facility tosi meet demands. in addition provide the better space and work vipir for our staff so they tackle daily taskless. i will hand it over to reggie. >> good afternoon. i'm reggie stump. senior architect at public works. rob said, we present third degree in phase one approval in february. il present architecture design updates and nick the landscape architect updates. phase one comments that will we received was of to study the harmony between the security and the human scale of the street level. so, during the presentation i will address the 5 bullet points

you see there. >> to reor yenlt you to the site, it is in the southeast corner of san francisco in the bayview district. the out line if blue is the southeast plant. and our project site is the area in orange. arial view, shows that the gerold avenue existing bisects the southeast campus creating a north and skouth campus. also our the orange is our project site to north of gerold across the existing on industrial shops building and it is south there is a residential scale. also you will see that varld is southwest face you go will see throughout the models here showing how we address that.

context to the site project site in orange demoing everything within the orange. project site bound by gerold and phelps our site on the corner and existing mid block vehicular entry. also to the north is building 930 existing building there. and then for example c shows the building the existing building across phelps showing the scale of the buildings north gerold across phelps. you can see that here in the site model we built. part of this project is building a kauchls hub for employees. to use this building. so there is employee amenities part of the project. the drawing on the left so the

project in orange, again. but it is centraly located for the north and south campus. buildings will be used by anybody on the campus if not excluded to the certain group. and on the right, drawing it shoes building shoes the western end of our project site centrally located between 2 one existing building 930 a people building admin building. building 600 being build now. part of the project approved several years ago and that's an operation's building the western end of the site is centrally located for gathering spaces and communication with the people. the building in gray are process build pregnants that are noted inhabited at all all the time.

intermittant use.that are noted at all all the time. intermittant use. the site plan, high level the building is zero lot line. its no setbacks on phelps or gerold. an am couple reasons responded to the warehouse and it is urban context. and security. building facade acts as security. and creates enough space in the campus side to create the shared street that nick will talk about and layout space outside of the shops for creating like a functional yard. for the employees. mechanical courtyard in between for equipment. but for a fire truck tissue around. the west end you see in orange the shared amenity space for

employees that's a break room and the main entry to the building. >> the floor plans have not changed upon since phase one. just a few highlights you see in orange is the shared amenities this anybody on a campus can use. you can see level 1-3 put shared space that break room, wellness and conference rooms the locker rooms and showers were used by everybody on level two and level one is shops and level one is the engineering office. materials upper right the cdr building 600 is built. part of that project they developed a tear cota, metal

panel. dark gray and the light gray is concrete and fiber assessment. we have samples here of those materials. it was approved and to implement throughout the campus. based on our program or site. and the weight of tear cota is heavy and it puts weight on found anticipation. we a a folded metal panel system the comfortable tear cota. so that it lightens the waste building and the foundation will be less expensive and robump image on the left is the -- our building. gerold avenue am you seat tear

cota color relate to the building 600. number one is the folded metal panel. we have solar fins on the gerold avenue to control and on the northwest side so what -- control the game as well where employee amenities are at. precast on the base the assessment approved was not robust at the street level. we are using precast and similar color that is more robust for the street level. several class types for responding to daylight but no views. solar controls. >> elevations it is tom is phase one.

developing and creating detail and refining that the next same gerold street elgation with street trees. human scale to the street level and steel it is subtle will be more detail later. we added a couple more windows at the behaves two foot -- vertical windows. we add variation to the precast panel and also created variation in the precast finish we have samples here as well. campus site again have not changed much will refinement we added hope or operable windows on the third floor for closed office.

the next slide we had a courtyard. so the next slide the farm left elevations are the courtyard are simple responding to the program for daylighting and offices. and electricer rooms. the campus entry in the center i will talk later. the fellp street on the right. phase 2 on the left. so, again, same language develop on the gerold street. trees, added a window in the shops. you know, very artic lagz of precast. and another element was added a linear down light around the entire building. what that does on the campus side eliminates the path of

travel for employees and helps e illuminate for working areas s secure e illuminated space. a soft glow to it. not a harsh light works with windows and precast. on the campus entry on the -- left side, you will see we down lights at the courtyard outside the break room and lights to signify the event row to the campus. worn thing is the artic lagz of the roof tilting up is the same. that is the signify the importance of the employees and create the gateway to the north

campus. going in the building design. more details here. the bottom right shoes and the blue dotted line showing the enlarged elevation in the center that is taken from. on the base you start to see the precast panel and the finishes one will be smooth like number one is smooth and two is more rough. also the vertical windows we introduced a gradient translucence. and glass. street level people can't view in. it fades to clear when you in the shop you get miles an hour views in the shops.

