sell a property once it is listed? i think a lot of people wonder if this is a good time and what it means to do that? >> we typically this time of year things slow down a bit. everybody is on holiday everybody is using up their left over vacation they have to use before year end. everyone is busy this time of year. but the people who are seriously looking for homes. people that need to make changes like relocations. we get a lot of relocation people at berkshire hathaway. people that are r change in their life because of whatever. those people out there looking to buy are looking for inventory. >> they are not just browsing need a home to move fu. into. >> they are movers ready to go. people that come now are looking for a house ready to make a move. newer realtors need training and to understand that there should be urgency, but also communicating with the sellers this is a great time to get your home on the market. >> good to know. >> yeah. because of the weather, so many people pull it off the market

through their home and not realizing as we educate them, that with the rough weather, means we just need a little extra time to show their home we can get that. and that we can make sure their homes are prepared. like i said most importantly, making sure there is inventory out there because there are buyers and if you'tont your he y'r not going to sell it. waiting for the spring the market to change right now as you said sellers market in that lower end. when we get into luxury homes over 500,000. we're seeing a little of a buyers market because of that high inventory. those people with the high inventory homes are keeping them out there. it might take two or three years to sell a home over a million dollars because we have a limited number of buyer in that range. having the house always ready to sell, but being ready for buyers and being on the market. >> that is a good yes. question.a lot of people would i want people to know it's out on

necessarily a bad mark on the house. >> because of the history we can find online looking at some of our websites and realtor.com is one that all realtors use across the nation internationally. people can see history. they can see it was for sale before. they can see it was on the market. there are some things that tickle the market to show that it is coming up onto the market. the reality is you are not hiding anything now days. >> does that make a seller look desperate? they were headed on, it didn't sell, now it is on again. is somebody going to low ball them or not? >> that's a great point to bring up. as a realtor i'm out to represent my seller's best interest. i'm the first one to say to a seller this is an offer. i understand it's a low ball, but we can work with this. we can bring it about. because as you said no one has to sell just like no one has to buy. and that's interesng you see in realtors they banter that about well my seller doesn't have to sell, my buyer doesn't

be having the conversation if there wasn't interest. so yeah that's spot on. >> how about realtors what should they do to get a property sold you kind of mentioned a few things, but how much do you count on fellow agents as well within that process? >> that's a great question too. because there are so many realtors that feel like they are competing and the new realtors they think i'm coming into this it's a busy market i'm going to get my license then they think they are competing with the other realtorsal we are, there is an old say play on the word coopertition we're cooperating, but we're competing. i as a realtor will sell anyone's listing. i even will see one that may have expired and i will usually call that agent that had the listing rather than trying to get ahold of the seller. because i know the seller and the realtor probably had a relationship. when i'm looking for inventory i will do that too. i look at it as cooperation. hopefully they will do the same

>> and your reputation what goes around comes around. i think that speaks volumes. >> what do you say to a seller that has had their house on the market and they are getting antsy why isn't it selling? >> it goes back to that history. sometimes we say let's take it off the market and redo your kitchen. let's take it off the market and paint let's do something to freshen it or keep it on the market and we can show photos as the changes occur. every time you add something online it creates a new pulse out there to get people to see that's another way to take care of it. sorry i'm a little dry. [laughter] >> that's okay. >> the idea is to keep it there. on occasion if something is not going to sell just because they feel they need a certain price we do bring renters in too. there is all sorts of ways to sell or bring along a listing. don't try to hide just make it the best you can be and you will get the buyer. >> i love it when you are here i
