chan, jennifer l. we are seeking the port approvaistant program for pier 54 the piers closure looking to to similar space on port property. there was a transitio numbers in the staff report in an area it says 45. talk ing about closure of pier 54. as a rapid structure assess ment report completed in 2017 by and nickel portions of the peer designated red, unsafe. there were no plansairs. the sub structure would continued to be monitoredason we stopped entering into new leases at the rsa was completed in jan ryan joyce structuredesign designated additional sections of the pier asport engineering had concerns about on going safety anyone

occupying the pier with. no plans repair recommend closure with. this we are closure. we're not looking to do work will unfortunately remainsure will affect a total 11 many who have port for a decade or more. leases are month to terminated with the port is not required to pay not being closed for a development the dilapidated the pier rents are low relative to other locat and substantially less than current parameterimilar size space. for tenants looking to r hardship. port staff is proposing a assistance program. delaying allowing budget for the higher rent o find space elsewhere at a rental sustainable for their business

operations. so to this program tenants must be in good the space must be for the same use. someone and then decide they want tog else instead. for tenants looking to direc also eligible. tenants will be given a year leaps this. is you know, with four options. essentially it's a one year year options for a total five years.ease rent for square foot is the same under lease. year two it would increase 5%. years three to five it would be structured similar to the current ramp up program. approved by the court port commission. leasesen 70% of parameter, 8 to 100. an example of this is a tenant with office pier 54. rent for office space at the ag build is say 360. for the year they would

pay foot. option year two increase 5% currently pay. >> if they in year three it's 70% of or 70% of 360 increasing52. 80% in year four 288. then in the final year it would be the provides flexibility for those tenants again ifent is too high. they have the ability to find elsewhere or again to budgetq:9z rent. so to show what amount to be waved in year on this scenario would be approximately $178,000. that compares to the revenue loss at the pier for complete closure. $180,000 a year. approving this program would meet the recovery objectives.ediate drop in revenue port will experience with