the panel which is a very prosecute file and have samples of that. and then we continue that vertical artic lagz of the fold the metal panel in the fins. we have a full size mock up here. same courteous tear cota color. and we're using that to again southwest facing solar control of open office and in the locker rooms. we have glass there in the locker rooms to create dailt daylight but in the views. on the building section on the left you see that fin. it is small but that's where we mount the linear down light.

on to the precast around the building. the other thing is this is a mass timber building you see on the section the mass timber expression we are trying express this every where. you will see this in the renderings. the design of the entry gateway and the employee amenities. the bottom on the right is a

rendering the bottom and the break room open to the courtyard nick will talk b. above that the wellness room and above that conference rooms. we are continuing the vertical artic lagz of the fins to control sun but the program elementsment to have views we are using clear glass with the solar fins. we have a metal canopy in buildingly section that wraps on the courtyard and wraps to the main entry.■y to cloez that 3 renldzerring here this is from gerold street it is in the front. far left is the mid block entry. in the back is phelps. here you see the artic lagz of

the base with wind sxoes precast and trees and balance the need for security and creating a soft space for pedestrian walk way. its in the a huge walk way may be in the future but -- it is most leave a vehicular and closed now. for construction. on the left gateway and the timber through the glass and solar fins. on gerold avenue am this vie shows off the continuation of the verticalness of the folded metal panel and fins. here is an arial up front is

phelps. on the far right you see the massing how we responded to the massing of the existing building across and -- it is easy to see the site model here. until bark ever ground you see building 600 that's the peach recall of the tear cota color we are responding to. and you can see that the employee come in the gateway with building 600 and 9:30 north of the site. to close from the campus side you see the main entry you see the tiered up plaza. . and nick will talk about in mrs.asm this view highlights the shared street and the layout space behind the shops and the

area will be like a work zone. for employees. now i will let nick talk. i've here with my colleagues. and we have a concept for the street scapor project we are calling the shared street. there was in the a lot to work with here it is just the driveway in front of the building we thought it would be a great idea to make it usable and well designed as possible. we have a street that is 26 feet. twied is a wide area we will make power in the place concrete with scoring pattern the lay down area between the build and

street this it is a 28 food wide area. the areas in that area with unit paver another is the 10 foot high security fence. that fence is on the west side and the east side on phelps. it is a -- 10 foot high aluminum

panel made of graded ditchies. beautiful design. and other piece here are the street trees gerold. the project is prit from this project temperature is in the included in this project. but it is a separate way that is moving forward. similarly with the street teeos phelps. we want the trees to go in than i are not part of this project. in terms of site planting. we have 4 trees of the north side other plain trees they are big to provide shade the smaller trees in double rows in the driveways are meant to provide shade and we have a specimen at

the tree there will be a raised pleasanter med of precast concrete and an oak tree come in the courtyard olive trees. these are sections across what we through the shared street you see in the upper one where we have the double row of sdprees you and the lower one is showing how much work space there is here this is industrial pleasant we wanted make sure that it is fully functional and there are lots of yours for lay down at the shop areas. . this is enlearningment and sections through the courtyard. the courtyard again, uses the raindrop pattern of unit pavers. has a raised seat wall on one side and then also movable furnishings. this area is critical for the

employees we see this as an area that can be used for all hands meetinglyes learningest space for employee garth. on the project site. the elevations show the 10 foot high security fence and the plantings. on the left the large plain and pedestrian walk way that will connect to the existing buildings. on the right you see a bit of the raised pleasanter remembering with the specimen oak tree this is the meet and greet area before you go in the building. and then a bit of courtyard fence on the right. is this is a few of the looking in the courtyard. you get a sense of the security fence and the will planting tell

good afternoon i'm jannel plumber the project manager with puc for the moccasin project. i'm here with my colleagues to brief about the project and approval for phase one. this project involved demo of three bellings and new construction and upgrade landscapes. we met with 2 commissioners and

have contingencies to an approval i will ask clothes to come up and present those in the design. thank you. can i make a comment before you start which is this it would be helpful when you show thingis know we don't have i pointer if you need a second person to show on the computer so we see here. we see everything on the screens here that would be great and helpful. to which make up for the fact won't don't have the laser pointer. is that okay? ef is well something we can do?

