thank you katherine david with the architecture good afternoon, commissioners it's might pleasure to be here you have to forgive my voice this start last night the 20 minute time will work in my favor today i'm the lead designer of the event center but before i get started i will be presenting the disappear site i wanted to being sure be sure to recognize others i was going to joke i drew the short straw but it's my honor to talk about the project and to speak on behalf of team this is a sacrifice for a special place

so a e-3 are the architects in the two office buildings and dwight and mallory are here and replenishing or richard the world-class designer consultant couldn't be here because of an important deadline tomorrow he needed to focus on and renee we partnered and mary for the landscape and open space design i'm honored to speak on their behalf and if you have questions later on i object to answer those questions as well. >> excuse me. i'm going to briefly give you an overview of the project 18 thousand 64 seat event center 4 hundred and 8 or 6 secret the office buildings are located

approximately 11 stores and 5 hundred square feet in those buildings an employee of 29 hundred 23ur789 persons there is approximately 50 thousand reasonable square feet including 11 restaurant throughout the site this is something we're speaking about earlier the importance of beautify the fabric of mission bay real story of the site how much open space to give back to the community 312 open acres is part of the build out is happening let's talk about the site i'll not read all the bullet points but want to remind you of open tinsel diversion from the motorbike grid we feel is an important part of bringing life

that people flow in and out of buildings and comfortably we have multiple locations for the lobby into the street level and plaza level and multiple a access for the events there the main plaza and off the corner arrest the retail is sprinklers throughout the entire street and podium levels are articulating with active rates so if it is closed and not hosting a game it is open for the people to enjoy i'm going to begin with aerial views i'll walk you through from ground level so you said what it feels like to walk around those buildings and explain the terltdz but get you oriented and explain how those buildings and

pieces are collected together the main office 24 hours north and south of the office size and the arena is generally in the middle it creates an open space in the major phase still remains intact view from the discount the main southeast plaza that is the secondary sport entrance but a entrance for non-sporting events so it hosts a number of events in the 5 to 6 thousand person especially small theatre events those are for those kind of events and the view from the water and the bay area park in the for ground and the bay front terrace getting you oriented

gatehouse building the pavilion that is on third street that creates the less is the fourth wall of the main plaza is it really is a small pavilion of glass structure of the roof of the gatehouse supported internally that allows us to create this jewel of glass box so i'll use the apple familiar apple story analogy you'll see that crystal that's the intent of the house as well now the office buildings i must have passed the office buildings. >> all right. i'll speak about the landscape the open spaces it's a fantastic job job of articulating the office space

place into itself not a place you pass through but a place you stop and experience it is articulated with the soft and hard escape a place to sit and have our lunch and meet folks from an event here we go as you can see how the retail is articulated around the plaza space so the main plaza is activated with retail on the third street and the center on the east side again richard and falling lesson have done a great job to give each the buildings allowing them to work together a retail design with the podium of the office spaces floating above and articulated scale of the retail is appropriate for that scale of building

helps how e all merchants in the area with the additional retail that didn't relate to an event non-retail will be great for the neighborhood and helps others merchant i think there is significant points 40 of the project that are worth repeating again which is there's been a significant effort to work on a transit first plan for this project which is important again the merchants and for people that live in the neighborhood the more people we get walker and taking transmitted and getting potato people out of cars is better for people that live there and for the merchants as well we're excited about the number of bike spaces that's significant up to 5 hundred total you don't see other arenas do that overall the design and some of the specific details how

in quite a bit because of my daughters san francisco studio in dog patch is a mystery once you get to dog patch you get life but once you leave the giant stadium it is kind of weird and i think it would be weirder still if it were striking biotech which i understand there's some people some influence feel that is what the whole thing should be the biotech what's out there is sterile so this difference is indication having this wonderful arena having so many people and residents and shops and concerts and all that is going to the

refurnished by the warriors so our fans are grateful the gym has been in the neighborhood and i'm hoping and building will happen when they move to san francisco a commitment to physical fitness how community development over the years the center has had issues with how people view is and much like going out to building the stadium coming and doing that work in the w it changes how the people look at the center and we've actively had an increase offer people that want to use it we have a huge warriors logo we've been working with them for over 5 years helped us to district more than 5 thousand boxes and helped us to distribute scholarships and huge

commitment to workforce development they've worked to talk about how to get young people transitional acknowledge groups from the worker and potrero hill and bayview hunters point prepared and ready when those games happy to make work the stadium and put the shirts on the seats and selling items i also want to stress the importance of physical fitness and literacy hair at froerment i know they work with our program in the bayview hunters point passing outs back packs so what's been great we have a relationship with ucsf and take kids and learner more we also want them to understand there's more than the sports arena than being on the floor and having

i've spoken about numerous times the last component i want to show you the last presentation last month and the ocii meeting showed the environment between the building and earning rather than with the classroom inside where the classrooms and students could be a model for bring other schools and cities to come a yes, ma'am late those could project a broadcasting of multi media bottle has a pathway called cast for example the concerts and the events and the basketball and college games and the the plazas events in order to have more kids and more

everything about it i like the idea of the food hall a designation as the ferry building is now people will venture there even when there's not an event to take part in the food hall and the bay front terrace can be neglected the gatehouse is a brilliant idea that's a wind shield that will make the plaza more hoped when the winds are blowing in the summer months coming from the west that also is a very nicely done way to put a wind shield up in 3.2 acres of public space eye and this could be a union square or rockefeller center the idea

brought up the broadcasting of games after that plaza is a wonderful idea and having i know a public assembly place you can imagine the celebration after a game what a beautiful site not limited to that there, there what about ice circulating rings they've done a lot of good things there's a lot of certain amount of parking i believe 11 hundred spaces approximately but garages in the area we realize that caltrain is only a half a mile away and the light rail coming to the site the important thing about this this is a setting not a sterile place where acres of parking lots surround a building this is a whole complex this is done extremely well i
