3:34 am
and walking the area and talking to residential and merchant neighbors one of the changes we've made to the project since first filing the application to require the operational on market street we the this in response to requests from the community to help to improve the south of market street and as well as the planning department to allow for a better design our numerous community and one by one meetings have resulted in overall support over hundred 10 letters of support not only the community is excited about the new project their thrilled we're working to clean up the neighborhood we've removed did liquor store on market street that led to a series of neighborhood challenges true market is committed to building housing and with this projects

3:36 am
the merchant and residents over the past years and look forward to continue with those relationships their insights and comments have helped to shape the development one what stroirp sdienld to introduce our architect with the proposed plan thank you for your time and i'll be happy to answer any questions. >> good afternoon, commissioners my name is glen i'm grateful to have this opportunity to present 1550 market street as you can see the site is a mid market operational the intersection is van ness and math that has become an important area for urban growth and residential development within the area presently on the site 3 vacant
3:37 am
structures which will be removed and clear to allow for the development for a hundred and 9 residential unit this is a view from oak and from market street this view a challenging the mid block operational that is narrow and long 66 feet wide and 1 hundred 80 feet along the exchange is to create a structure it is efficient works within the constraint of the sites and appropriate for residential use our approach as you can see from the slide this diagram so create two you smaller structures that are linked by the bridge this is architecturally unique and poetic the result a one an long time solution for the project is visually interesting to a pedestrian and the unique
3:38 am
opportunity for those living within the residents experiencing walking across the bridge on a daily basis the orientation captures views in the east and west from downtown and twin peaks and spectacular features what is extremely interesting is its proximity to the disabilities around the major intersections and positions in the market octavia plan basically 6 distinct district that overlap into the market octavia plan that allows for the combination of a variety of scale earth and urban form what is extremely interesting and important about this site i apologize way feel is penthouse of the success is the scale in which
3:39 am
this design offices to the fabric of the district clearly seen in the aerial the scale of the projects helped to connect the scale and texture of market street corridor with harris hayes valley the connection of urban form and scale is recovering the exterior of the building market street offices an array of architecture sties but more importantly the scale and proposition of those this is something we draw on in the design hayes valley architecture is similar with a more contemporary flare as you can see here in the addition to the contemporary or addition to the conservativey music and the jazz museum our project follows the similar
3:40 am
accuses in doing so i believe we've created a balance and scale of the your honor, form as that is characteristic of the future developments in this neighborhood and 2, 3, 4 keeping with the historic scale and proportions of the past in our process in developing and improving on the design we've worked closely with the planning department and the hayes valley association among other groups to meet even though exceptions of the project in developing the streetscape i apologize for the slide we've been participating in discussion with neighboring developers 0 so we're aligned with the best pedestrian experience in the area in designing the ground floor we've established a lobby on oak street that is an appropriate design it is more pedestrian like atmosphere and then mart points a commercial in nature
3:41 am
internal courtyard we have between the two volumes is signed as a visible amenity that provide tranquility and is stimulating to utilize the only adjacent to the lobby it is a little bit unclear but in the booklet a retail space that is more in keeping with the residential neighborhood we have an independent like lobby and set back the front facade along market street and oak street to allow for more grander right-of-way for pedestrians this is a view looking at oak street with the residential lobby in the center of the retail on the right by the bike lobby on the left a view looking down market street with the two set whacks
3:42 am
the typical design are interconnected with the main bloesz bridge also what is unique not more than 6 unit it, it is more sgament we have a rooftop guardian this amenity includes the cooking and diner area and multi seating areas and a garden thank you, again, for this opportunity to present we believe this is an exist project in a great growing part of san francisco i'd be delighted to answer any questions. >> we'll open for public comment first, i have a number of speaker cards when you're ready to speak come on up

3:44 am
engage in bad behavior the liquor store that was mentioned the owner expressed or implied existed those people the area was significant to such conditions that the police had to visit any time a week other governmental agencies intervened and through the cafe had to appeal to the mayor to try to straighten the area out we're at crust of a brand new situation as you're well aware there of the 4 corners with the intersection are being prepared for major developments and your planning department staff through the planning to the area is working to coordinate those and improve the public realm within the area project you have before you is a first of a whole number of projects that will improve the
3:45 am
area and being first is the one that requires the most trepidation on the part of the developer but the fact you have a talented and skillful developer and architect that's been present to you an excellent plan that has support in the area urge you to support it. >> thank you. >> no particular order. >> don the executive director of the civic center i want to touch on what of the mention in terms of community outreach we do a lot of general - the bad people are displacing people and you have people that actually do

3:51 am
which we've requested and are important reasons for our support of project - we're aware that two of the 3 buildings to be demolished are historic under ceqa but we have to decide not to oppose that the benefits of the proposed project are far ousted weighing the historic significance of the building in question so i really value the time and effort that true mark urban has condominium and welcome the project as an asset to hayes valley that is a well-designed mixed use development we urge you to approve that without delay i like the design it fits in with the masonry on market street thank you for your time. >> thank you. next speaker.
