you see there. >> to reor yenlt you to the site, it is in the southeast corner of san francisco in the bayview district. the out line if blue is the southeast plant. and our project site is the area in orange. arial view, shows that the gerold avenue existing bisects the southeast campus creating a north and skouth campus. also our the orange is our project site to north of gerold across the existing on industrial shops building and it is south there is a residential scale. also you will see that varld is southwest face you go will see throughout the models here showing how we address that.

4:15 am
employees that's a break room and the main entry to the building. >> the floor plans have not changed upon since phase one. just a few highlights you see in orange is the shared amenities this anybody on a campus can use. you can see level 1-3 put shared space that break room, wellness and conference rooms the locker rooms and showers were used by everybody on level two and level one is shops and level one is the engineering office. materials upper right the cdr building 600 is built. part of that project they developed a tear cota, metal

4:23 am
on to the precast around the building. the other thing is this is a mass timber building you see on the section the mass timber expression we are trying express this every where. you will see this in the renderings. the design of the entry gateway and the employee amenities. the bottom on the right is a

phelps. on the far right you see the massing how we responded to the massing of the existing building across and -- it is easy to see the site model here. until bark ever ground you see building 600 that's the peach recall of the tear cota color we are responding to. and you can see that the employee come in the gateway with building 600 and 9:30 north of the site. to close from the campus side you see the main entry you see the tiered up plaza. . and nick will talk about in mrs.asm this view highlights the shared street and the layout space behind the shops and the
4:27 am
area will be like a work zone. for employees. now i will let nick talk. i've here with my colleagues. and we have a concept for the street scapor project we are calling the shared street. there was in the a lot to work with here it is just the driveway in front of the building we thought it would be a great idea to make it usable and well designed as possible. we have a street that is 26 feet. twied is a wide area we will make power in the place concrete with scoring pattern the lay down area between the build and

panel made of graded ditchies. beautiful design. and other piece here are the street trees gerold. the project is prit from this project temperature is in the included in this project. but it is a separate way that is moving forward. similarly with the street teeos phelps. we want the trees to go in than i are not part of this project. in terms of site planting. we have 4 trees of the north side other plain trees they are big to provide shade the smaller trees in double rows in the driveways are meant to provide shade and we have a specimen at
4:30 am
the tree there will be a raised pleasanter med of precast concrete and an oak tree come in the courtyard olive trees. these are sections across what we through the shared street you see in the upper one where we have the double row of sdprees you and the lower one is showing how much work space there is here this is industrial pleasant we wanted make sure that it is fully functional and there are lots of yours for lay down at the shop areas. . this is enlearningment and sections through the courtyard. the courtyard again, uses the raindrop pattern of unit pavers. has a raised seat wall on one side and then also movable furnishings. this area is critical for the
4:31 am
employees we see this as an area that can be used for all hands meetinglyes learningest space for employee garth. on the project site. the elevations show the 10 foot high security fence and the plantings. on the left the large plain and pedestrian walk way that will connect to the existing buildings. on the right you see a bit of the raised pleasanter remembering with the specimen oak tree this is the meet and greet area before you go in the building. and then a bit of courtyard fence on the right. is this is a few of the looking in the courtyard. you get a sense of the security fence and the will planting tell

