resolution 2436 is adopted. next item, please. >> request approval of proposed rentt program for pier 14 tenants relocated on closure of the pier. resolution 24-37. afternoon president brandon vice president gilman directser forbes. my name is kimbe beale today i'm joined by karen chan, jennifer gee and scott seeking the port approval for a rental assistant for pier 54 tenants affected by sure looking to relocate to similar spaceperty. there was a transition of numbers in the stafft says 45. to be clear we're talk ing about closure of pier as a background assess ment report completed

moffin and the peer designatedre were no plans for repairs. the monitored. for this reason we entering into new leases at the location. a new rsan jan of 2023 by ryantructure design sections of the pier as red. port engineering had on going safety of anyone no plans to repair rec closure with. this we are looking at complete closure. looking to do work going forward. so it wil remain closed. the closureec total 11 ten ants. many who have been with the port for a decad leases are month to month. can be wh 30-days written notice. the port required to pay relocations costs. the pier is not being closed for

a development project. due to dilapidated condition of the pier rents relative to other locations and substantially lesurrent parameter for similar size space. for tenants looking to relocate this will create a port staff is proposing a rentalst program. delaying rent increases allowing the higher rent or additional time tosewhere at a rental rate sustainable for theiroperations. so to participate in this program good standing. the space be for the same use. someone can't have office space and thenid they want to do something else inste tenants looking to direct deals with the port also. tenants will be given a five year leaps this. with four one-year one year lease with four one year optio a total five years. first year of the new lease

for square foot is the same under the existing lease. would increase 5%. then in years thr would be structured similar to the current approved by the court commission. leases have been 70% of parameter, 80% up to 100. an example of this is let's say we haveenant with office space as pier for office space at the ag build is say 360. for the first year they would the 213 per square foot. increase 5% more than what they currently pay. >> if they exercise the option in year it's 70% of parameter at the location. of 360 increasing to 252. year four to 288. then in the final the 360. so this providesenants again if they feel the rent is too high.

they have the ability to find space and move elsewhere or again to budget accordingly for the higher rent. so to show what this looks like the a in year one given this scenari approximately $178,000. "j revenue loss at the pier for complete closure. $180,000 a year. so approving would meet the port's economicre avoiding mediate drop in revenue port closure of the pier. it will at that sis tatrent vacant port property. the executive -- will be many are small women or minority local business enterprises, non prove and the arts program will enable the businesses to remain property along the waterfront.

been actively working on alternate locations. opportunitily there are twoacate. one has terminated. we have tenants that we have identified alternate some have completed the lease applications pending withs program. we have two that have found tentative locations and another are undecided. so it's a little small tenants. i would sayverage office space is 200 square feet. challenging to find space that's u.s. small business administration. fo the shed space i say average 1300 square feet. the largest would parade guys. again they're the tenants, a little different than the averages i provided. we alternate location for them penned whagt commission decides o you.
