12 foot extension on the ground floor in the rear could wear right now at 60. we could have a 4th flo with only 3 floors. it's well under what the zoning allows for. the designer earlier on, before we were involved did give some consideration to the neighbors at the application you get the was originally an exterior staircase from the 3rd floor down to that deck over the 2nd floor. the guardrails were at the property lines necessitating a parapet it those of both been removed allowing additional light and air to the neighbors on the northern side. and by pulling in the guard rail on the southern side we are hoping to alleviate some of the mr. salant privacy concerns.