be a scented material. are some of the trees i spoke about earlier sxhm a list of the plant color are materials againful durable, beautiful, good place for employee breaks. thank you very much. thank you. may i suggest tht commissioners come and electric at the samples you in before we go around with our comments so everybody can see them. >> yes. >> thank you.
4:37 am
4:38 am
don't care. thank you very much for this and first, thank you for the comparisons with phase one and 2 on the same page. that was helpful to see how it was advance to seat evolution. in section on page 16 i liked the way this you have the claire story in the locker rooms. attached to the curtain above it looks like one big expression. you don't seat difference until i look in sectioneen though it is oshg pang that is irrelevant good. and i like the folded tear cota i think better than the panels better than tear cota i'm glad you had this issue. i amming it would be more modern and i really like the way it looks.
4:39 am
the -- fellp street facade i mentioned this the left meeting i hoped for more glass. you know how you have the fins on the inside. fellp street when you go become to the first slide, it is an [inaudible]. way back at the beginning. that one. >> so i think you have a closer one, somewhere. i didn't think -- way back at the end it is repeated. >> that one. >> fellp street facade is the interface with the neighborhood looks like the bavenlth way as a result slats on the front on the other -- the on the far side of the project you have the slat on the second floor if you had those in the work area and glazed and had a shorter version of thez slats it would upon bring more light in the work area than those. >> on phelps.
4:40 am
>>iel >> a miniversion behalf you had on the opposite end of the complex. >> i think we for energy and not allowing as much sun. this phelps window above are translighthousant using that of the glass to control the solar instead of adding fins. where as in the open office on the bigger building we use clear we want people will be working andment views. that was the logic at the time of why we did this. and you don't have more windows? on the fellp side in the work your snr we -- put the windows strategically so the one you see on the far right is washes the front the northern elevation of this to create daylight and we
4:41 am
created most of the daylight is coming from gerold and that phe daylight you bear low see them on the roof sky lights we are trying to walsh the glass from the south and the edge of the corner and down so it is an upon even light throughout the shop. >> okay. >> that's the logic. i understand the interior fungings of this it does in the seem friend low to the public street and connection to the neighborhood. seems like the back of it. the other reason is that you see the large folded metal panel tlshg is a large frame there. that is behind the wall. okay. moving on the landscaping.
4:42 am
i like the continuity you are bring negligent aspects from the rest to unify it all. i think the courtyard is lifely. that is it. >> thank you. >> commissioner. thank you again for bringing everything and a nice presentation i appreciate it and concur it is nice to see them together. helpful. um -- so -- i guess i -- also concure with patrick adding the glazing along gerold avenue am last time we asked could be more glazing and added a couple windows i realize the program
4:43 am
you know has certain security primers but -- i don't know. yea. absolutely. thank you >> how about now. >> perfect. i don't know, you know if it is possible to add. windows -- additional windows and the windows to -- everybody's point you know may be there is manage this is more playful or breaks the kayedance of this verticality. one question or comment i have in general like to patrick 'point on the backside of the page 19 has the one there and the lighting of the double space height shop. i can't followtell if the lighting is -- predominant motivation for the design or the design is marching around it
4:44 am
seems like it is an amazing double height space that the windows don't seem to celebrate potential of that 3 expose urs of natural light. may be it does. in terms of the fin pattern. it i was warned how you all is ? >> good question. >> i was wondering. it is billsod 6 inches one foot and 2 feet. and so we developed like the grid is along gerold is 30 feet. we repeat today. down the way >> and then does this relate to the presidentern. >> in. >> so we separated it from we
4:45 am
looked at that and went through the design, did they line and up through sides we decided to disengage that because they go from -- officer down through the clear story. uh-huh. used the brackett system this acatches to the slap and roof system we disengaged the fin system. create another uh-huh >> they are 5 feet. uh-huh. >> so i guess this is like one larger comment and could be design direction but it feels like there is may be too many rhythms going around. you know when you are moving
4:46 am
through space, if you if there is something this is spaced out it will naturally get its rhythm because you are move figure you have an own rhythm and behind it then it gets to be a lot going on. just a thought. but -- and then really love the lighting. i wonder if you all i was imagining the neighborhood newscast future and if you thought about lighting any other parts of the building. like up light sns >> not necessarily but i don't know exactly what tell be i'm looking at page 15. i imagine walk down a dark you know street and having this very low lights i don't know if it is
4:47 am
the officer or a light inside. i assume lights at night on anyway. it just am seems like given the prom innocent position of the building what is a developing neshgdz that may be there is additional lights that may be lights that light the fins. may be not all of them. it was a question. >> we did have up lights. that ran around the building. and budgetary reasons got in our -- design. we will do exercises. >> okay. we kept them at the gateway entry and able to say that's really the most important place that is theent row to the campus
4:48 am
and employees. okay. okay. >> i agree. it would have been nice. >> just a thought. and i appreciate the security am issues it just also. to me like it is is it privacy in the locker room and security. it seem fist there was a way to allow more actual transparency in the building. there is a difference with transparency for privacy in locker rooms or for security and again i don't know your program terse seems like i look and it again i feel like on the ground floor it is musk lawyer and ped tentary i'm notetting the
4:49 am
right ward. service of being a future neighborhood may be something dhan relief third degree facade i'm makeingum or some playful window. not doshgy, right. something elgoodnight and nice has colored block. may be an art opportunity or something we are trying to00ue know do some. make guesture. manage that will not be realized bring somebody to the mountain or -- if we make this nice, people would walk there. i know one last thing the dog place. right? it is the dog day care.
4:50 am
>> drop dogs off. anyway. i just seems like an opportunity. thank you. >> thank you. >> landscape looked good. is this on? >> yea. >> right up to it. the precast i had a question about i like the different the smooth and the more rough. when i look at that i'm in the maintenance mind set. and constructability so i understand the security. what about graffiti? that worries me on the rough. >>iel >> we are putingly coatoth