hi. um, good afternoon commissioners. i'm fara perez i'm an architect at san francisco public works. i will will present the design and reviews.■n0" as you know we met with two of the commissioners at cdr. about two weeks ago to at a review. and -- from the review throw continganceys were proposed as a condition for the project getting approval for cbr phase

one. the first is for the design team to explore the expansion of the views from the main lobby to the east. second is for the design team reenforce building entrances with land scape and path way and the design team to consider alternate materials to create a greater conterritory with the first and second level at the colonnade. i wanted to let you then and there with the contingencies we will address them during the design/development phase we start the design development stage we near it now. not supposed to tell us that. >> so, these other two monopolies that you saw last

time. the mapos left is a map of puc hetch hetchy water and power department's distribution system. and the system will be delivering hydro electric power and water to san francisco and the bay area. site is located at the moccasin yard in moccasin, california. at the western edge of the sierra nevada. it is east of the old moccasin power house and the new moccasin purhouse and the moccasin reservoir. the site is located west of the existing pen stocks carry water from hetch hetchy to moccasin reservoir. what you see in the yellow clouds or bubbles are the areas

where the staff at the moccasin yard i wanted pip out00 autole civic design presentation. might have over estimated the traffic between the administration and the new building. the moccasin campus is more you see at the bottom where most of the staff work. which includes shops and is an industrial yard. we have two site plans. and the site plan on the left is existing site plan we have a photo of the 3 existing buildings on the left. 3 building demoed part of this

project the other photo looking down at the existing building. on the right the new sight plan that shoes the two story 29 square foot building occupying the same as the 3 existing buildings is occupying now. so, i'm one of the driving factors of the design of the building is the views. so here we have views of the mountains and east am the moccasin residence vire. old power house and new to the west. photos one include views of the site at the east and the add millennium building in photo number 3.

lchtd is a closeup view of the mountains and the stocks at the eastment and the photo on the right is a closeup of mock upon sin reservoir. here we have additional context. we have views of. two other buildings at the site. the photo on the right is a photo of the existing administration building. which has white stucco colinade and tile roof. left is building 76. building 76 is a prefabricated metal building that is finished in white and includes i colonnade.

building 76 was reviewed and approved as the design review in 2015. this is a slide you see a section of the new building and the will old powerhouse. with the roof lifting up will capture more vows of the mountains and the upon stocks of the east. and the new building will have views of moccasin reservoir and the old power house to the west. this here replace the 4 small are once we presented left time. includes the new site plan and the building. blue arrows indicate the views to the east and the west. yellow airose the circulation

around the building. most of the people going there will be coming from all directions lead our decision to include the main entrance at the center of the building. the most const. tried access point at the site is the lower ping lot. most of the building occupants will drive to the new build and park their cars at lower lot. the new are park lot and the new existing ping lot. with this project providing a path of revolve for the few who will be walk from the administration build to the new building.

here are floor plans. belling and organization on the consolidation of departments at the yard. and we organized the building we have open office on the first floor and larger on the second floor deviolet bide 2 story lobby. and one of the contingency is for the design team to explore expanding the views from the west elevation main entrance to the back of the building at the each the hill side at the east

and the bottom rendzerring includes our initial design with the 2 store column we borrowed from the old mock 7 power house. in this we have an image how the site stair at the main entrance the west elevation linked to the views at the east side. in this nile slide this is a view from the interior of the open office on the second floor. lesting the roof up we are able to incorporate a story on the back of the building capture more views and daylight in the building. this is a view of the west elevation as one approaching the

camp nus this view you see the main entrance and the colonnade. you recall we were inspired by the old moccasin power house and also inspired by the one at the existing administration building. here is the closeup from the parking lot. in this view, you see the clarity of the two story lob and he the main intans at the building. this is a view of the northwest elevation of the sight you see it closeup of the two story colon close to the old power house. this is the northeast you see

the roof lifted up to open update building to capture more views from the east side. and in is view you see the back of the building where we have a clear store and he clear story was inspired by the old power house. we have two elevations we presented left time in these you see how the roof lifts up to capture views at the east. the roof will facility terrain of the hill and mountains at north and south you see large windows at the north and south. we. designed inspired by the large vertal windows at the old power house. so, for our design, we obviously took inspiration from the old
