in the presentation over the years you, your work trans ends nations we know your new firm is equally will benefit trump so best of success. >> hi, i'm sheryl davis i run a program called month magic out of the center we recently had our gymnasium

refurnished by the warriors so our fans are grateful the gym has been in the neighborhood and i'm hoping and building will happen when they move to san francisco a commitment to physical fitness how community development over the years the center has had issues with how people view is and much like going out to building the stadium coming and doing that work in the w it changes how the people look at the center and we've actively had an increase offer people that want to use it we have a huge warriors logo we've been working with them for over 5 years helped us to district more than 5 thousand boxes and helped us to distribute scholarships and huge

commitment to workforce development they've worked to talk about how to get young people transitional acknowledge groups from the worker and potrero hill and bayview hunters point prepared and ready when those games happy to make work the stadium and put the shirts on the seats and selling items i also want to stress the importance of physical fitness and literacy hair at froerment i know they work with our program in the bayview hunters point passing outs back packs so what's been great we have a relationship with ucsf and take kids and learner more we also want them to understand there's more than the sports arena than being on the floor and having

the stadium and the space and seeing there are other careers i'm excited about the potential of having a team that represents so much to the youth we serve and them to actively see more than there it is to it just not the court. >> thank you very much. >> thank you, commissioners commissioner president fong and directors i'm dennis mckenzie around the education of san francisco public holidays i provided you with a letter i e-mailed you this morning for the benefit of the public i've written a proposal the giants previously and the warriors for the last 4 years the warriors in the city agencies and leaders

and business community to support the inclusion of a high school career pathway and field study inside the arena i've mentioned that numerous times and briefly i want to share another idea in the last month, a presentation this new entire site which shows the office buildings and the arena and the plazas in the middle i protruded a comment for you to consider the heart and soul of the numerous components the class insides of rasp to me is the powerful and incentive and inspiration for kids during the high schools in the city where i teach at jewel hall those kids dramatically need real world experience as my proposal and

i've spoken about numerous times the last component i want to show you the last presentation last month and the ocii meeting showed the environment between the building and earning rather than with the classroom inside where the classrooms and students could be a model for bring other schools and cities to come a yes, ma'am late those could project a broadcasting of multi media bottle has a pathway called cast for example the concerts and the events and the basketball and college games and the the plazas events in order to have more kids and more

businesses and all those different poshts to be created but the heart is the classroom insides to be the model i appreciate i want to mention i appreciate katherine's wonderful work we'll all miss her and congratulations to the worries that's it's a powerful example of teamwork thank you. >> is there any additional public comment okay public comment is closed. and commissioner antonini. >> well, thank you very much this is a beautiful design and very inviting and as presented earlier we should note the arena is high compliant and all we have to do a exception are the massing of the arena itself but with all the speeds that more than contemplates for the massing of that one building

everything about it i like the idea of the food hall a designation as the ferry building is now people will venture there even when there's not an event to take part in the food hall and the bay front terrace can be neglected the gatehouse is a brilliant idea that's a wind shield that will make the plaza more hoped when the winds are blowing in the summer months coming from the west that also is a very nicely done way to put a wind shield up in 3.2 acres of public space eye and this could be a union square or rockefeller center the idea

brought up the broadcasting of games after that plaza is a wonderful idea and having i know a public assembly place you can imagine the celebration after a game what a beautiful site not limited to that there, there what about ice circulating rings they've done a lot of good things there's a lot of certain amount of parking i believe 11 hundred spaces approximately but garages in the area we realize that caltrain is only a half a mile away and the light rail coming to the site the important thing about this this is a setting not a sterile place where acres of parking lots surround a building this is a whole complex this is done extremely well i