precast. made with the precast tell be -- an on going maintenance for the use are groups. to keep the coating applied. and it was something this we talked through way early on designs and if we bring it to the zero lot line tell be a facade there. not a fence where you kind of -- paint it or do what youment. tell be a building facade. the user groups decided to move forward with temperature it is a -- good concern. a big white canvas. beautiful that was the reason why we deputy kept down light we

hope that it is lit and not the d space that people will do when they want. it is in the only but we did not want to have like lightos along the facade we wanted the soft glow but not discouraged from hanging out next to the building. how high other lights. >> florida is 17. they get up far. whyiel >> it is tall. >> that's dictated by shop space and zoning. >> they can be bumped up >> yea. >> you will hope for i nice glow and halogen mode you can do temperature i really like the tapers roof line and the cleanness of it. i like the mass timber on the

a wear and tear -- consideration. thank you. >> yea. >> all right. and i want to say that i really like your presentation and think you have done a nice job. you know its i think it is important it >> we have been approving stuff for over 10 years or manage and bit by bit and i irrelevant commend you for the continuity of palettes and over all sense of design from the beginning of the master plan. creating each time the new buildings. something this is for this function there. but still part of the same vocabulary and holding its own
4:55 am
individual entity. i give you guys credit. this thing gets bigger and more and more. and it is cumbersome you have done an excellent job with a complex campus. ipmented explain that and thank you for bring negligent colors i think that is irrelevant important to see all those. >> thank you. so -- i will remind the commissioners to say names. but i would like to ask for i motion to approve the southeast pleasant operations engineering maintenance building phase two review. do i have a motion? >> so moved. >> do i have a second?
4:56 am
second. thank you. >> commissioner carney. >> okay. is there public comment at this point? i'd like to state that director of cultural affairs and even glen is present. and for public comment for those joining person proceed to the podium and fill out the comment information card. weer item 3. time start when you begin speaking. you will see a time and are receive a 30 second warning before your time concludes. i'm requesting comments from those in person. no request for comment t. is closed. okay i'm asking for a vote on
4:57 am
the final motion all in favor say, yes and opposed say, nay. >> it passes unanimously. thank you. so. i'm calling on item upon 4 the moccasin engineering and record's building phase one review. it is a discussion and possible motion. as we change back and fourth when you are ready and we will continue. why thank you.
4:58 am
4:59 am
have contingencies to an approval i will ask clothes to come up and present those in the design. thank you. can i make a comment before you start which is this it would be helpful when you show thingis know we don't have i pointer if you need a second person to show on the computer so we see here. we see everything on the screens here that would be great and helpful. to which make up for the fact won't don't have the laser pointer. is that okay? ef is well something we can do?
5:00 am
hi. um, good afternoon commissioners. i'm fara perez i'm an architect at san francisco public works. i will will present the design and reviews.■n0" as you know we met with two of the commissioners at cdr. about two weeks ago to at a review. and -- from the review throw continganceys were proposed as a condition for the project getting approval for cbr phase
5:01 am
one. the first is for the design team to explore the expansion of the views from the main lobby to the east. second is for the design team reenforce building entrances with land scape and path way and the design team to consider alternate materials to create a greater conterritory with the first and second level at the colonnade. i wanted to let you then and there with the contingencies we will address them during the design/development phase we start the design development stage we near it now. not supposed to tell us that. >> so, these other two monopolies that you saw last

where the staff at the moccasin yard i wanted pip out00 autole civic design presentation. might have over estimated the traffic between the administration and the new building. the moccasin campus is more you see at the bottom where most of the staff work. which includes shops and is an industrial yard. we have two site plans. and the site plan on the left is existing site plan we have a photo of the 3 existing buildings on the left. 3 building demoed part of this

5:08 am
here are floor plans. belling and organization on the consolidation of departments at the yard. and we organized the building we have open office on the first floor and larger on the second floor deviolet bide 2 story lobby. and one of the contingency is for the design team to explore expanding the views from the west elevation main entrance to the back of the building at the each the hill side at the east
