's hard to know where to start because there are so many aspects to talk abou t first of all, for virginia, h they've wf of the grand prize and they don't mind splitting half of it with new york. they put a lot on the f table this, so not nearly as much as new york so they have to feeld pretty gbout the deal they've made but to be abl t

land this and t sort of change the whole dynamickf the w force. virginia has been so dependent federal litary, the government. this starts to shift the diversity and that was a real goal in getting amazon to come to northern virginia. >> chris, got a lot of vacant space after the closures tarting in 2005 sos will reverse some of that. >> as julie mentioned, the dependence on the federal government and the military has been substantial. in fact, you probably -- most resints were going to be looking at a property tax increase coming down the pike because they didn't have the money to supporthe budget with that high office vacancy rate in arlington. this wipes it out in one fell swoop, which is amazing. >> but a lot of excitement is tempered by concerns about traffic and congestion.

you know, we allnow it's already bad. how will the new development around national airport and the metro address those will it address those concerns? >> there is a lot of money in this pstkage for infcture improvements. i got a look at my cheat sheetr something like -- chris, help me out. it's on$175 mil -- $223 million between virginia and arlington for infrastructure improvements so that is out there to ease some of the pain. thereom will be s interesting improvements. this idea of a walkway froys l city to national airport. >> that's kind of cool, ist it? >> i think there's an appeal to that. the other things to remember is this will be gradual. this won't be 25,000 workers at one fell swoop so there will be time for these communities to start constructing. along with that infrastructure package, some amenities. arlington county officials were

talking about this ng to be new parks and green space, wider sidewalks so there will be big pedestrian element to dhis, too. >> adding the secntrance to the crystal city metro station, the potomac yard metro station, they had axed the second entrance for cost considerations, now that's been added back in. people foughtard for tha so that will please a lot of people. but you think about amazon open the same year in which metro will shut down all the metro stations ff all next summer and it goes to show you the challenge that's still out there. >> a lot o passengers wonder if the trains will run on time. literally overnight t hottest city.state is in crystal the question is whether there will be affordable real estate left.

what's the conventional wisdom about that? >> that's the biggest worry and i'm walking distance from crystal city. >> money is just falling out of our pocke right now. >> it cut both way for both of you. you live in the area. >> there's a real worry forop pe looking to buy in that area. with we're already hearing about peopleaking their homes off the market in hopes of the hanging on to them longer. >> and others who were thinking about buying and they've jumped. >> they're trying to get in as quick as they can so realtors ar hearing two different things right now. that's the biggest worry. one thing that i heard expressed by community orgizers was there's all this money for education, transportation and metro, there's nothing dedicated for affordable housing in this package so it will be incumbent on the elected leaders in arlington andelexandria to m that happen.

>> and it's already not an ce inexpensive po live. >> it's not. and when you talk about affo cfordable housing, it can't just be aversation about helping those in poverty or recent immigrants. it haso be this blue-collar work force that probably makes a little too much to qualify for the dedicated affordabl housing but can't afford to live in an area if the property will s going skyrocke >> work force housin therebwill the key going forward. >> the governor said amazon will pay depends througho dividends region. talk about that. >> i think the big payoff is in all the money that will be going into techro education f k through 12 through higher education. there will be a new virginia tech campus in alorandria.

mason is going to be building a new tech center in its arlington campus so the investment in education, almost a half billion dollars that goes along with this package, i think he sees that paying off in just providing tobs and domino effect that will have across in vi. >> and what about maryland and thect dist how do they benefit? >> i think they will be some benefit, d.c. is more than maryland. one thing that stood oiv to me is i mayor bowser credit because she came out and said congratulations to my unterparts in arlington and she said the name, she saidon am in arlington is good for d.c. yet a lot of officials in maryland never mention the name virginia, never mention

arlington county or crystal city. they talked about the capital region, this is a win for the capital region. this was a competition, this was not a combined bid. theegion did not come together and put forth one bid.ma land had a bid, d.c. had a bid and virginia had a bid and i thoughwas a little bit tf spre saying no, this is a huge win for all of us. virginia will pay those incentives but we'll get all the side benefits and it doesn't work quite that y. >> there's more than one perspective and it remains to be en how the region will benefit. we'll be back. stay with us.
