this morning on today's consumer, getting a second mortgage. whether you need extra cash or your home is needing repairs. they're popular source of income for cash-strapped home owners, but in today's market, they're not always easy to come by. cnbc's courtney reagan is here with advice on how to increase your chances of getting one. we're talking about the home equity loans or secondary mortgages. a lot of people don't realize that the lender is paying more for the secondary mortgage, right? >> it's a little riskier for the lender of the secondary mortgage. if you think about it, that first mortgage is the primary lien on your property in case of default or foreclosure. that means the lender gets paid first, if that happens to a secondary lender, like the name suggests, takes a back seat. they get paid second. it means it's a little riskier
9:20 am
for them and they'll increase the interest rate as a result. >> advantages and disadvantages and reasons why people take out a home equity loan. >> it means you are borrowing against the equity in your home. you have to be in a positive collateral position. 12 million home owners aren't right now. they owe more on their homes than what their homes are worth. that's the first thing, you have to have that going for you. if you do, it can be an excellent way to get a lump sum of cash at an interest rate that's lower than what you would pay say on a credit card. the interest can be tax-deductible. that's a good thing. the payment is fixed, you know what it's going to be for the life of the loan and as your home value increases, so, too, does the potential value of that second mortgage that you could take out. but -- it's a second mortgage. that means every month it's a second payment, you have to be accountable for. >> by the way, we should mention the average rate on a $30,000 home equity loan is about 5.94% according to bankrate.com.
9:21 am
so how is the home equity line working now in the housing market the way it is right now? is it available? >> it is and you can get one. the banks want to give you a second mortgage because like i said, they get paid more from that interest rate on the second mortgage than they do on a primary mortgage. but they're going to put you through a really, really tough, strict set of regulations, rules, they're going to go through every piece of financial information, past, present and potentially future. >> speaking of that, let's start with credit scores, very important for you to know your credit score rating in order to be able to qualify, right? >> i want you to get it as close to perfect as you possibly can. you don't want to give them any reason to say no to you. it will be tough to get the second mortgage, tougher than to get the first mortgage. not that it's impossible. >> you start by saying shop around, and look at your primary lender, whoever has your primary mortgage, go to them first and see the rate that they're going to offer you. why? >> certainly, you're a customer of theirs and they don't want do lose you, that secondary mortgage, that's something that they can sell you.
9:22 am
they can make money off of it. they want to give you something competitive so you're compelled to stay with them. >> but still important to shop around. make sure you check the competition, see what the others are offering as well. >> it's not personal, it's business, you may like your current banker, but you want to make sure you get the best structured loan for you. maybe you'll take a higher fee for lower rate. >> and you want to ask for a good faith estimate. >> they're required to give that to you within three days of the application. you get an estimate of the fees and costs associated with the loan, should they approve it for you. >> and most importantly, be sure to crunch the numbers and know you can afford to budget that in. that extra payment. >> a second mortgage can be a wonderful thing, but you have to be able to afford it. default is quite literally risking that roof over your head. >> courtney reagan, as always, great information, thank you. nice to have you here in person. >> thanks, nice to be here. still ahead, soul food favorites with healthy twist in today's kitchen. but first, these messages. this is $100,000.
